State road projects will ease congestion

Orange traffic cones and road signs signaling “a new traffic pattern” are a common sight for motorists, especially those traveling Pasco County’s state highway grid.

Amid COVID-19 lockdowns and now hopefulness that a vaccine could mean a return to normalcy, roadwork in Pasco County never stopped. Construction crews cleared rights of way, smoothed out dirt, buried pipes, paved new traffic lanes, landscaped medians, added pedestrian and bicycle lanes, and realigned existing roadways to ease traffic congestion in one of Tampa Bay’s fastest-growing counties.

Several major road projects from the Florida Department of Transportation (FDOT) will be completed within the next four years. They include work on a new diverging diamond interchange at State Road 56 and Interstate 75, as well as projects on State Road 54 and State Road 52.

The construction schedules haven’t always met expectations.

Pasco County commissioners recently expressed displeasure with the slower than anticipated pace of project completions, especially on the diverging diamond. Pasco officials pushed to get the project started early, hoping for a spring 2021 completion. Instead, the schedule promises a summer 2022 end date, according to FDOT officials.

The new interchange is an entry and exit off I-75 onto State Road 56 where commercial and residential development is bringing new retail, hotels and residents to the area. Among the destinations are Cypress Creek Town Center, Tampa Premium Outlets and AdventHealth Center Ice.

The first completed road project is expected in late 2021 when work ends on the widening of State Road 54 east of Curley Road to east of Morris Bridge Road. The last project through the pipeline will be the widening and realignment of State Road 52 in summer 2024.

Here is a list of some major state road projects currently under construction in Pasco County:

Construction began in January 2019, with a completion scheduled in summer 2022. The estimated cost is about $33 million.

The diverging diamond is a popular design innovation with a unique pattern that relies on multiple lanes of traffic in a crisscross pattern and a limited number of traffic signals.

This project is the first diverging diamond in District 7 of the FDOT. Others are planned in Hillsborough County at State Road 54 and Martin Luther King Jr. Boulevard, at I-75; and at Gibsonton Drive, at I-75.

FDOT’S website praises the diverging diamond for its ability to handle heavy traffic volumes, increased pedestrian safety, more efficient signal timings and fewer opportunities for vehicles to crash.

The new interchange is located about 3.5 miles south of State Road 52. There will be a flyover for westbound Overpass Road access onto southbound I-75.

Overpass will be widened from two to four lanes between I-75 and Old Pasco Road, and to six lanes between I-75 and Boyette Road. Blair Drive will be realigned to connect with Old Pasco Road, and McKendree Road will be realigned to connect to Boyette.

Initially, crews will work in the southwest area of the project where a new neighborhood access road will be built at Old Pasco Road. It will replace the current Blair Drive link to Overpass.

Motorists westbound on State Road 54 make their way into Wesley Chapel as eastbound motorists head into Zephyrhills. The state road is being widened from two lanes to four lanes, with a median, to ease traffic congestion.

About 4.5 miles of State Road 54 will be widened from two lanes to four lanes from east of Curley Road to east of Morris Bridge Road.

Construction began in November 2017 and is scheduled for completion in late 2021. The estimated cost is $42.5 million.

In early November, eastbound traffic shifted onto newly paved lanes from west of Wesley Chapel Loop to New River Road. Simultaneously, Pasco is remodeling the New River Branch Public Library on State Road 54.

A sidewalk will be built on the north side of the roadway with a 10-foot-wide multi-use path on the south side.

Construction began in November 2019, with completion scheduled in summer 2024. The estimated cost is $81.4 million.

A short portion of McCabe Road between Curley Road and Wirt Road is closed until spring 2021. Williams Cemetery Road is closed east of Wichers Road and McCabe, also until spring 2021.

In addition, some daily lane closures, with flagmen signaling to motorists, can be expected on Curley, McCabe, Prospect Road and Clinton Avenue. A detour route is available using Curley, Prospect and Wirt.

About 3.8 miles of State Road 52 will be widened into a six-lane divided road from Suncoast Parkway to east of U.S. 41.

Construction began in September 2019, with completion scheduled in late 2023. The estimated cost is $49.8 million.

A 12-foot-wide multi-use path will be built on the north side of State Road 52. In addition, about one mile of U.S. 41 will be widened as it approaches the intersection with the state road.

Pasco is ushering in 2021 with more shops, restaurants

Shopping centers along State Road 54 and State Road 56 are continuing to attract more new stores and restaurants.

