Crystal Lagoon

Leaders tour new research center site

May 4, 2021 By B.C. Manion

Leaders from Moffitt Cancer Center, Lennar, and Metro Development Group recently toured the Central Pasco site that is planned to become home to a massive research and innovation district — as well as to one of the West Central Florida region’s newest live-work-play communities.

As plans for the new Angeline mixed-use community continue to take shape — H. Lee Moffitt, founder of Moffitt Cancer Center; Dr. Patrick Hwu, CEO of Moffitt Cancer Center; John Ryan, CEO of Metro Development Group; and Mark Metheny, division president of Lennar Central Florida toured the property on April 22 — riding in off-road vehicles along trails and dirt roads, according to a news release.

Angeline — which is being billed as a wellness-themed community — will be developed on thousands of acres of land, east of the Suncoast Parkway and south of State Road 52.

Moffitt plans to create a massive research and corporate innovation district that is expected to become a life sciences destination for the world.

Moffitt is working closely with the project developer, Metro Development Group, and the lead homebuilder, Lennar.

In the first phase, Moffitt will construct 128,000 square feet for a corporate business park, generating approximately 430 full-time jobs, the release says.

Once the Suncoast Parkway-Ridge Road Extension intersection is built, the first phase is expected to be complete in five years.

Plans for the Angeline community, which spans 6,200 acres, include a variety of homes from leading homebuilders for 30,000 new residents, a 150-acre regional park, Crystal Lagoon and beach, village center featuring restaurants and retail, and 3,600-plus acres of natural, undeveloped green space with an extensive trail network that could span up to 100 miles, the release says.

“Touring the Pasco campus for the first time only solidified how incredible this endeavor will be,” Moffitt’s CEO Hwu said, in the release.

He is meeting with biotech companies and other potential partners to be involved in the Moffitt facility.

“We foresee a first-of-its-kind campus with patient care, research, biotech, wellness, digital innovation and ultimately cures,” Hwu adds, in the release.

He also talked with the Metro Development Group and Lennar leaders about how the growth opportunity created by Moffitt’s new Pasco County location was one of the major reasons he decided to join Moffitt as CEO last year.

Site entitlements for Moffitt’s project, which encompass 24 million square feet, include plans for a hospital, research and development space, office, manufacturing, laboratories, pharmacies, educational facility/university, hotel, and commercial space. The multiyear, multiphase project is expected to create 14,500 jobs.

At the site visit, Metro Development Group shared initial ideas for the surrounding mixed-use master-planned community and amenities to complement Moffitt’s expansion campus, according to the release.

Leaders discussed potential synergies, such as researchers working with students at a STEM magnet school.

Here is a look at the progress being made on the Ridge Road extension, at the site that is part of a massive development being planned for a Pasco campus of the Moffitt Cancer Center. In addition to research facilities, the new community of Angeline will feature neighborhoods and an array of amenities.

Angeline will have a focus on being a wellness community, with fitness trails and recreation areas that would benefit those who live and work on campus, as well as cancer patients and survivors. The community will be built with a digital infrastructure to provide high-speed connectivity indoors and outdoors, the release says.

“We are proud to partner with Moffitt and Lennar on this forward-thinking project,” John Ryan of Metro Development Group, added in the release. “At Metro, we are known for creating healthy places for residents to live and work, and being aligned with Moffitt is a great fit in this regard.”

“We are very excited to be one of the first builders selected for Angeline, and look forward to providing a great product for the residents of Angeline and Pasco County,” said Lennar’s Metheny.

On the same day that the tour was taking place, Dr. Timothy Kubal was talking about the Moffitt Cancer Center at Wesley Chapel, where he is senior medical director, during a Zoom economic development briefing with members of the North Tampa Bay Chamber of Commerce.

During his talk, Kubal mentioned that the tour of the cancer hospital’s new Pasco site, which included Moffitt’s CEO, was happening on the same day.

“We bought a massive amount of space — 775 acres, Suncoast Parkway, Ridge Road extension,” Kubal said, noting the need for that site “arises out of a need for space.”

Plans for the site, he said, are not “100% fleshed out yet, because it is so early.”

However, he added: “We’re going to keep growing because we’ve got a 25-acre footprint that is old.

“We need to be able to offer all of these different services in different places.

