ICI Homes Now Building in Lake Jovita

If you dream of a home in the rolling hills of North Carolina, but live in Florida because of its year-around sunshine, your work or family, here’s a new home opportunity that you’ll be glad you waited for.

ICI Homes — one of Florida’s best known and prestigious builders — is coming to Lake Jovita Golf & Country Club just north of Wesley Chapel. It will be building beautiful homes with unique floor plans on some of the largest and prettiest homesites in Tampa Bay.

The builder is opening a new sales center in mid-November, and is now taking VIP reservations on 65-foot lots and 95-foot lots, as well as estate homesites with long-range vistas — some as large as 100 feet by 250 feet.

“Lake Jovita is like living outside in North Carolina, and then stepping inside to an open and sunlit Florida home,” said Greg Jones, Tampa division manager for ICI Homes. “It’s like flipping a coin that you always win, because both sides give you want you want.”

ICI Homes has 75 lots in three Lake Jovita neighborhoods: Parkside, Meadows and The Bluffs. Its semi-custom homes will range from 2,000 square feet to 4,000 square feet, with pricing starting in the $300s. Homesites in The Bluffs, which is located at some of the highest elevation in Florida, can accommodate floor plans up to 10,000 square feet designed as a family’s forever home.

“All of our neighborhoods in Lake Jovita have homesites that back up to a golf course, conservation area or lakes and ponds,” said Jones. “It is almost unheard of today for a master-planned community to offer homes for less than $400s on such large lots with privacy and pristine views.”

In addition to Lake Jovita’s enviable homesites, families are drawn to the community because of its easy access to I-75, and all the shopping, dining and entertainment in nearby Wesley Chapel.

“The State Road 52 exit that leads to Lake Jovita is just 10 miles north of Wesley Chapel,” said Jones. “It’s literally just a 20-minute drive into the heart of Wesley Chapel. Plus, just five minutes to the east is downtown Dade City and all of its old fashioned charm.”

Dade City, which was founded in 1884, is one of Pasco County’s oldest cities and also the county seat. It offers seven blocks of unique shopping and dining in a quaint downtown that boasts over 15 locally owned restaurants; art galleries; museums; fashion and vintage boutiques; antiques; and, shops for gifts, books, wine, pets and outdoor gear.

“People are attracted to Lake Jovita because it is close to all the urban action in Wesley Chapel and Tampa, while their residence is in a lovely rural community that boasts some of the best golf in Florida,” said Jones.

Lake Jovita Golf & Country Club has two semi-private, 18-hole courses with challenging layouts. The 220-acre South Course opened in 1999 and was designed by PGA champion Tom Lehman. The course has played host to many important tournaments, including Stage 1 of PGA Tour Qualifying. The North Course opened in 2002 with a more modern style and dramatic elevation changes. Both courses provide expansive views of neighboring citrus groves and cattle ranches.

“This is an established development that already has over 700 homes, and is a unique opportunity for families looking to build a new home in a golf course community,” said Jones.

And, because Lake Jovita began building over 20 years ago, today there are no CDD fees, saving buyers thousands of dollars a year in additional taxes. The only community expense is a $600 annual fee from the Homeowners Association.

New Charter School Ready For Students at Avalon Park Wesley Chapel

Pasco County’s newest charter school, Pinecrest Academy Wesley Chapel, is on track to open later this summer with 652 students in kindergarten through sixth grades.

Principal Aimee Mielke reports there are still openings for students in all grades, and encourages interested families to explore the school’s website and complete its application as soon as possible. Information and the application form are at PinecrestWesleyChapel.com.

The school, which is located on State Road 54 about three miles east of I-75, will have several sections at every grade level, with kindergarten having the most.

“We’re looking at opening with between six and eight kindergarten classes, and four classrooms each for first and second grades,” said Mielke. “It is very rewarding to be a new school that is flexible and able to offer the number of classrooms per grade that our community needs.” Grades three through six will have two and three sections.

Pinecrest Academy Wesley Chapel is a tuition-free public charter school situated at the community entrance of Avalon Park Wesley Chapel. It is the first Pinecrest Academy in Tampa Bay, and will be expanding to add seventh and eighth grades in subsequent years.