The Cypress Creek Town Center, Tampa Premium Outlets, The Preserve Marketplace, the Shoppes at Crossings Boulevard, Starkey Ranch Town Square, Starkey Ranch Business Center, The Shops at Wiregrass and the Grove at Wesley Chapel are building and remodeling in anticipation of new openings.

Total Wine & More is moving into the Cypress Creek Town Center in space formerly occupied by the Earth Fare grocery store.

The building, at 25535 Sierra Center Blvd., will undergo “interior alteration” for a remodel, according to a permit filed with Pasco County.

The town center, at the juncture of Interstate 75 and state roads 54 and 56, soon also will have a grand opening for Floor & Décor, now under construction on Sierra Center Boulevard. And, a Good Feet Store is on tap for the boulevard, too, according to county records.

A Hooters restaurant is under construction at the Shoppes at Crossings Boulevard at State Road 54 and Suncoast Parkway.

Across from the town center, construction is underway on an outparcel at Tampa Premium Outlets for a Tidal Wave Car Wash. A Zaxby’s restaurant also is anticipated. Recent arrivals at the outdoor mall include Main Event, Cigars International and Rock & Brew restaurant.

Along State Road 54, west of U.S. 41, online shopping will get a boost from an Amazon shipping center under construction at 17030 Mentmore Blvd. The facility is within the Bexley by Newland master-planned community, at the intersection with Bexley Village Drive.

E sushi & grill is open at the Starkey Ranch Town Square, at Gunn Highway and State Road 54 in Odessa.

The Shoppes at Crossings Boulevard, west of Bexley, is completing a makeover with a Hooters restaurant under construction. And, Pasco County just sealed a deal to bring Santander Consumer USA to occupy a portion of the former Target Superstore. The deal includes bringing 875 new jobs to the county.

Rasmussen College also previously submitted plans to the county, indicating it would occupy 44,000 square feet in the former big box retail store.

Further west, The Preserve Marketplace and two shopping centers by Starkey Ranch, off State Road 54, have construction work in progress. But, some shops and restaurants are open.

Amazon is building a shipping center at 17030 Mentmore Blvd., at the Bexley at Newland community, off State Road 54 and Suncoast Parkway.

CVS Pharmacy is open at The Preserve, along with the anchor grocery store, Greenwise. Majik Touch Cleaners is open, and 100 % Chiropractic is coming soon. Other businesses coming are Heartland Dental,  Chipotle, Panera Bread and Papa John’s.

At Gunn Highway and State Road 54, Publix is the anchor of the Starkey Ranch Town Square. Other tenants include e sushi & grill, J. Joseph Salon, The UPS Store, Polish The Nail Bar, and Zampelli’s Pizza and Pasta restaurant.

At Heart Pine Avenue, the Starkey Ranch Business Center hosts shops and restaurants including The Wicked Pour, Tropical Smoothie Cafe, Yoga Six and Hungry Greek restaurant.

Tidal Wave Car Wash is under construction on an outparcel at Tampa Premium Outlets, off State Road 54.

The Shops at Wiregrass, off State Road 56 and Bruce B. Downs, and the Grove at Wesley Chapel, off State Road 54 west of Interstate 75, both are welcoming new stores and restaurants, too.

The Grove is in the midst of a major makeover, in progress, following the $64 million purchase of the shopping center by Mishorim Gold Properties in 2019.

The company is investing more than $110 million to renovate the Grove. Plans include a shipping container park – known as KRATE – with shops, offices and restaurants. A stage will feature daily live entertainment. A dog park and a playground will build on the overall design in promoting a community place in Wesley Chapel.

On its Facebook page, the Grove recently began teasing to future tenants at the container park with the “12 Days of KRATEmas.” Among the tenants are 365 Café Italiano; ATO, specializing in sushi and burritos; Provisions, with specialty coffees and an artisan café menu; and The Cake Girl.

Floor & Décor will open soon at Cypress Creek Town Center in a shopping center on Sierra Center Boulevard. Also, a Total Wine & More is slated to move into the Earth Fare space.

RAW, a workspace collaborative, held a grand opening Dec. 3.

In addition, Prime Barbershop and Brooklyn Water Bagels recently opened. King of the Coop, a Nashville hot chicken eatery, soon will open, too, according to the restaurant’s Facebook page. It will be the second location for King of the Coop, currently located in the restaurant-rich Seminole Heights neighborhood in Tampa.

County permits also show Best NY Pizza Worx is coming to 6027 Wesley Grove Blvd., in the Grove.

The Shops at Wiregrass has opened, or will soon open, 11 new shops, according to a news release from the mall.