“So, we’re growing — we’re going to grow north, south, east, west — and we’re looking to grow with the community,” Kubal said.

inPrep charter school to open this fall

February 26, 2020 By B.C. Manion

When Innovation Preparatory Academy, a new charter school in Wesley Chapel, opens this fall, it will usher in new opportunities in technology and innovation for students, according to officials at the groundbreaking ceremony last week for the school.

“It would be easy just to throw another school building up here. That’s not what you’re going to see,” said Jonathan Hage, the founder, chairman, president and CEO of Charter Schools USA.

Greg Singleton, CEO of Metro Development Group, shared details of Innovation Preparatory Academy, or inPrep for short, that is set to open this fall in Wesley Chapel. (B.C. Manion)

“You’re going to see a learning environment that’s truly on the very cutting edge of what is the best in the country,” said Hage, whose organization will be operating the school, under a partnership with Metro Development Group.

“This is actually one of the most innovative school projects we’ve ever been a part of, in our 22 years of building and operating charter schools around the country,” the education professional said.

“We’re going to be looking at the technology in a wholly different way because we have the 5G network,” Hage said. “They created a project from the ground up that’s designed to ensure that parents have amazing options and choices for their children.

“I’ll tell you, it’s a testament of the work that’s been done on the ground here, by an innovative team that wanted to make sure that we put the kids first in this county and make sure that the families had something that was unique for them,” Hage added.

Greg Singleton, president of Metro Development Group, told the crowd: “We’re super excited about what’s going on here. The goal here is to make this one of the best educational facilities in this particular region.”

The K-8 school, which will be called inPrep for short, will have a capacity for 765 students.

It will open this fall as a K-6 school, adding seventh grade in its second year of operation, and eighth grade the year after that.

“We’re going to use a curriculum called the WISH model, which stands for Wellness, Innovation, Science and Health. And, also, the science courses will be based on the STEM model, which is used to kind of motivate kids to get interested in science and technology, and engineering and math.

“Also, for the gifted and high-achieving students, inPrep is going to offer programs that are designed by England’s University of Cambridge to meet the needs (of those students.)

“Obviously, it took a Herculean effort to pull this off,” Singleton said, thanking the Metro team involved in the effort, as well as Red Apple Development, Charter Schools USA, Pasco County Schools, the Pasco County Commission and Pasco County government.

Pasco County Commissioner Ron Oakley was there to celebrate the groundbreaking.

He praised the progress being made in Connected City, which encompasses two Metro Places communities — Epperson and Mirada.

Each of those communities has a multi-acre Crystal Lagoon and Metro’s exclusive ULTRAFi high-speed Internet technology.

Pasco School Board member Alan Altman noted, “this is extremely rare to have such a cooperative partnership arrangement between a private developer and the county and the school district, and see an innovative charter school come in.”

He touched on the variety of academic programs the school district has added, to provide more choice for parents and students, and this charter school offers another new option.

“The more I learn about other school districts around the state, the more appreciative I am of Pasco County, and our board and our superintendent who have stepped out and said, ‘We want to provide choice. We want to provide opportunities.’

“The families and the citizens of this community will benefit for years to come because of the cooperation that has allowed this to be another opportunity for learning for our students,” Altman said.

Hage, too, marveled at the partnerships involved in the project.

The future is bright, he said, “when people still care about education this much and in this way.

“You see families and kids and business people and elected leaders all coming together, and doing what’s right for families and kids, that’s a unique thing.

“You don’t often see that,” Hage said.

Singleton encouraged parents who are interested to sign up soon.

“I think this is going to fill up immediately because this is something really special,” he said.

Biscayne Homes now in Epperson

April 24, 2019 By Special to The Laker/Lutz News

Biscayne Homes is a new homebuilder in Tampa Bay whose partners bring 30-plus years of expertise in exceptional construction practices and innovative design to the Wesley Chapel community of Epperson.

“Compared to other homes in our price range, we believe we build a better home with superior construction methods and floor plans never seen before in Tampa Bay,” said David Adler, a partner in the business.

This fabulous, high-end kitchen in the Sabal 3 model home flows gracefully into a large dining area that overlooks a huge covered lanai.

Working with Adler is Emmanuel Stern, who also heads up the company’s Epperson community of 107 single-family homes.

“All of our homes are built on 75-foot lots — the largest homesites available in Epperson,” said Stern. “And, our homes have the closest proximity to the Crystal Lagoon in the community.”

