The Serena by ICI Homes Earns Top Parade Awards

ICI Homes was recognized at the 2019 Tampa Bay Parade of Homes with two prestigious awards for its Serena model home in Asturia, a master-planned community in Odessa.

The Serena received a Silver Award in the very competitive, $500,000 to $549,000 price category, and also the exclusive “Best In Class” award for Merchandising, in recognition of the model’s superior features and interior design.

Choose The Best Cardel Homes Community For You

Cardel is being showcased in this year’s Parade of Homes over the next two weekends with two model homes in Bexley — a master-planned community being developed by Newland Homes along the State Road 54 corridor in Land O’ Lakes.

Parade visitors will be touring the Henley and Savannah models. ICI Homes Specializes in Affordable Customization

Many people would love to build a custom home for their family, but do not have the time or knowledge to properly oversee its construction, or arrange for construction loans needed in advance of closing.

Instead, they compromise what they really want, and end up going with a traditional production builder that allows minimal customization of their floor plans, which often is expensive, and the builder does reluctantly.

But now, Tampa Bay homebuyers have a third option — ICI Homes, which brings together a buyer’s specific custom requests with the resources of an established and reputable production builder.

“ICI Homes is truly unique among all production builders. We fill a custom niche that buyers won’t find anywhere else,” said Ron Ferguson, division manager of the company’s West Florida Division.

Ferguson explains that ICI Homes even goes as far as moving walls with plumbing, stretching exterior room dimensions, adding bonus rooms and expanding outdoor living areas.

“We routinely do structural changes that other builders will not do,” said Ferguson. “Because we have been customizing homes for over 40 years, we have the processes in place that encourage customization. In fact, that’s what our entire production philosophy is based on.”

And, because ICI builds hundreds of homes a year, the efficiencies of being a production builder brings the cost of customization to a very affordable level.

“We save buyers thousands of dollars for a home that’s uniquely theirs, compared to hiring a private contractor to build a similar home,” said Ferguson.

In addition, since the builder is ICI Homes, the buyer does not need to secure a construction loan, which is always required with a private builder.

“The financial risk is on us, the builder — not the homeowner,” said Ferguson.

As an established homebuilder, ICI Homes pulls building permits faster and completes construction on most homes in just six to eight months. That compares to a year or longer for an individual custom home to be built.

The process to customize an ICI home begins with a meeting between the buyers and the company’s architectural designer, who is based at the division’s Wesley Chapel office.

“One of the first things our buyers do is meet with our architectural staff to discuss the custom features they want added to their plans,” said Sales Manager Leah Turner.

ICI’s staff then helps buyers select design features, finishes and colors to personalize their home.

“Our architectural design team works closely with our buyers so they can focus on what they want in their dream home, without worrying about the thousands of details that go into planning their home’s layout and construction,” Turner ads.

ICI Homes has hundreds of floor plans that have been customized over the past 40 years. It’s this experience that enables the company to affordably replicate the most popular custom elements.

“We call these bubble options, because they can be easily added to a plan without causing delays to the construction process,” said Ferguson, “And, because they have already been engineered, the cost for bubble options is reasonable.”

Because everybody wants their home to be unique, ICI Homes has over a dozen floor plans for buyers to choose from. It also has model homes in Asturia and Bexley that are open daily for tour. The Serena model recently opened in Asturia, and more models are planned for later this year in both Asturia and Bexley.

Prices begin at $290,900 for a 1,789-square-foot home in Asturia, and $419,900 for a 2,565-square-foot home in Bexley. Many home sites back up to conservation and water, and all offer privacy. Home sites are 55- and 65-foot lots in Asturia, and 70-foot lots in Bexley.

Open concept floor plans are very popular with families building ICI Homes, as are outdoor living areas with kitchens, grill pads and pavers, according to Sales Manager Turner.

“Our buyers are building their private outdoor oasis,” said Turner. “Our home sites in Asturia and Bexley are some of the most pristine along the State Road 54 corridor, and outdoor living and recreation is a huge attraction for our families.”

ICI Homes Wins Two Top Parade of Homes Awards

It was an exciting March for ICI Homes, which received two prestigious awards from the Tampa Bay Builders Association during its recent Parade of Homes.

Two of the builder’s homes received top honors from Parade judges, including its Brooke model home at Bexley, which won a silver award for homes priced between $650,000 and $699,000.

“The Brooke is a very flexible home with a unique, open floor plan and fabulous outdoor living area that appeals to a multiple buyers,” said Ron Ferguson, division manager of ICI Homes’ West Florida Division. “It is an exceptionally well-designed home with no wasted space, and has a style that is not too modern, and not too country.”

One of the Brooke’s strongest selling features is its first-floor master suite. “Many people are looking for a large home with the master bedroom on the first floor. With this separation from four bedrooms and two full baths upstairs, the Brooke works well for multi-generational families,” said Ferguson.

ICI Homes also won the Grand Diamond Award, the Parade’s highest honor, for its Shenandoah model at FishHawk Ranch in south Hillsborough County.

ICI recently completed its brand-new Serena model in Asturia, which has received rave reviews from prospective homebuyers and Realtors. The Serena is a one-story, 2,217- square-foot home with four bedrooms, three baths and a two-car garage. Its base price begins at $331,900.

Suncoast Trailside Bicycles To Open Shop In Bexley

Pasco County is a well-known destination for cyclists, so it’s no surprise that Bexley, one of the county’s most popular housing communities, is attracting bike lovers from all over the region.

The master-planned community by Newland Communities is located in Land O’ Lakes, just east of the Suncoast Parkway on State Road 54. It has earned numerous awards, including Best Master-Planned Community and Best Recreational Facility by the Southeast Building Conference, and Best in American Living Award for the Best Single-Family Community by the National Association of Home Builders.

In addition to its many awards, what sets Bexley apart from other communities is its miles of trails for cycling, walking and jogging (which may one day link to the 42-mile Suncoast Trail), its BMX pump track and soon, an on-site bike shop.

This spring, Odessa-based Suncoast Trailside Bicycles will add a new location within the Bexley community. The full-service shop, which will be open seven days a week, will offer tune-ups, sales and rentals, for residents and visitors.

“Once I saw the plans for Bexley and learned what the community was about, I was all in,” said Suncoast Trailside owner Geoff Lanier. “We can’t wait to open.”

Lanier is excited to be offering bike rentals for adults and children. “We’ve always had requests for rentals, but we never had enough space at our Odessa location. Now in Bexley, we can offer this service.”

In addition to renting traditional bicycles, the Bexley Suncoast Trailside store will offer battery-powered e-bikes, which Lanier said have become very popular over the past few years. Users can turn off the battery and pedal, or turn it on when they need some extra assistance.

Lanier is also looking forward to offering cycling and BMX clinics at Bexley for bikers of all skill levels. And, he’s already teamed up with Chef Ashley Davis, who runs Bexley’s Twisted Sprocket Café, for Bike and Brew events within the community. The café, which is open to the public, serves breakfast, lunch, desserts, smoothies, wine, craft beer and coffee drinks.

The bike shop will be located right next door to The Bexley Club, the community’s lakefront amenity center with its two resort-style pools and screened-in game room. Residents also enjoy other amenities in Bexley, including several open spaces for sports fields, a large event lawn for community events and festivals, custom-built playgrounds, and two dog parks.

Bexley’s prime location in central Pasco County provides direct access to the Suncoast Parkway and is convenient to many areas of Tampa Bay. The community consists of 1,825 acres of pastoral ranch lands, mature woodlands and cypress wetlands, with Newland dedicating 1,200 acres to remain in its pristine natural state.