New shops are Beauty In Abundance, a beauty, hair care and make-up shop; Crimson Chain Leatherworks, specializing in costumes and accessories for Renaissance fairs, fantasy and historical reenactments; and Arega NY, a swim and activewear boutique.

Additional stores include a lululemon Pop-Up, specializing in yoga-inspired and athletic clothes for women and men; Chuck Lager’s American Tavern, a family restaurant with a classic menu of pasta and burgers; GO! Calendars Games and Toys; Ornament Shoppe, with decorative and personalized ornament selections; Design Hut, a boutique with personalized gifts including custom shirts; Hickory Farms, featuring cured meats, cheeses, wine pairings and hand-picked fruits; and, Fit2Run, a superstore with brand name athletic footwear, running apparel and accessories.

Sephora, a makeup and accessories boutique, is slated to open in spring 2021.

Dining and shopping options expand, near Wesley Chapel

Impacts from the COVID-19 pandemic have forced businesses to shutter, and others to regroup — but activity continues to hum along at the Cypress Creek Town Center, near Wesley Chapel.

Located at Wesley Chapel Boulevard and State Road 56, the outdoor mall features a broad array of shops, restaurants, stores and a hotel on the north side of State Road 56.

Meanwhile, across the way, on the south side of State Road 56, Tampa Premium Outlets occupies a large chunk of real estate, but is surrounded by free-standing restaurants, big box stores, an entertainment venue and other things.

The assortment of places to eat, drink, shop and have fun continues to grow.

The newest development is a massive Floor & Décor, now under construction at 25737 Sierra Center Blvd.

Crews were busy painting an exterior wall recently, and a sign hung on a chain-link fence made this promise: Coming soon.

Floor & Décor, headquartered in Atlanta, offers a wide assortment of in-stock, hard-surface flooring, including tile, wood, laminate/luxury vinyl plank, and natural stone, along with decorative and installation accessories.

Hockey enthusiasts can get their gear at Pure Hockey, a sporting goods store that specializes in that sport.

A number of other new businesses have opened nearby, or are expected to open soon.

They include:

  • Pure Hockey, 25629 Sierra Center Blvd., sporting goods store that specializes in hockey gear
  • La-Z-Boy Home Furnishings & Decor, a 13,560-square-foot store at 25960 Sierra Center Blvd.
  • Five Guys, a restaurant specializing in handcrafted burgers and fresh fries, at 25598 Sierra Center Blvd.
  • Crumbl Cookies, a dessert shop offering specialty cookies, at 25922 Sierra Center Blvd.
  • European Wax Center, at 25914 Sierra Center Blvd., provides a range of waxing services for the entire body.
  • Woof Gang Bakery and Grooming, a specialty shop for pet grooming, pet food and supplies, at 25912 Sierra Center Blvd.
  • Charles Schwab, at 25926 Sierra Center Blvd., which provides a range of brokerage, banking and financial advisory services
  • IVX Health, at 25930 Sierra Center Blvd., offers biologic injections and infusions for patients with health care issues, including Crohn’s disease, ulcerative colitis, lupus and multiple sclerosis.
  • Zukku Sushi, at 25916 Sierra Center Blvd., is opening soon, according to its Facebook page. It offers a menu of sushi burritos, curated pig bowls and curated sushi bowls, sashimi and nigiri.

Meanwhile, at the western end of Sierra Center Boulevard, Bloomin’ Brands plans to open a trio of restaurants.

Bonefish Grill, which is part of the Bloomin’ Brands family of restaurants, is expected to open soon, near Wesley Chapel Boulevard and State Road 56.

The first of those, Aussie Grill, opened in May, at 25340 Sierra Center Blvd. It is the first stand-alone restaurant in this brand that the chain has opened anywhere.

A Bonefish Grill is expected to open this fall, and a Carrabba’s Italian Grill is expected to open early next year, according to the company website.

The three restaurants will be clustered together with a shared parking lot.

On the southern side of State Road 56, Rock & Brews is in the process of hiring, in anticipation of opening soon.

Rock and Brews has been busy filling positions, in anticipation of opening soon.

The restaurant, at 26000 State Road 56, will have décor that features rock n’ roll posters. Televisions will play music videos, and diners will be able to play shuffleboard, corn hole and foosball.

The restaurant’s menu includes burgers, pizzas and salads — made from scratch with locally sourced ingredients. Plus, there’s a large selection of craft beers and an outdoor patio.