All Biscayne Homes residences are just a short walk or bicycle ride to Epperson’s unique Crystal Lagoon pool and recreation area. This 7.5-acre, 16-million-gallon amenity has crystal-clear water that is perfect for swimming, kayaking, snorkeling, paddle-boarding, sailing on small boats and relaxing in its quiet cabana coves.

“We chose Epperson as our first community because we want to be part of the Crystal Lagoon phenomenon and the fabulous amenities it offers our buyers,” said Stern.

Open House This Weekend
Biscayne Homes is hosting an open house of its Sabal 3 model home this weekend, April 27 and April 28, from 10 a.m. to 6 p.m., and also the following weekend, May 2 and May 3.

The Sabal 3 model is beautifully decorated and offers a spacious floor plan at 4,271 square feet. The home has coffered ceilings in its oversized living room, master bedroom and dining room; a high-end kitchen with an oversized island; and, 3 bedrooms on the first floor. The second floor boasts a large bonus room and 4th and 5th bedrooms. The home also has 4.5 baths.

Every Biscayne Homes floor plan has the option to convert a side garage and adjacent flex room to a large and airy in-law suite, featuring a bedroom, private living area, full bath and lots of windows for natural lighting.

The side garage is also ideal for active families to store bicycles, kayaks, paddleboards and even golf carts — all to enhance their new Crystal Lagoon lifestyle.

Biscayne Homes executives are also excited to be introducing its superior construction process to the Tampa market.

“Our homes are built to the high standards required in south Florida, which means our homes are more wind and water resistant than most homes built in Tampa,” said Adler. “An example is our use of concrete block, which we use instead of wood, to build the second floor of our homes.”

Biscayne Homes also incorporates the latest in international design trends that are popular in south Florida, but new to this area.

“We design our homes so that all space is truly usable, and that all living areas flow smoothly together,” said Adler. “We offer as standard features 10-foot ceilings, and large bedrooms that easily accommodate queen-size beds and dressers.”

Homes Starting In The Mid $400s
In addition to the Sabal 1, 2 and 3 floor plans, Biscayne Homes offers six more distinct floor plans, each with three unique elevations — Key West, Modern and Mediterranean. As a semi-custom builder, its floor plans can be customized to meet the needs of every buyer, including moving walls to create larger rooms.

Homes begin at 3,174 square feet with the one-story Sabal 1, and go up to 5,227 square feet with the two-story Canary 3. Prices begin in the mid $400s.

Epperson Amenities
Epperson’s Crystal Lagoon is the length of five football fields, with fingers that stretch out 1/4 mile in length from the main lagoon. The lagoon’s average depth is 8 feet, with some areas as deep as 12 feet, and features swim-up bars and restaurants along its shores.

Located inside Pasco County’s Connected City corridor, Epperson residents have ULTRAFi, which offers 1 gigabit of Internet speed and up to 1 gigabit at individual homes.

“Living in an ULTRAFi community means there are no buffering delays as residents play, watch, game, surf and stream by the pool, on the trails, at the playground and right inside their homes,” said Stern.

This crowd was bullish on East Pasco’s prospects

December 12, 2018 By B.C. Manion

Speakers at the recent “Discover Dade City” symposium cast a spotlight on East Pasco’s development opportunities.

The event, held in the conference center at the East Pasco campus of Pasco-Hernando State College, focused on ongoing projects, as well as those on the drawing board and future prospects.

Dewey Mitchell, the keynote speaker at ‘Discover Dade City’ said that as Dade City grows, its biggest challenge will be to preserve its authentic charm. (B.C. Manion)

The Greater Dade City Chamber of Commerce, in conjunction with the Greater Tampa Realtors and Central Pasco Association of Realtors (which merged with the Pinellas Realtor organization), hosted the inaugural event on Nov. 29.

Larry Guilford, who moderated the two panels of speakers, said “so many things are already happening in Dade City, and so much more is going to happen.”

Dade City Mayor Camille Hernandez said since becoming mayor in 2012, she has tried “to make sure that Dade City has a seat at the table.”

The city continues to look at ways to enhance its quality of life, through such amenities as recreational trails, a bike hub and a splash park, Hernandez said.

It also wants to find ways to repurpose its old buildings, and to explore a Farm-to-Table initiative, she said.

