Avalon Park Wesley Chapel Enters Partnership with Nye Commercial Advisors
Avalon Park Group has partnered with Nye Commercial Advisors, LLC to lease 23,720 square feet of commercial/retail space in the 73,067-square-foot, mixed-use building, “DT1,” in Downtown Avalon Park Wesley Chapel.
“Our relationship with the Nye team goes back more than 30 years when we initially purchased the property,” says Beat Kahli, president and CEO of Avalon Park Group. “Nye’s deep roots in the Wesley Chapel community and their commercial expertise, make them the perfect partner to bring needed commercial uses to Downtown Avalon Park and east Pasco County.”

Middleburg Communities Joins Avalon Park Wesley Chapel
Avalon Park Group has sold two land parcels, totaling 49 acres, to Middleburg Communities. Middleburg plans on developing two residential projects in the area designated as Downtown Avalon Park Wesley Chapel.
Mosby Avalon Park is planned to be a 338-unit traditional apartment community, which will break ground in the spring of 2023. Hamlet Avalon Park, a future phase, is slated to bring 260 build-to-rent products including single-family homes, duplexes and townhomes.
According to a recent Middleburg news release, Mosby Avalon Park will feature one-, two- and three-bedroom units in four-story elevator-served buildings with quartz countertops, stainless steel appliances, and luxury vinyl plank flooring. Amenities include a resort-style pool, fitness center, dog park and pet spa.

New Community Garden Arrives at Del Webb Bexley
Exciting things are happening at Del Webb Bexley, the 55+ active adult residential community just off Sunlake Boulevard, in Land O’ Lakes.
Earlier this month, the residential community hosted a grand opening for its Community Garden which offers a total of 57 plots, each of which is assigned and looked after by a homeowner.
With the high demand of nearly 100 residents interested in a garden plot, it was decided a lottery would be the best way to assign the plots to homeowners fairly. The lottery system will continue each year, so every homeowner has the opportunity to enjoy this beautiful amenity.
Del Webb Bexley residents are spending their time adding a variety of plants and vegetables to their plots. Each plot has a small annual rental fee, which includes: soil, water and other planting supplies for one year.
Each plot is 4 feet by 12 feet and is a convenient height of 2 feet tall, so residents don’t have to bend over/get on their knees to garden. Each plot is conveniently irrigated with potable water independently and has its own digital controller.
Sixteen-foot by 28-foot shade structures with picnic tables, sinks, counters, and a water foundation were constructed, so residents can take a break, cool off and appreciate the garden’s serenity.
There’s also a storage shed on site for use, providing storage of various garden tools residents may need to perfect their plot, along with a mulch bin area with excess soil for replenishing needs.
Prior to the grand opening, Del Webb Bexley’s Lifestyle and HOA management had the first-ever Garden Club meeting where five resident volunteers were asked to become interim Garden Club leaders, who would assist management in creating the club and community garden guidelines.
“The interim leaders were critical in the success of creating the Garden Club,” says Melisa Sgro, Lifestyle Director for Del Webb Bexley.
The club wasted no time in bringing Chris Carriera, Community Gardens program coordinator/IFAS Pasco Extension to the garden. Carriera attended the Garden Club meeting, talked to the residents, and followed with a Q&A.
“The club plans on getting more expert speakers in the future, and of course, planning happy hours!” says Sgro.

ICI Homes Continues To Actively Grow
ICI Homes, one of Florida’s best known and most prestigious homebuilders, continues to see a lot of happy residents moving into its four residential communities.
“We’re looking forward to bringing in a whole new collection of ICI Homes family members this year,” says Greg Jones, Tampa division manager for ICI Homes.
Here are the current updates and future developments of the communities ICI Homes works with here in Pasco County.
THERE’S NO PLACE LIKE LAKE JOVITA
Lake Jovita — an established, master-planned community located just north of Tampa in Dade City — is flourishing with great success. The community is close to being 75% sold out.
“The beauty of Lake Jovita is the lots are big, there’s plenty of space between neighbors and the elevation changes in the community,” says Jones. “It’s a very unique area of Florida. It really does feel like North Carolina with the 250 feet elevation changes.”
There currently are two move-in ready homes available — The Charlotte and Costa Mesa.
The Charlotte is reminiscent of a quaint cottage with its highly pitched roof. The floor plan is designed for optimal convenience, allowing owners to enter through a mudroom area attached to the garage. The walk-in pantry is just steps away from the mudroom, making bringing in the groceries an easy chore. The Costa Mesa is one of ICI Home’s most popular floor plans, coming in at over 2,500 square feet. SECOND PHASE IN BEXLEY OFF TO GREAT START
Sales are already coming with the recent opening of Phase Two of Bexley, a planned community embracing a natural setting in Land O’ Lakes.
The second phase features 32 homesites that are a short walk to Bexley’s premier amenity center, which features a resort-style pool, game room, well-equipped fitness room, indoor and outdoor fireplaces, and a community cafe.
There are two inventory homes — the Primrose and the Lantana — currently under construction that will soon be available to purchase and ready to move into by April. A model center — which will feature a Primrose transitional floor plan —will also be open at that time, as well.

CONNERTON ALMOST SOLD OUT
Rose Pointe at Connerton — Pasco County’s largest, master-planned, mixed-use community — is almost sold out. One inventory home — The Egret — will be available for purchase and is move-in ready.
The Egret has more than 3,000 square feet in space. As owners walk into the home, they’re greeted by a large dining room on one side and a flex room on the other. The gathering room is the heart of this home and includes a luxurious gourmet kitchen with nook.