Nearby, Cigars International, at 2691 Creek Grass Way, recently opened — offering a selection of 1,300 cigar brands, a full-service lounge, an outdoor lounge and other amenities.

This sushi restaurant, in the Cypress Creek Town Center, is expected to open soon, according to its Facebook page.

Another recently opened attraction, Main Event, at 2839 Creek Grass Way, is a 49,000-square-foot venue offering 22 bowling lanes, billiards, laser tag, gravity ropes, shuffleboard, games, banquet rooms and various food options.

Future plans in the development call for a 70-seat Zaxby’s restaurant and a 3,120-square-foot  Tidal Wave car wash, in the general vicinity of the Aldi grocery store, which opened earlier this year, at 2215 Sun Vista Drive.

Beyond what’s already been developed, there’s also room available for future growth, according to a marketing brochure prepared by Colliers International.

The brochure reports an estimated population of 112,600 within a 5-mile radius of the center, with an average age of 37.8 years old and an average household income of $99,937.

Those statistics may explain why the area has fared so well, despite the COVID-19 pandemic.

Pasco keeps growing, despite COVID-19

Business in Pasco County is coming back to life as residents, weary of a pandemic-enforced lockdown, venture back to the world of shopping and dining.

There are hopeful signs for commercial rebirth.

Parking lots at malls and shopping centers are filling up again.

But, it’s not just the established businesses that are reviving Pasco’s economy. Business owners and developers continue to invest in new retail especially along one of the county’s busiest east/west corridors – State Road 54 and State Road 56.

On State Road 54, west of U.S. 41, The Preserve Marketplace and two retail centers at Starkey Ranch are adding shops, restaurants, health care services, and offices.

At Bexley Ranch, in Land O’ Lakes, land is being cleared and leveled on Lot A for the Bexley South Office Park, off Bexley Village Drive, near Springhill Suites.

A Crunch Fitness is scheduled to open Aug. 25, off State Road 54 in Trinity.

Meanwhile, on the State Road 54/56 corridor east of U.S. 41, there are new developments, too.

Near the juncture of State Road 56 and Interstate 75, a banner announces that Tidal Wave Auto Spa is coming to an outparcel at Tampa Premium Outlets.

In the same general area, Main Event, a 50,000-square-foot entertainment venue, celebrated its grand opening less than two weeks ago.

And, another Crunch Fitness is planning to open in October in the old Winn-Dixie location, off Collier Parkway and State Road 54, in Land O’ Lakes.

The Collier Parkway location is a great choice for a fitness gym because it’s along a high traffic corridor, said Geoff Dyer, president of Crunch Fitness. “It’s in the heart of the (Land O’ Lakes) neighborhood,” he said.

During the COVID-19 shutdown, work continued on the Trinity and Land O’ Lakes locations, Dyer said, adding, “for all intents and purposes, we haven’t seen any slow-down in our developments.”

He noted that Crunch Fitness gyms shut down for about two months at the start of the pandemic, but now the gyms are open and adhering to safety guidelines of the Center for Disease Control and Prevention.

“Membership has returned to about 95% of what it was pre-shutdown,” Dyer said.

While activity, in general, appears to be picking up and new construction continues to kick up dirt — a cloud hovers over business decisions due to the uncertain nature of COVID-19.

Ralph Santell and his family moved to Starkey Ranch and began plans to open Santelli Pizza & Pasta nearly three years ago. They saw the growth happening in Pasco.

His storefront is at Starkey Ranch Town Square, a plaza located at State Road 54 and Gunn Highway. A few tenants in the center, including J. Joseph Salon, are open.

Santell plans to open by September, possibly with outdoor dining and takeout. He said he’ll decide closer to opening whether he’ll initially offer indoor dining.

“That (COVID-19) has been an extra challenge that influences things on a daily basis,” Santell said. “It’s been hard to navigate the whole COVID-19 situation. We take it one day at a time.”

Santell also owns a restaurant in the Westchase subdivision in Hillsborough County. That restaurant closed, then reopened, but is now closed again — except for takeout.

Another Starkey Ranch retail center at State Road 54 and Heart Pine Avenue – Starkey Ranch Business Park – also has a roster of tenants slated to open, including The Wicked Pour, Tropical Smoothie Café and Hungry Greek.

The pandemic slowed opening plans, but construction on the retail park is nearly finished.

“All of these are coming along,” said Matt Call, project director for Starkey Ranch. “With COVID-19, things take a bit longer.”

Additional outparcels at both retail centers are available for development — though it could take longer to get projects going, Call added.