As the city grows, it wants to be sure it plans appropriately, Hernandez added, so it can preserve the “quaint authentic nature of Dade City that you won’t find anywhere else.”

New roads to progress
State Rep. Danny Burgess talked about the extension of State Road 56, which now ends at Meadow Pointe Boulevard in Wesley Chapel, but is being extended to U.S. 301 in Zephyrhills.

The road will create a new east-west artery that will help ease congestion and promote economic growth. Burgess said, “That will open up so many opportunities.”

David Gwynn, secretary of the Florida Department of Transportation District 7, said it looks like the State Road 56 extension could be completed as early as next spring, or at least by summer.

The transportation leader talked about a number of other projects that will have a significant impact in East Pasco.

The biggest investment involves projects on State Road 52, starting at the Suncoast Parkway, with stretches being widened all of the way over to U.S. 301, he said.

“This summer, in June, we’re going to let over $150 million in state projects just on State Road 52,” he said. “Widening to six lanes the portion between the Suncoast (Parkway) and (U.S.) 41; some other projects between (U.S.) 41 and the interstate (I-75); and, the realignment (of State Road) 52 all of the way out.”

The state also is studying whether State Road 56 could be further extended from U.S. 301 over to State Road 39 to create another corridor leading to Interstate 4.

Another big project, referred to as the Diverging Diamond, is expected to begin construction in early 2019.

Aimed at reducing congestion at State Road 56 and I-75, the project is expected to make traffic in that area more challenging during construction.

The planned construction of an I-75 interchange at Overpass Road also is expected to provide a significant improvement to transportation in East Pasco.

Preparing future workforce
On the education front, Kurt Browning, superintendent of Pasco County Schools, said a new technical high school expected to open in 2022 on Old Handcart Road will expand opportunities for students, while helping to boost Pasco’s economy.

The school will serve students from the Dade City, Zephyrhills and greater Wesley Chapel areas.

The goal is to build a school that helps students to develop skills that are needed by employers, which will benefit the school’s graduates and companies seeking to fulfill workforce needs.

The district is doing its homework now, to ensure that the school is equipped to offer relevant programs, Browning said.

“We don’t want to build a building and then figure out what programs we’re going to teach,” the superintendent said.

Pasco County Commission Chairman Ron Oakley addressed the need for local government to pick up the pace with regards to permit approvals.

“That’s the worst part of government —  how slow it moves,” Oakley said.

He pledged: “Pasco County is not going to hold up the builders and others who want to do things the right way. We’re going to make it so it’s more streamlined for them to get those permits.

“There’s nothing wrong with controlled growth,” Oakley said.

Opportunities for all
Another panel talked about investments being made in East Pasco.

Jason Newmyer, administrator for Florida Hospital Dade City, said next year will be a transformative year at the hospital, as a $22 million makeover begins.

Michael Lawson, director of operations for Metro Development Group, talked about Connected City, which is intended to be a place where there will be opportunities for everyone, ranging from large companies to small entrepreneurs.

“We’re going to create this environment that will promote this growth,” Lawson said, noting the 50-year plan for Connected City calls for the development of 10 million square feet of nonresidential and 40,000 residential units.

Connected City is in a corridor covering about 7,800 acres in northeast Pasco County. It borders Interstate 75, State Road 52, and Curley and Overpass roads.

Some things are already happening.

Epperson, a community in Connected City, became the first community in North America to open a manmade turquoise lagoon, known under the trademarked name, Crystal Lagoon.

“Crystal Lagoon has been a game-changer for the industry. We were proud to be the first in the U.S. We’ll see these deployed all over the country, but that’s just one element (of Connected City). There are going to be so many more.

“I look at Connected City as basically being an iPhone with unlimited ability to put Apps on it,” Lawson said.

Dewey Mitchell, co-owner of Capstone Tropical Holdings Inc., was the symposium’s keynote speaker.

Agreeing with other speakers on the agenda, Mitchell said there’s no doubt East Pasco is poised for growth. He also touched on an issue raised by Dade City Mayor Hernandez.

“I think the biggest issue for Dade City going forward — as all things happen, and they are going to happen — is keeping the charm the city has currently. I think that’s going to be the biggest issue.

“I kind of like to look at the city of Dunedin. They’ve done a really good job of merging the old city with newer development.

“It’s a pleasant place to be. There’s restaurants and shops. It’s lively. They have a bike path through.