With 16 schools nationwide, Pinecrest Academy Inc. has made a name for itself in the education community. It offers advanced programs, including a STEM (Science, Technology, Engineering and Math) curriculum, and a dual English/Spanish language program. With the STEM program, Pinecrest students will learn about new technologies, such as robotics, and will have fully functioning STEM labs in all grades — something most schools do not offer.

Pinecrest Academy Wesley Chapel also will have self-contained classrooms for gifted students, where pacing will be faster and performance tests much more in-depth, to allow gifted students to flourish in their education.

“All Pinecrest schools have an emphasis on high-quality instruction. We’ll continuously be monitoring the data so we know what each student needs, and have many different programs available to focus on the needs of the individual student,” says Mielke.

Everything designed and purchased for the classroom was chosen for student engagement, Mielke explains, and technology is an essential component of the new school. Laptops are being provided for every student in grades two through six, as are iPads for first-graders and kindergartners.

Each classroom will have a 70-inch Clear Touch Interactive Board mounted on the wall that will be used to pull up textbooks and other teaching aids. Teachers and students will be able to work on the screen, much like a giant, touch-screen white board.

The inviting furniture Meikle’s team selected for their classrooms was chosen to give students a feeling like they are walking into their living room, not a traditional school classroom.

The modern architecture of Pinecrest Academy Wesley Chapel gives students and faculty stunning lake and conservation views.

“There is a lot of research that proves that children have different learning styles, and we want our classrooms to be flexible and versatile so kids can break up into small groups to work together most effectively,” said Mielke.

The Principal is especially excited about a large whiteboard table in every classroom that children can work directly on, and which the teach can then elevate and flip up to create a large white board for the entire classroom to see. Plus, every chair and table is on wheels, so they can be easily moved around the classroom for small group learning.

The furniture and technology will begin to arrive at the school in mid-June, and Mielke hopes to open the school’s doors for tour to families and teachers in July. The school schedule is tied to that of the Pasco County Public School system, which is expecting schools to open August 10.

Mielke has hired most of the school’s 27 teachers, including classroom, art, music, Spanish and physical education, as well as an instructional coach and office staff.

“We have a nice combination of experienced teachers from both public and charter schools, with seven teachers at more than 20 years of experience. Plus, we have two brand-new teachers who I am very excited about,” said Mielke, who adds that over half of her teaching staff have master’s degrees.

Blue and green colors brilliantly burst along the hallways of the modern building that has 49 large classrooms, oversized art and music rooms, and high-tech science labs. The school is visually notable with unusual windows in the shape of half-moons, circles and squares that give students and faculty stunning lake and conservation views.

“There’s no question that Pinecrest Academy Wesley Chapel is a visually stunning architectural masterpiece,” said Miekle.

Pinecrest is offering before and after care for their students, which will start at 6 a.m., and end at 6 p.m. It will be fee-based, but Mielke ensures it will be affordable. Pinecrest also will be providing a fee-based private Pre-K program for siblings of Pinecrest students; to be considered for the Pre-K program, a child must be 4 years old by Sept. 1.

Pinecrest Academy Wesley Chapel is one of the most important elements of the goal to build a brand-new town in Avalon Park Wesley Chapel, says Stephanie Lerret, senior vice president of marketing and community relations for the Avalon Park Group. Lerret noted that the developer’s goal is to have the very best school in the entire state.

Avalon Park Group, the Orlando-based developer of Avalon Park Wesley Chapel, has announced its next master-planned community will be in Daytona Beach.

Avalon Park Daytona Beach will be built on undeveloped land located west of I-95 along State Road 40. The proposed new town that will include 730,000 square feet of retail space, 270,000 square feet of office space, 5,000 multi-family units, 1,650 single-family attached units and 3,350 single-family detached units.

Big changes coming to The Grove

The Grove at Wesley Chapel shopping center is in store for a major makeover — something being hyped as a future downtown entertainment district for the growing Pasco County community.

Owner and developer Mark Gold unveiled his vision for the property during a North Tampa Bay Chamber of Commerce luncheon last month.

He has sweeping plans for the large, but rather traditional strip mall, which is situated west of I-75 and north of State Road 54 .