Typically, residential construction is a key to spurring on new retail, Call said.

He said Starkey Ranch and Bexley by Newland are the top residential sellers in the Tampa Bay area. Together, they add about 800 residential units annually to Pasco, he said.

Pasco also is on an apartment building spree with about nine complexes planned or under construction.

Near the Tampa Premium Outlets and Cypress Creek Town Center, Brightwork Crossing apartment complex is attracting new renters to the commercial epicenter of the Wesley Chapel area.

Two Altis apartment complexes, one by Wiregrass Ranch on State Road 56 and a second on South Branch Boulevard at Starkey Ranch, are adding to Pasco tenant population.

Bainbridge Sunlake is an upscale apartment complex being built at State Road 54, and Mentmore Boulevard, next to The Shoppes at Sunlake Centre.

A new standalone Starbucks is coming soon to the Sunlake shopping center, as well.

Retail developments, including The Preserve Marketplace, are adding new tenants, including the recently opened anchor store – Greenwise. Majik Touch Cleaners is open, too.

Other tenants with plans to open include Chipotle, Heartland Dental and CVS Pharmacy.

“It’s going to be a cool little plaza when it’s done,” Call said. “I think Pasco is going to continue to grow. There’s no doubt in my mind.”

What’s happening along State Road 54

Main Event: A family fun destination

The tempo was upbeat, as arcade lights glowed and music pulsed through a surround-sound system at last week’s grand-opening celebration for Main Event, a new entertainment venue next to Tampa Premium Outlets.

Visitors had a chance to get their first peek at a place that’s obviously dedicated to being a fun destination for people of all ages.

Main Event, at 2839 Creek Grass Way in Lutz, offers a wide array of activities, including bowling, arcade games, laser tag, gravity ropes and other activities, plus various food and drink options.

Members of the North Tampa Bay Chamber gathered to welcome Main Event to the community and their enthusiasm was apparent.

It was the chamber’s first big, in-person ribbon-cutting ceremony since concerns about potential spread of COVID-19 shut down such activities beginning in mid-March.

Hope Kennedy, president and CEO of the North Tampa Bay Chamber, put it like this: “We’re so excited to be able to have a grand opening — figure it out, logistically, with all of the CDC regulations.”

She’s also enthused about what Main Event will bring to the community.

“This was the one thing that was lacking in Wesley Chapel — family entertainment, where you felt safe to come with your entire family, have a great time,” the chamber executive said. “It appeals to all age groups. It’s a needed addition to our community.”

Christa Watson, the sales manager for Main Event, explained, in an interview, why the entertainment center chose the Pasco County location.

“This appealed to our company because it’s an underserved market,” Watson said.

“We knew this area needed something for families.

“The way that Wesley Chapel and Lutz are growing — there are families here, who want to have some fun.

“There isn’t anything for families to do, like this, for about 22 to 25 miles,” Watson said. “Why not Wesley Chapel? Why not Lutz.”

The sales manager detailed some of the center’s offerings.

“We have over 50,000 square feet of family fun entertainment center, here.

“We have 22 bowling lanes that are state-of-the-art. We have a two-story, indoor laser tag arena. We have a suspended gravity ropes course with zipline, indoors — hello, how fun!

“We have over 125 arcade games, a full kitchen and restaurant,” she said. There’s also a grab-and-go food option, and a full bar.

“We have meeting and party space, as well,” Watson said.

There are more than 100 arcade games at Main Event, and there’s bowling, laser tag, gravity ropes and other activities, plus various food and drink options.

The center officially opened on July 17, at noon, and it will be open 365 days a year.

Watson addressed the logistics of trying to open the business in the midst of a global pandemic.

“It’s been challenging, but honestly, any great business just pivots.

“We’ll open mindfully and thoughtfully, at somewhere between 10% and 15% of our capacity.

“That way, we can properly socially distance at every one of our activities, at the bowling lane, and our bar and at the restaurants,” Watson said.

Even in the midst of a pandemic, Main Event gives people a chance to go out and have fun, she said.

“Right now, people and families haven’t really been able to do anything,” Watson noted.

But, precautions are being taken to ensure the safety of staff and customers, she added.

All staff members are wearing masks and gloves, and everyone over the age of 4 who enters the center will be required to wear a mask, in accordance to Pasco County’s regulations.

“Every single game and activity is sanitized after each individual person. We work in zones here, with team members.

“We have a bowling valet that serves you and fits you for your balls and your shoes, versus a self-serve touch environment.”