“It sounds easy, but it’s not,” he said.

“At the risk of being offensive to someone, take St. Pete Beach. They messed it up,” he said, and now, “they’re struggling to get back what they once had.

“They just didn’t do it right. Dunedin did,” Mitchell said.

The symposium’s aim was to raise awareness of development opportunities in the East Pasco area, and provide networking opportunities for developers, brokers and property owners, according to John Moors, executive director of The Greater Dade City Chamber of Commerce.

Saint Leo University was the presenting sponsor, assisted by Pasco-Hernando State College, First National Bank of Pasco, Berkshire Hathaway Home Services Florida Properties Group, Florida Hospital Dade City/Zephyrhills, San Antonio Citizens Federal Credit Union, the City of Dade City and The Laker/Lutz News.

Lack of building permits halts work

June 6, 2018 By Kathy Steele

Pasco County issued a stop work order at Epperson, after a routine county fire inspection found 19 structures lacked building permits.

A 7.5-acre recreational pool by Crystal Lagoons is being built at Epperson.
(File)

The May 10 inspection came less than two weeks after Epperson kicked off the anticipated opening of the Crystal Lagoons amenity. The festivities, to mark the first development in the United States with this type of amenity, featured an appearance by Michael Phelps, the most decorated athlete in the history of the Olympics.

The massive pool, with a patented technology to keep its waters crystal clear, covers about 7.5 acres at Epperson.

Pasco County building officials were notified of the problem immediately, and the stop work order issued the same day, said Anthony Mastracchio, the county’s deputy building official.

County officials said most of the structures without permits were tiki bars and cabanas.

Representatives of Metro Development Group, which is developing Epperson, met with building officials about the permits on May 14, and permit applications are being pursued, Mastracchio said.

“This is a great project and the county wants it to move forward,” he said.

However, the county will assess penalties by doubling the cost of the permit fees.

Mastracchio said some of the structures weren’t placed on the initial site plan submitted a year ago but Metro Development has provided new drawings which include the structures.

Building inspections, including plumbing and electrical, are done by a private company, which then files reports with the county.

Mastracchio said the county only does the fire inspections.

“Our process actually worked,” he said. “He (fire marshal) alerted us immediately. Our concern is for life safety.”

Metro Development’s president, Greg Singleton, wasn’t available for comment.

Epperson officials did release this statement: “The Crystal Lagoon at Epperson unfortunately did not open as we all hoped on May 19th. Here’s why: This is the first-ever Crystal Lagoon in the United States, and while exciting, that means the review processes are all new, and that is requiring more certifications. We know this is disappointin

g, and we apologize. We are working closely with Pasco County partners, and we appreciate their diligence. Meanwhile, we are doing everything we can to welcome everyone to the lagoon as soon as possible.”

Crystal Lagoon debuts with a splash — from Michael Phelps

May 2, 2018 By Kevin Weiss

The weather was warm, the sun shining, and the crowd deep for the grand debut of the Crystal Lagoon at Epperson.

The April 28 kickoff for the nation’s first lagoon was further buoyed with a special appearance from retired Olympic swimmer and gold medalist Michael Phelps.

Phelps, the most decorated athlete in Olympics history with 28 medals — 23 gold, three silver, two bronze — serves as global ambassador for Crystal Lagoons Inc.

Michael Phelps, a retired Olympic swimmer, spent part of the time during his visit talking about the importance of water safety. (Randy Underhill)

Following a short promotional video and introductions, Phelps’ entrance at the Wesley Chapel-based lagoon drew bursts of cheers and applause from the crowd, who nestled near a main stage to get an up-close look at the legendary swimmer.

Phelps engaged the crowd by highlighting the enjoyment his own family had at a similar lagoon in Cabo San Lucas, Mexico.

“You guys are going to enjoy it. It’s so much fun,” Phelps said in his opening remarks. “The water’s crystal clear, and there’s so many activities — and that’s something that’s so much fun for me now being a dad with two kids, so I’m excited you guys get to experience this.”

Phelps noted it was his first visit to Wesley Chapel and the Tampa Bay area, arriving on a flight from New York City.

“I wish I lived down here, so I could experience this with my family more often,” he said. “Maybe we’ll have to bring the family down sometime soon.”

Following brief remarks, Phelps met with scores of fans and spent the afternoon signing autographs.