The Grove is already  home to a 16-screen theater and more than a dozen national retail chains, including Dick’s Sporting Goods, Best Buy, Old Navy and others.

Gold purchased The Grove for $62.7 million in September, through parent company Mishorim USA Real Estate Investments.

While many of those major retail spaces will remain in place, it’s what Gold has in mind for the property’s surrounding 114 acres of vacant land that’s been generating buzz.

“I’m going to build a downtown Wesley Chapel,” he told a packed room of chamber members at New Tampa’s Pebble Creek Golf Club on Jan. 23.

To do that, the developer is bringing an 87-space container park to the plaza, predicting it could open within the next three months to six months.

Called KRATE, it will feature renovated shipping containers filled mainly by mom and pop boutique shops and unique eateries. The containers will be grouped together by walkways with options for indoor and outdoor seating. Curbside parking will be available, too.

Gold said he’s already leased 96% of the container park, which includes as many as 35 eateries, all with “different tastes, different feeling.”

That many food options in one spot alone will be a major draw, he said.

“If you put 35 restaurants in one place, it brings a lot of people, because people want the variety — the kids want to eat something, mother wants to eat something else,” Gold said.

The Grove’s KRATE area will be surrounded by an entertainment complex, with a large amphitheater and stage, and family friendly activities, such as a trampoline park and various miniature sports, Gold added.

Gold also announced that he has secured a permit from the Pasco Commission to allow alcohol to be consumed throughout KRATE — news greeted by loud cheers and applause from chamber members.

The developer’s concept is somewhat similar to Sparkman Wharf in downtown Tampa’s Channelside District, perhaps on an even grander scale.

He predicted that The Grove, over time, will become “a place to be,” as a one-of-a-kind destination attracting people from all over Tampa Bay.

He think it fills a need in Wesley Chapel, particularly for families.

He put it like this: “There’s lots of kids in this area with nothing to do. If you want to do something, you need to drive to South Tampa and suffer through the traffic. I want South Tampa to come to us.”

Weekly and monthly community and cultural events also are planned for The Grove and KRATE, Gold said.

For instance, there will be a nationwide graffiti contest for KRATE, where each container park will be able to get its own unique design. For example, the outside of a pizza eatery could be decorated up with Italian-style food images. “Graffiti alone is an event,” he said.

The developer also envisions a local-based singing competition, modeled somewhat after NBC’s TV program, “The Voice,” with winners receiving cash prizes upward of $10,000.

“Everything is on the table,” he said.

While he has loads of ideas, he’s also seeking input from business leaders and residents.

“Please be involved, it’s important,” he told chamber members. “If there’s something that’s not good, or there’s something you really like, let us know. I’m not from here, so I really don’t know, I can only guess.”

In addition to The Grove, Gold operates more than a dozen commercial properties, mainly throughout the southeastern United States, including Florida locations in Jacksonville and Orlando. Many of those properties include attractions, such as indoor roller rinks, zip lines in parking lots, haunted houses, obstacle courses, trampoline parks, climbing walls and arcades.

He decided to purchase The Grove after hearing about the massive growth happening in Wesley Chapel and surrounding communities, he said.

With reports of another 50,000 homes coming online in the next 24 months, Wesley Chapel has been labeled the fastest-growing community in the Tampa Bay area, and one of the fastest in all of the southeastern U.S.

Gold sees the potential.

The New Year Is A Great Time To Begin Planning For Your Next Home

The new year is an ideal time to start planning your next home, and Asturia invites you to visit its beautifully furnished models in Odessa.

Built by some of America’s top builders, models are open for tour daily at this master-planned community, located off State Road 54, just west of the Suncoast Parkway.

David Weekley Homes, ICI Homes, Park Square Homes and Ryan Homes are Asturia’s exclusive builders. Model homes are located in the community’s third and final phase, with on-site agents to assist homebuyers.

The community’s newest model is the Margate II by Park Square Homes. It features three bedrooms, two baths and a two-car garage at the rear of the home. This 1,966-square-foot home has an inviting foyer with spacious flex room, an island kitchen with an abundance of cabinets, and large den off the foyer. The Margate II starts at $319,990, and a model of this floor plan has just opened.

