Visit Asturia’s New Models In Its Final Phase

There’s a lot happening this spring at Asturia, a master-planned community in Odessa that is beginning its third phase of home construction.

Award-winning builders David Weekley Homes and ICI Homes are building new models that will be open for tour later this spring. In February, Ryan Homes launched its elegant townhome community and sold 11 homes during its opening month. Exciting New Year At Asturia

There is much to look forward to this New Year at Asturia, the master-planned community in Odessa that is one of the most desired neighborhoods along the popular State Road 54 corridor in central Pasco County.

After almost three years of development, Asturia is now in its third phase, having completed 300 homes and releasing another 100 lots to its builders. Hines, the developer behind Asturia, is looking forward to an exciting spring with several new model homes under way by its builders.

Ryan Homes is celebrating the grand opening of Asturia’s first townhomes on Saturday, Feb. 16 at 11 a.m. Visitors will enjoy the festivities as they tour two beautifully decorated model homes. Ashton Woods is in its final sales phase at Asturia, with 85 percent of homesites sold since the community opened two years ago.

“We’ve had tremendous success in Asturia, selling over 100 single-family homes in this much-desired community,” said Marketing Manager Kristin Wilson. “We have under 30 homes available for sale, and expect all to be completed by the end of the year.”

Because most families want to move into their new home as soon as possible, Ashton Woods received permits from Pasco County for all of its remaining Asturia homesites.

“This saves our buyers up to three months in the building process,” said Kathy Midkiff, Ashton Woods’ community sales manager in Asturia.

Inventory Homes
Ashton Woods offers traditional one- and two-story homes in its Traditional home series.  All feature open floor plans, large living areas, beautiful master suites, high-end finishes and lots of storage. Homes have two-car garages, and many back up to private conservation homesites.

Spacious Classic Series

Brightman Family Loves Asturia and Their Ashton Woods Home

Alex and Jessica Brightman were one of the first Ashton Woods homeowners in Asturia, a master-planned community in Odessa, along the State Road 54 corridor.

Two years later, the young couple will be bringing home their second child to their Ashton Woods home, when their son is born in January.

“We just love our Ashton Woods home and living in Asturia,” said Alex, who works in the IT field. “We have a huge corner lot and enjoy the open floor plan of our Milan model.”

Jessica and Alex Brightman and their daughter, Kensely, have lived in Asturia for two years and love the open floor plan of their Ashton Woods home.

His wife, Jessica, adds, “We’ve met so many people and have made so many friends. It’s been perfect for us and our daughter, Kensley.”

The Brightmans also credit their Ashton Woods salesperson, Kathy Midkiff, for making their homebuying experience so successful. “Kathy was absolutely wonderful and helped us every step of the way.”

“Asturia is the perfect location for us. We moved here from Dade City, so we especially appreciate the convenience of being close to the Suncoast Parkway. It’s so easy to get to downtown Tampa,” Jessica added.

Phase III Underway In Asturia

Asturia — one of Pasco County’s most successful master-planned communities along the State Road 54 corridor — has expanded into its third and final major phase.

“Our builders have been very successful, and the demand for more homesites has driven the opening of our Phase III,” said Creighton Call, projector director for Hines, the community’s developer.

And, with Phase III comes the addition of Asturia’s fourth builder, Ryan Homes, which is building townhomes on 108 homesites close to the community’s Amenity Center and entrance.

“Asturia has been embraced by our owners because they want to live in a community with a variety of builders and home sizes with unique streetscapes and world-class amenities that encourage an active lifestyle,” said Call.

Asturia’s builders offer multiple product types and home configurations that attract empty-nesters, first-time homebuyers, singles, young families, families with school-aged children and even multi-generational families.

“We have several extended families living in Asturia — empty nesters who have built a home a few blocks from their adult children and grandchildren. We even have siblings and cousins who have chosen Asturia because we offer an assortment of home sizes, floor plans and price points,” said Call.

Asturia is designed as a walkable community with winding streets that connect to neighborhood parks, trails and recreational areas. Ryan Homes is launching its new, low maintenance, two-car garage townhome neighborhood with their model home opening in early 2019. Townhomes prices will begin from the mid $200,000s. Presales are already underway.

“Ryan’s townhomes will attract buyers looking for smaller homes with minimum lawn maintenance,” said Call. “We expect to see many first-time homebuyers coming out of apartments, as well as empty-nesters looking to downsize.”

Asturia’s smaller, intimate community size of just 550 homes is attractive to people who do not want to live in a large master-planed development with thousands of homes being built over several years.

“After Phase III is completed, there will be just 40 home sites remaining,” said Call. “People are moving to Asturia ahead of plan because of our attention to detail, the quality of life we’ve created, the excellent schools that our children attend and our convenient location to all of Tampa Bay.”

Builders offer a range of home sizes and architectural styles, with prices ranging from the high $200,000s to over $600,000. Many inventory homes are available for families looking to move before the end of the year.

Family Fun At Asturia’s Fall Festival!

Asturia, a master-planned community in Odessa, is celebrating its third Fall Festival on Saturday, Oct. 13 from 2 p.m. to 4 p.m. New residents, future residents and families from neighboring communities are all invited to this free event open to the public.

Fun activities for children and adults include hayrides, crafts, face painting, carnival rides, a bounce house, local vendors and a balloon artist. Hay will be provided for those wanting to stuff their own straw scarecrows (please bring your own pillowcase and old clothing). A variety of food trucks will be at the event.