He later held a formal question-and-answer session with media.

Phelps’ first impression of the 7.5-acre lagoon? Gorgeous.

Said Phelps, “This is such a great place to be, and the atmosphere is incredible, so it’s going to be cool to watch this place grow, and watch families come and enjoy this.”

Phelps also said he “would love one in Arizona,” half-jokingly egging lagoon developers within earshot to plan a similar lagoon near his Phoenix-area residence.

Besides the Epperson lagoon itself, Phelps said he’s impressed by the modern technology which maintains the waters’ vibrant blue hue — the brainchild of biochemist and real estate developer Fernando Fischmann.

Phelps said, “To be able to turn brackish water into the prettiest, crystal blue water you can possibly find — it’s pretty mind-blowing. It’s incredible to be able to see the technology that we’ve been able to use…and it’s so cool how you can literally clean 1 percent (of the water) if 1 percent needs cleaned.”

Meanwhile, Phelps used his platform to discuss the importance of water safety, particularly regarding young children.

He stressed the importance of lifeguard and parent supervision, as well as teaching children to swim properly and to avoid drains.

Drowning is the second-highest cause of death for children under the age of 14, Phelps said, noting that teaching children about water safety is one of his passions.

Other dignitaries at the event included Pasco County Commission Chairman Mike Wells Jr.; Pasco County commissioners Mike Moore and Kathryn Starkey; state Reps. Danny Burgess and Amber Mariano; Kevin Morgan, executive vice president of Crystal Lagoons US Corp; Greg Singleton, president of Metro Development Group; and Christopher Souza, regional manager for Crystal Lagoon.

Hundreds of people turned out to see Michael Phelps at the grand debut of the Crystal Lagoon at Epperson.

In addition to Phelps’ appearance, the daylong tropical-themed celebration included water ski shows, flyboarding performances, and live music and dancing.

The perimeter of the lagoon was lined with food trucks, bounce houses and several other family-friendly activities.

Various real estate agents and homebuilder companies also had booths there.

While attendees weren’t allowed to swim in the lagoon, many walked along the perimeter, with some dipping their toes in the sand and shallow water.

The lagoon won’t be open for swimming until sometime this summer.

The lagoon spans over three-quarters of a mile, with its deepest point around 10 feet. It’s filled with approximately 16 million gallons of water.

It is the featured centerpiece of the Epperson community, which is eventually expected to have 2,000 homes.

Epperson residents will be able to enjoy aquatic activities, including swimming, kayaking, paddleboarding and sailing small boats, as well as Caribbean-style beaches and cabanas, a waterslide, an entertainment plaza, a yoga lawn and an area for special events.

The lagoon will have some limited guest opportunities, but will more or less function as a private club.

Though Epperson is the first, it’s one of 22 Crystal Lagoons planned throughout the U.S., by Metro Development Group. A majority of those are in Florida, with a handful in Texas, along with another on the Las Vegas Strip.

That includes a Crystal Lagoon planned for Mirada, a master-planned community next to Epperson. Another is planned in south Hillsborough County for the Southshore Bay community.

Both Epperson and Mirada are part of the Connected City corridor, which encompasses about 7,800 acres in northeast Pasco County.

At build-out, the entire Connected City will have about 37,000 homes and more than 12 million square feet of commercial space.

Two Centex Communities Ideal For First-Time Homebuyers

April 25, 2018 By Special to The Laker/Lutz News

Talavera now open in Spring Hill; Wesbridge coming to Wesley Chapel

Affordable housing can be challenging to find in a hot real estate market like Pasco County — especially new construction. But, that is changing with two new communities being developed by Centex Homes.

Earlier this month, Centex held the grand opening of its model in Talavera, a new-home community in Spring Hill that’s located on U.S. 41, just north of State Road 52.

While Talavera’s address is Spring Hill, the community is located in Pasco County and children are zoned to top-rated schools in Land O’ Lakes.

Coming soon to Wesley Chapel is Wesbridge, another Centex development with first-time homebuyers in mind.  Located on Wells Road, directly across from the Wesley Chapel public school complex, construction will begin in July, with models opening in early 2019.

“People looking to buy at Talavera and Wesbridge are typically first-time homebuyers, with many right out of college and moving from an apartment” said Sean Strickler, West Florida Division president for Centex Homes.