Asturia is Park Square Homes first entry into Pasco County. It brings over 35 years of experience building quality homes in Central Florida and expanded into the Tampa Bay market in 2007 with communities in south Hillsborough County.

David Weekley Homes has been building in Asturia since the community first opened in 2016. Its newest model is the two-story Mendocino. At 2,845 square feet, this spacious home features four bedrooms, an open study, three full baths, one half-bath and a two-car garage. Designer touches include an extended lanai, oversized kitchen island, an owner’s retreat with tray ceiling and wood beam accents, a spa-like bath and oversized walk-in closet.

ICI Homes has been building in Asturia since 2017, and recently opened its new Costa Mesa model near the community’s entrance on a peaceful waterfront homesite with long conservation views. This one-story, four-bedroom, three-bath, three-car garage plan is 2,565 square feet, and showcases a huge kitchen with extra-large island and closet-size, walk-in pantry that is cleverly hidden behind cabinetry.

ICI Homes also has a second model on a wooded conservation lot, the Serena, that is now for sale and can include the model’s professionally decorated, high-end furnishings for families wanting a turn-key home ready now.

Asturia’s only townhomes are being built by Ryan Homes. Its three-bedroom townhomes range from 1,580 square feet to 1,770 square feet, and have two-car, rear-entry, detached garages. Townhomes feature private outdoor courtyards with paver patios and privacy fencing. Prices begin in the $220s. Ryan Homes has sold more than half of their homes and has fewer than 100 homes to go. They have no inventory of homes, which allows the builder to customize new construction townhomes for its buyers.

Live In Avalon Park West — Wesley Chapel’s New Downtown

When families are looking for a new place to call home, they have several master-planned communities to choose from in Pasco County. But, there’s none quite like Avalon Park West in Wesley Chapel.

And, unlike most subdivisions, Avalon Park West’s commercial area is not strip centers facing the busy road at the community’s entrance.

“We are building a traditional downtown, with stores located inside of our community on the boulevard road leading to our residences, parks and schools,” said Lerret. “We are creating a town that spreads out from the town center connecting to individual neighborhoods — very much like the footprints of small towns found across America.”

The first phase of downtown Avalon Park West will open next summer, at the same time that the expansion of State Road 54 is completed to become a four-lane road.

“We already have a traffic light installed at our residential entrance, and a second light has been approved for our downtown entrance. With these lights, and the widening of State Road 54, it will be easier and quicker for our residents to get to I-75 to the west, and U.S. 301 to the east,” said Lerret.

Downtown Avalon will continue to be built over the next several years, as more residential units are built. Eventually, there will be more than 560,000 square feet of retail, and 120,000 square feet of office space, in its bustling, pedestrian-friendly downtown.

“Our community will not only be a place to live and learn, but also a place to shop and work,” said Lerret. “Joining our retail stores will be small businesses in office parks that will employ our residents, such as doctors, dentists, veterinarians, service businesses and satellite offices of larger companies.”

At the same time that the community’s downtown opens, a new charter school, Pinecrest Academy Wesley Chapel, will open at the community’s entrance.

Students who live in Avalon Park West are zoned to excellent public schools, including New River Elementary (located inside the community), Thomas E. Weightman Middle School and Wesley Chapel High School.

When not in school, youngsters and families enjoy a wide array of amenities at Avalon Park West, including a community garden, swimming pools, tot lots, basketball courts, pocket parks with mini-libraries, dog park, and trails and walkways that will interconnect with its downtown.

Opening later this summer is a second amenity center with a zero-entry pool, splash pad, workout area and spa, and covered picnic area. Looking ahead, a Regional Park with soccer, football and baseball fields is planned for Avalon Park West, in conjunction with Pasco County Parks & Recreation.

Avalon Park West will continue to be developed for the next several years. At build out, this 1,650-acre master-planned community will have about 4,400 single and multi-family homes, and become home to 10,000 residents.

BayCare’s plans for new Pasco hospital are uncertain

The Florida Legislature’s decision to drop the requirement for a Certificate of Need review for new hospitals is causing BayCare Health System to reconsider its plans for a hospital in Pasco County.

The hospital chain had received a preliminary OK on its Certificate of Need request for a 60-bed hospital on a 111-acre site at the northeast quadrant of Interstate 75 and Overpass Road.