A portion of vendor proceeds will benefit Pasco Kids First, a nonprofit that is engaged in the prevention, assessment and treatment of child abuse and neglect.

When Fall Festival guests are done enjoying the activities, they are invited to tour Asturia’s beautifully decorated model homes.

Ashton Woods Homes, David Weekley Homes, ICI Homes and Ryan Homes are Asturia’s exclusive builders. Model homes have on-site agents to assist homebuyers in selecting their next residence.

Builders offer a range of home sizes and architectural styles, with prices ranging from the mid $200,000s to over $500,000. Many inventory homes are available for families looking to move before the end of the year.

The community’s newest builder is Ryan Homes, which has begun construction on rear-load townhomes that will sell in the mid $200,000. Townhomes will be located near the front of the community, walkable to Asturia’s Amenity Center.

14 Beautiful Ashton Woods Homes Ready For Your Family

Ashton Woods is in its final sales phase at Asturia, with 80 percent of homesites sold since the community opened two years ago.

“We’ve had tremendous success in Asturia, selling over 100 single-family homes in this much-desired community,” said Sales Manager Kristin Wilson. “We have under 40 homes available for sale, and expect all to be completed by the end of the year.”

Because most families want to move into their new home as soon as possible, Ashton Woods received permits from Pasco County for all of its remaining Asturia homesites.

“This saves our buyers up to three months in the building process,” said Jillian Harris, Ashton Woods’ community sales manager in Asturia.

“Our designers have put together beautiful combinations of flooring, countertops, design features and colors that will excite the vast majority of buyers,” she said. “Plus, we have a great combination of homes that convert flex space to extra bedrooms, add bonus rooms and extra baths, and have great outdoor living areas with front porches and extended lanais.”

While construction is underway on many homes, Ashton Woods buyers are still able to select flooring, countertops, cabinets and other nonstructural customizations on several homes that will be completed in November and December.

Inventory Homes
Ashton Woods offers classic one- and two-story homes in its Traditional Home Series. All feature open floor plans, large living areas, beautiful master suites, high-end finishes and lots of storage. Homes have two- or three-car garages, and many back up to private conservation lots.

Spacious Classic Series
Five traditional, inventory homes are ready in the Classic Series, including two, one-story homes. The versatile Odessa plan has three bedrooms and two-and-a-half baths in 2,243 square feet. The larger Naples plan offers four bedrooms, three baths in 2,321 square feet.

The slightly smaller Adams plan is 1,829 square feet with three bedrooms and two baths.

Evergreen and Grove Series
Ashton Woods is the only builder in Asturia offering single-family homes with garages at the rear of the house. There are seven, quick move-in homes available in these series, all conveniently located close to Asturia’s Amenity Center.

There are three Arlington plans at 2,003 square feet, and also four Ortega plans at 2,189 square feet. These homes begin at $279,000.

“For families with children, Asturia is a very popular community because it is zoned for some of the best schools in Pasco County — J.W. Mitchell High, Seven Springs Middle and Odessa Elementary,” said Harris.

Asturia buyers prefer the community’s smaller size of just 550 homes, compared to thousands of homes being built in neighboring developments. Plus, they appreciate that construction will not be ongoing for several years.

Asturia’s Uniquely Smaller Size

More of a neighborhood than a sprawling development

Asturia, a new home community in Odessa, stands out among other planned developments along State Road 54 in Pasco County because of its uniquely smaller size.

At build out in the next few years, Asturia will be a community of just 670 homes, while nearby master-planned communities have between 1,500 and 6,500 homes planned over several years of construction.

“Asturia feels more like a neighborhood than a sprawling community,” said Lane Gardner, managing director for Hines, Asturia’s developer that is based in Jacksonville.

“Our nature trails, pocket parks, first-class amenities and community events encourage residents to get to know their neighbors,” he continued. “Families choose Asturia because it is a friendly, walkable community that promotes a healthy, active lifestyle.”

Asturia’s builders offer a variety of home sizes and prices, making it ideal for families looking to buy their first home, and for growing families with school-age children that need larger homes. The community also attracts empty-nesters and seasonal residents who are downsizing to a smaller home, and want the latest in technological upgrades and energy efficiencies.

Asturia also stands out because its developer sponsors community events almost monthly to provide opportunities for residents to get to know their neighbors, and non-residents to see what it would be like to live in Asturia. Recent events include a 4th of July Pool Party, Hawaiian Spring Luau, and Dog Day Afternoon for people and their four-legged friends.

“We’re looking at townhome models opening toward the end of the year, or early in 2019,” said Gardner. “We are very pleased that Ryan Homes has joined us as a builder in Asturia, complementing our longtime builders — David Weekley Homes, Ashton Woods and ICI Homes.”

While infrastructure work is underway in Phase 3, home construction continues in Asturia’s Phase 2, which is tucked against pristine conservation and cypress-lined wetlands.

“All of our Phase 2 home sites offer privacy and peaceful, quiet surroundings,” said Gardner. “Some of the prettiest and most private lots in the community are still available.”

Asturia’s distinctive, 5,800-square-foot Amenity Center and Clubhouse has earned the prestigious Silver Aurora Award for the Best Recreational Facility from the Southeast Building Conference, as well as Best Mixed-Use Community of the Year.