“Buyers like the openness of our floor plans, and appreciate Centex’s design that puts most of a home’s square footage in rooms where families congregate,” he adds.

Every Centex floor plan features a great room that opens to the kitchen, and a flex room that can be used as a dining room, library, playroom or office. Centex buyers can also personalize their homes with individual choices in flooring, countertops and colors, and even have a selection of pre-planned structural changes to enhance their home.

“Our homes truly offer more flexibility than many lower priced homes offered by the competition,” said Strickler

Large Lots at Talavera
Centex recently began selling homes in Talavera, a community of 760 homes that has been underway for two years. Centex has 100, 65-foot and 75-foot lots available in this community.

“The homesites in Talavera are very large — you definitely get more property with your home,” said Strickler. “People moving to Talavera want a nice home, and are a little bit more willing to sacrifice commute time to ensure for a larger home that meets their budget.”

Centex offers nine floor plans in Talavera, ranging from 1,675 to 4,248 square feet. Homes are one and two story, with prices ranging from $210,990 to $326,990.

With a floor plan that is truly consumer-inspired, the Palm is Centex’s new, fully furnished model in Talavera. Four quick move-in homes will be available beginning in May.

Amenities are in place at Talavera, and include a resort-style pool, cabanas, children’s playground, basketball court and dog park.

Wesbridge Has Premium Location
Wesbridge’s 104 acres of former timberland and pasture is located in the heart of Wesley Chapel — one of Tampa Bay’s most in-demand communities.

It is located east of I-75 and north of State Road 54, between Boyette Road and Curley Road, and is less than a mile from Epperson — a master-planned community with a Crystal Lagoon that is attracting a lot of attention.

“Wesbridge’s location is perhaps its most desirable feature,” said Strickler  “This will be one of the most affordable new-home communities in the area.”

Another draw is the community’s top schools and close-by recreational facilities. Wesley Chapel Elementary, Weightman Middle and Wesley Chapel High schools are literally across the street on Wells Road. And, the 140-acre Wesley Chapel District Park is just a half mile away with its many baseball, soccer and football fields, tennis and basketball courts, fitness trail and picnic areas.

Wesbridge’s location also offers easy access to shopping and dining at The Shops at Wiregrass, Tampa Premium Outlets and the Bruce B. Downs corridor.

Like Talavera, Wesbridge also touts family oriented amenities, including a resort-style pool and splash zone, community clubhouse, children’s playground and dog park.

Many of Talavera’s two-story floor plans will be available at Wesbridge, where homes will be built on 40-foot, 50-foot and 60-foot lots. Home prices will begin in the mid $200s.

More information about Wesbridge, including home designs, pricing, pre-sales and site, can be found by signing up for the community’s VIP registration at Centex.com/Wesbridge.

About Centex
Centex is a division of Pulte Homes, the third largest homebuilder in the U.S. Pulte understood the demographic boom coming for first-time homebuyers, and in 2008 bought Centex Homes, which was a national brand targeted to this first-time buyer. Today in the Tampa Bay area, nearly half of Pulte’s business comes from its Centex brand.

“In an era where many potential homebuyers are feeling priced out of the market, Centex is proud to be in Pasco with affordable homes that are within 20 to 35 miles of Tampa,” said Strickland.  “Our two Pasco communities offer first-time homebuyers family focused, suburban living close to the area’s major traffic arteries.”

Strickler also adds that Centex Homes are built using the same quality materials and workmanship found in its more expensive Pulte and Del Webb home brands.

“Our Centex buyers get the same quality construction materials and processes, just at lower cost per square foot,” he said.

Pulte to build 350 homes in Wesley Chapel

March 14, 2018 By Kathy Steele

Pulte Group’s West Florida Division plans to build 350 single-family residences on the south side of Wells Road, east of Boyette Road, according to a news release from BoardroomPR.

The development will be a Centex-brand community, known as Wesbridge.

Pulte recently purchased about 104 acres for the project.

Wesbridge will be targeted to first-time homebuyers, with sales prices starting in the low $200,000s. There will be three different home designs on 40-foot, 50-foot and 60-foot wide lots. Several homes will back up to open space, preserved land and water, according to the release.

Floor plans will range from 1,500 square feet to more than 4,000 square feet. Homebuyers can choose designs with three to five bedrooms, two to four bathrooms and two to three car garages.

Wesbridge also will feature a resort-style swimming pool, splash playground, tot lot and dog park.