“Constant safety is really important to us at Main Event because we know that it’s the only way families, in an environment (COVID-19) like this, will be able to come out, get out a little bit and have some fun,” Watson said.

She also advised potential visitors that they should check Main Event’s website to find out about new promotions and specials. There also are different kinds of packages available for groups, she said.

And, she noted that Main Event has partnerships with AdventHealth Center Ice, Wiregrass Ranch sports complex and various hospitality entities.

Main Event is looking forward to offering a fun option for families traveling to the area for sporting events, Watson said.

Lisa Goodnite, general manager at the center, thanked all of the people who helped get the center ready to open.

Main Event is based in Plano, Texas, and has locations across the United States.

Alex Garza, director of operations for a territory of the company, said Main Event intends to be a fun destination for people of all ages.

He noted that it also provides job opportunities for the local economy, noting the one which opened last week in Pasco County already has added 100 jobs to the local economy, and expects to have 160 to 170, when things begin looking up.

Chris Morris, the company’s president and CEO, attended the grand opening to help celebrate the new center.

“We are so proud to be part of Wesley Chapel,” Morris said. “We want to be part of your community. We look forward to being here many, many years.

“We can’t wait to have a lot of fun and see smiles on faces,” he said.

And, it didn’t take long for the good times to begin.

Chamber members were having a blast, as they hurled bowling balls down the center’s state-of-the-art lanes — a Main Event ceremonial ball roll.

New retail coming soon to Cypress Creek Town Center

Cypress Creek Town Center is adding new retail to its commercial roster.

Though COVID-19 hit a pause button for the Pasco County community, construction workers are still building out new space for shops, restaurants and offices at the town center. Located across from Tampa Premium Outlets on State Road 56, the outdoor mall is at the epicenter of new development in the Wesley Chapel and Lutz areas of the county.

Anticipated tenants in a new strip center along Sierra Center Boulevard include Crumbl Cookies, Zukku Sushi, Charles Schwab, and IVX Health, according to county records.

Construction is underway on a stand-a-lone La-Z-Boy.

European Wax Center, and Woof Gang Bakery and Grooming already are open.

European Wax Center provides a range of waxing services for the entire body.

Two previously announced restaurants, Bonefish Grill and Carrabba’s Italian Grill, will have delayed openings, due to “construction timelines,” according to an email from Bloomin’ Brands, which owns the restaurants.

One other Bloomin’ Brand restaurant, Aussie Grill, opened in May, but is following guidelines from the Centers for Disease Control and Prevention. The Outback Steakhouse-inspired eatery accommodates some seating with social distancing, drive-thru, and Uber Eats and DoorDash delivery services.

Aussie Grill, near the town center entrance at Grand Cypress Drive, is the first stand-alone restaurant for the brand in Lutz.

The three Bloomin’ Brands’ restaurants eventually will be clustered together with a shared parking lot along Sierra Center.

Aussie Grill, a Bloomin’ Brand restaurant, opened in May with limited dine-in and drive-thru service.

Tenant details:

Crumbl Cookies is a dessert shop for specialty cookies and Crumbl Cream, a concoction of cookies and ice cream flavors. Menus rotate weekly to give customers four specialty choices. However, warm milk chocolate chip and chilled sugar cookies are always available, according to the company’s website.

Crumbl Cream flavors include Churro, Buckeye Brownie and Muddy Buddy.

Zukku Sushi offers a menu of sushi burritos, curated pig bowls and curated sushi bowls, sashimi and nigiri. Currently the restaurant dishes its bowls at the Heights Public Market, at Armature Works in Tampa.

Charles Schwab provides a range of brokerage, banking and financial advisory services.

La-Z-Boy is a home and office furniture store that includes accessories and home decor.

IVX Health offers biologic injections and infusions for patients with health care issues, including Crohn’s disease, ulcerative colitis, lupus and multiple sclerosis. The clinic provides private suites with leather recliners, flexible scheduling and personal service from its clinical staff, according to its website.

European Wax Center provides a range of waxing services for the entire body.

Woof Gang Bakery & Grooming is a specialty shop for pet food and supplies and pet grooming.

La-Z-Boy is a home and office furniture store that includes accessories and home decor.

Shoppes at Cypress Creek Center now going up

A new retail strip center is coming to a site on State Road 54, west of Tampa Premium Outlets and the Cypress Creek Town Center.

Paradise Ventures Inc., is clearing land and installing infrastructure on about 3.5 acres at the northwest corner of State Road 54 and Old Cypress Road. The site is west of Interstate 75, within proximity of Tampa Premium Outlets and the Cypress Creek Town Center.