It was pushing ahead with planning for the new facility, despite a challenge filed by AdventHealth’s hospitals in Wesley Chapel, Zephyrhills and Dade City.

A hearing on the appeal had been set for August.

But, the repeal of the requirement for a Certificate of Need has created a wide open market for the establishment of hospitals.

The repeal is causing BayCare to take another look at its plans, said BayCare spokeswoman Lisa Razler.

It’s still too early to say how the change will affect the health care system’s plans, Razler said.

“We have a whole new lens to look through,” Razler said. “We’re going to have to take a step back and re-evaluate because with that new legislation, anyone can put a hospital anywhere.”

The health care system was disappointed by the Legislature’s action, Razler said.

“We believed in the planning process,” she said.

Proponents for axing the Certificate of Need requirement said the repeal would promote more competition.

Razler said the issue is more complicated.

“It’s not straight up supply and demand, when it comes to health care, because of all of nuances involved,” Razler said.

BayCare will need to review its plans “to determine what’s the best option, given the new landscape,” the hospital spokeswoman said.

BayCare had been pursuing the hospital in Pasco because of the dramatic population growth and increasing demand for health services.

The construction of the hospital was expected to create 300 jobs, and once it became fully operational, it would need about 300 team members, hospital officials told The Laker/Lutz News in previous interviews.

BayCare had planned to provide these services at the new hospital:

  • Emergency services for adults and children
  • Intensive care services
  • Obstetrical care services
  • Diagnostic lab imaging
  • Physical rehabilitation
  • Behavioral support services

Hospital officials previously said it typically takes about three years from the time a hospital is approved until the physical structure is operating.

At this point, it remains unclear, whether those plans will be pursued.

Florida agency offers safety tips for holiday travelers

As Memorial Day weekend approaches, there is expected to be an influx of events, as well as travelers heading out on the road.

To better prepare drivers for a safe and fun weekend, the Florida Highway Patrol is offering several tips for the road.

With a 20-cent decline in Florida’s average gas price compared to last year, this is seen as an incentive for more motorists on the road, according to the American Automobile Association (AAA).

The agency anticipates an uptick in the holiday’s traffic from last year – an estimated two million drivers statewide.

“Pasco [County] is a rapidly growing community,” said Sgt. Steve Gaskins, public affairs officer for the Florida Highway Patrol Tampa branch.

He noted that with the current traffic that already consumes Interstate 75 and U.S. 301, there will most likely be additional motorists coming into the county for the holiday.

Whether for an occasion or not, the No. 1 priority should always be wearing seatbelts before taking off, the sergeant mentioned.

“They’re the device that’s going to keep you safe, keep you inside the vehicle,” he added. “You have a lot of injuries that could be avoided if you put the seatbelts on.”

Multitasking while behind the wheel can be habitual for some drivers.

However, putting aside any distractions, especially those requiring the use of hands – such as a phone or food – is the best course of action, Gaskins recommended.

He also stated that while others in the vehicle may be preoccupied, the driver’s task should be solely focused on the road.

And, provided that there are other occupants with valid driver’s licenses in the vehicle, it is wise to assign rotating drivers when taking lengthy road trips.

This helps to lessen the risk of falling asleep behind the wheel, Gaskin reasoned.

In addition, those who are the single designated driver on a long trip should consider taking frequent pit-stops to rest and replenish themselves.

The sergeant also noted that designated drivers should also be assigned to those who maybe intoxicated. If that individual cannot be accompanied by someone sober to drive, taking a driving service such as Uber or Lyft should be planned ahead of time.

Gaskin also emphasized that “a designated driver is the one who drinks nothing – not the least.”

With road rage as a reoccurring issue, the sergeant encourages motorists to exercise patience and prepare for a busier than usual wait time.

“If you see someone driving aggressively, back off – give them space,” he advised, also discouraging shouting or using obscene hand gestures.

One prevention method is for motorists to pre-plan their schedule, giving themselves extra leeway to reach their destination on time.

This lessens the need to race on the road and lowers anxiety, Gaskin said.

The sergeant assures that State Troopers will be working around the clock for the holiday as a DUI squad, but hopes that citations and arrests will not be an issue.