“This is an assemblage of four different pieces of property in a prime location,” Sean Strickler said, in a written statement. Strickler is Pulte’s division president in west Florida.

The location has easy access to Interstate 75, Interstate 275 and State Road 54, The Shops at Wiregrass, Tampa Premium Outlets, and the newly opened Wesley Chapel District Park.

It will be located across from Wesley Chapel Elementary School, Weightman Middle School and Wesley Chapel High School.

Wesbridge is Pulte’s third community in Wesley Chapel.

The first, Country Walk, sold out in February 2017, according to the press release. The second is in Epperson, the community that features the Crystal Lagoon.

Pulte is in its second phase of home sales for Epperson.

Wesbridge sales are expected to begin in early 2019, with homes move-in ready by summer 2019.

Crystal Lagoon Excitement At Pulte Homes

March 9, 2018 By Special to The Laker/Lutz News

No community in Tampa Bay has generated as much excitement as Epperson and its Crystal Lagoon in Wesley Chapel.

Pulte Homes has been building homes at Epperson since the community opened last April. And in just eight months, its sales team has sold 40 homes, and recently began selling homes in its second phase of 207 home sites.

“The energy at Epperson is contagious. Not only here at Pulte, but in the entire community,” said Alexandria Fowlow, a Pulte sales associate at Epperson.

“Of course, people are excited about the Crystal Lagoon. But, it’s more than that. People want to live in a new town where they’ll have everything they want – a beautiful place to live, play and even work,” said Fowlow.

The 7.5-acre Crystal Lagoon is now filled with turquoise water reminiscent of the Caribbean, and that is driving even more people to Pulte’s sales center at Epperson. When Pulte kicked off sales of its second phase in January, Fowlow and her sales colleague, Mark Hofferberth, sold 14 homes during the first week.

“Now that people can see the lagoon, the demand has been incredible,” said Fowlow. “Plus, our homes are among the closest in distance to the Lagoon, so that is another big draw.”

Pulte’s homes are an easy walk or bike ride to the Crystal Lagoon, with most homes being just a half-mile away from the community’s massive amenity center. The lagoon is a 7.5-acre environmentally sustainable pool with its own private sand beaches, tidal pool, swim-up bar, and kayak launch. Surrounding the lagoon will be lush tropical landscaping, restaurants, an event pavilion, cabanas and water sport rentals.

In addition to the lagoon, Epperson also offers residents the fastest Internet and Wi-Fi speeds in the nation because it is part of Wesley Chapel’s Connected City Corridor. This means that every Pulte home in Epperson is offering residents 1 gigabit of Internet speed.

“Being part of the Connected City is important to buyers of all ages, because everyone wants the fastest online connectivity and wants to live in a community that offers the latest technology,” said Fowlow.

After deciding Epperson would be a great place to live, many future residents select Pulte as their builder because of its wide variety of floor plans, the ability to personalize and customize their home, and because of Pulte Homes’ affordability and exceptional value.

Pulte homebuyers have 11 floor plans to choose from, and each offers five or six different elevations.

“Our communities do not have a cookie-cutter look — our homes have great curb appeal, and every home can be customized inside and out,” said Fowlow.

Epperson Pulte models are between 1,500 to 3,200 square feet, with base prices ranging from $240,000 to $328,000. Every Pulte home is energy-efficient and comes with an exclusive 10-year limited warranty.

“Home sites are available on 40-foot, 50-foot and 60-foot lots, and most back up to water or conservation. Plus, every backyard offers privacy, and many are oversized,” said Fowlow.

Currently buyers receive a $10,000 flex cash incentive, if they use Pulte’s preferred lender, which they can apply toward closing costs and design center options.

Pulte’s Sales Center is open Monday through Saturday from 10 a.m. to 6 p.m., and Sunday from noon to 6 p.m. Please stop by to visit Alex and Mark at 7905 Olive Brook Drive, Wesley Chapel, Florida 33545. They can also be reached at (877) 251-3076, or by emailing or .

PulteGroup has been providing the American Dream of homeownership to families for more than 60 years. What started as a single home built and sold by the entrepreneurial spirit of an 18-year-old Bill Pulte, has grown into the industry’s sole multi-brand homebuilding company with the ability to serve customers in all phases of life. Today, PulteGroup operates in approximately 50 markets throughout the country.