A conceptual plan filed with the county shows a “strip retail” center of about 18,000 square feet. Two 9,000-square-foot buildings are planned with a 20-foot breezeway between them. An outparcel is proposed as a site for a “quick service” restaurant of about 3,500 square feet. Two outdoor patios also are shown.

A company representative could not be reached for comment.

Paradise Ventures, based in Safety Harbor, previously developed the Shoppes at Terra Bella, also along State Road 54, east of Livingston Road.

No information is available on potential tenants at Shoppes at Cypress Creek. But, tenants at Terra Bella include national chains, such as AT & T, Firehouse Subs, and Tropical Smoothie Café.

State Road 54 is among the county’s busiest east/west corridors, making it an attractive development area.

Plans filed by Paradise Ventures cite state traffic counts along the State Road 54 corridor at about 73,000 annual average daily trips. That volume is expected to grow to nearly 100,000 by 2025, according to a county comprehensive transportation plan.

Florida Avenue Brewing ready to begin pouring

Craft beer lovers get ready for the taste of some new brews in Pasco County.

Florida Avenue Brewing Co., anticipates opening by the end of July, possibly as soon as July 15.

“We’re super excited about it,” said Anthony Derby, chief executive officer of Florida Avenue Brewing.

“This project is bigger than what I imagined it to be – in a good way,” said Derby, who also is a founder and CEO of Brew Bus Brewing in the Seminole Heights neighborhood of Tampa.

When Florida Avenue Brewing opens in Wesley Chapel, Derby anticipates it will be able to produce 60,000 barrels a year, and claim its place as the largest locally owned brewery in Florida.

A grain silo will allow storage of grain in bulk.

The brewery will have about 14 distributors selling its craft beers statewide, from Tallahassee to Key West.

The Pasco County Commission recently approved an economic incentive payment of about $253,000. In return, Florida Brewing will create at least 42 jobs related to the manufacturing activities of the brewery, according to the county’s agreement.

The payment also will fund an employee training grant for Pasco-based employees, and reimbursement of county utility service connection fees.

Derby anticipates that as many as 150 jobs in manufacturing and retail, including restaurant positions, will be created over time.

The brewery will open in the former Sports + Field, at 2029 Arrowgrass Drive.

Florida Avenue Brewing will open in July at the former Sports + Field in Wesley Chapel. Remodeling of the building is nearing completion.

Construction work on a major remodel of the building is nearly complete.

Florida Brewing will have a full restaurant, a 3,500-square-foot outdoor beer garden, a private beer garden for special events, an open kitchen, and a large closed kitchen.

Patrons will have an open view through glass into the brewery from inside the dining room, as well as from the outside.

Derby envisions Florida Brewing as a community gathering place to enjoy craft beers, family and friends, sports on television, dining, music, and games such as corn hole and bocce.

In the midst of COVID-19, there were a few delays in construction. But, everything is coming together, Derby said.

The cannery line, for example, came from Italy, a hot spot for COVID-19. Brewing equipment from Washington State, also a COVID-19 hot spot, will be shipped shortly, Derby said.

Patrons’ safety is foremost, so Derby said Florida Brewing is closely watching changing guidelines on opening for business, including social distancing and allowable capacity.

Florida Brewing will be ready for everything, said Derby.

“We’re preparing disposable menus,” he added.

Florida Avenue Brewing will sell its craft beer to distributors across the state.

The Wesley Chapel site eventually will produce about 80% of the company’s beer products, and will be the company’s flagship location, Derby said.

Brew Bus Brewing and Florida Avenue Brewing are affiliated, but Florida Avenue Brewing is the company’s flagship brand.

Operations will continue in Seminole Heights at Brew Bus Brewing, a popular Tampa and Seminole Heights destination, and a starting point for public and private beer tours throughout Tampa Bay.

Florida Brewing is making an investment of about $12 million at its new location, including renovations to the building.

County officials estimate Florida Brewing Bus will contribute an average of $15.7 million to the Gross County Product.

Pasco’s economic potential is well-known to Derby, whose mother-in-law lives in Wesley Chapel.

Before settling on the Arrowgrass site, the company looked at a vacant 15-acre site near the Tampa Premium Outlets.

“It just wasn’t right for us,” Derby said.

The former Sports + Field building — with its large size and prime location near ongoing development off State Road 56 — felt like the perfect fit.

“I’ve seen this area grow,” he said.

More restaurants, entertainment coming soon

Cypress Creek Town Center is adding a rock-themed, family restaurant; a game and entertainment venue; and a cigar emporium to its retail roster.

Rock & Brews, Main Event and Cigars International are under construction on the south side of State Road 56, on stand-alone parcels adjacent to Tampa Premium Outlets.

COVID-19 likely will determine the date.

“With everything going on, you can’t pull the trigger on hiring until we get to 100% capacity without 6-foot separation. We want to make sure you get the whole Rock & Brews experience,” the general manager said.

Patituce emphasizes that despite the “Rock” in the name, this is a family friendly restaurant.

Gene Simmons and Paul Stanley, members of KISS, are “corporation ambassadors,” Patituce said. KISS, a rock band from the 1970s, is known for their painted faces, futuristic costumes and pyrotechnic effects during live performances.

The décor features rock n’ roll posters. Televisions play music videos. And, diners can play shuffleboard, corn hole and foosball.

The menu includes burgers, pizzas and creative salads — made from scratch with locally sourced ingredients.

The restaurant also boasts a large selection of craft beers and an outdoor patio.

“We’re really excited to have Main Event and Cigars International within walking distance. We want to have a partnership together.”

Main Event is an approximately 49,000-square-foot venue that will feature 22 bowling lanes, billiards, laser tag, gravity ropes, shuffleboard, games and two banquet rooms.

Patituce grew up in Florida. He helped open another Rock & Brews in Kissimmee. The Wesley Chapel location will be the fourth restaurant in Florida.

Main Event is an approximately 49,000-square-foot venue that will feature 22 bowling lanes, billiards, laser tag, gravity ropes, shuffleboard, games and two banquet rooms.

An opening is expected in 2020.

Cigars International’s website describes the company – known for its online and catalog sales – as the “King Kong” of the cigar industry.

Its headquarters is in Bethlehem, Pennsylvania; its corporate owner is Scandinavian Tobacco Group.

According to permits issued by Pasco County, the store will be nearly 13,000 square feet including the outdoor patio. The company’s online menu lists more than 1,600 cigar brands, accessories and a Cigar of the Month Club.

Representatives for Main Event and Cigars International weren’t available for comment.

Diverging diamond work moves forward

Work is approaching the halfway mark on the diverging diamond interchange at Interstate 75 and State Road 56.

The project is expected to be completed in summer 2022, according to Florida Department of Transportation officials.

“We’ve got quite a way to go,” said John McShaffrey, FDOT communications outreach manager in District 7. “Until we get to the point we can convert to the diverging diamond, we really won’t see any benefit to the traffic or to pedestrians.”

Construction to retrofit the interchange began in 2019 on the project, which has an estimated cost of $33.2 million.

Diverging diamond interchanges rely on multiple lanes of traffic in a crisscross pattern, with a limited number of traffic signals.

Periodic lane closures and traffic shifts will be required, though most of the work is within the ramp areas. Activities are concentrated at the interchange between Wesley Chapel Boulevard and Cypress Ridge Boulevard.

Once the new design is road ready, the interchange is expected to ease traffic gridlock at one of the county’s busiest intersections, where I-75, State Road 56, State Road 54 and Wesley Chapel Boulevard converge.

Tampa Premium Outlets, the Cypress Creek Town Center, AdventHealth Center Ice and Brightwater Crossings apartment complex are driving growth in retail and residential development.

They also are drawing long lines of motorists moving onto and off the busy roadways.

The project originally slated to begin in 2024 got moved ahead of schedule by about two years.

Just two weeks ago, the DOT announced that the project’s completion date was accelerated by two weeks under a directive by Florida Gov. Ron DeSantis. The governor is taking advantage of reduced traffic volumes at this time to get road work completed more quickly.

This project is the first diverging diamond in District 7 of the FDOT.

Other similar designs are planned in Hillsborough County for State Road 54 and Martin Luther King Jr. Boulevard, at I-75; and at Gibsonton Drive, at I-75.

Florida’s first diverging diamond opened at University Parkway at I-75, in Sarasota, in 2017.

01/23/2021 – Star Wars Night

The Museum of Science & Industry (MOSI), 4801 E. Fowler Ave., in Tampa, will host a Star Wars Family Night on Jan. 23 from 6 p.m. to 8 p.m., for ages 7 and older. Guests can take part in intergalactic adventures and hands-on activities, such as build-your-own lightsaber and train in the art of dueling. Participants also can control a droid through an obstacle course, learn about traveling to other planets in the Saunders planetarium, and navigate through exhibits.
