Everything Is Alive and Blooming In Connerton

Spring brings new life, and everything is coming alive in the beautiful, award-winning community of Connerton in Land O’ Lakes.

Flowers are blooming, trees are budding and wildlife is nesting. New families are also nesting, with 60 new buyers choosing Connerton as their home since the beginning of the year.

Connerton was honored to be one of the 2018 Showcase Communities for the annual Parade of Homes sponsored by the Tampa Bay Builders Association, held March 3 to March 11. More than 200 visitors came to Connerton during the Parade, with many looking to find their dream home in this premiere Central Pasco community.

Love of Nature
With the advent of spring, Connerton comes alive not only with new homes, but also with Florida wildlife that is abundant in its conservation areas, wetlands and ponds that make up this eco-friendly community.

When Connerton was developed almost 20 years ago, 3,000 acres were donated to the Southwest Florida Water Management District (SWFWMD). The Conner Preserve, as it is known today, is located on the north end of Connerton, but is open to the public with access from State Road 52.

This area offers a stunning landscape of steep sand-hill ridges, expansive marshes, dense cypress sloughs and lush pine flatwoods. The preserve is a vital part of a wildlife habitat corridor envisioned by Pasco County, and is a living laboratory of natural Florida.

With approximately 15 miles of multi-use trails and 17 miles of hiking-only trails, nature lovers enjoy Connerton’s recreational and educational activities where possum, armadillo, raccoons, rabbits, squirrels, gopher tortoises, white-tailed deer and many other species make their home. Five Models at Starkey Ranch Receive Top Parade of Homes Awards

Starkey Ranch, a 2,400-acre master-planned community in Odessa, received more recognition at the 2018 Parade of Homes in March than any other community in Tampa Bay.

Five model homes at Starkey Ranch took either a grand or silver award for their floor plans, interior design and outdoor areas, winning in categories with homes priced from $350,000 to $1.2 million.

“We are very proud of the recognition our homebuilders received in this year’s Parade of Homes,” said Matt Call, who leads the development team at Starkey Ranch. “We have five of the most successful builders in the Tampa Bay area, based on sales volume, customer satisfaction and awards. In fact, three of our builders—Pulte Homes, CalAtlantic Homes and Taylor Morrison—are in the top 10 of the national 2017 Builder 100 rankings.”

Buyers like what they see at Starkey Ranch, as evidenced by the volume of new home sales in the community.  In just the first 11 weeks of 2018, Starkey Ranch builders have written 94 sales contracts, a 42% increase over the same period last year. Since sales began in May of 2015, 660 homes have been sold.

Starkey Ranch was initially approved for over 5,000 homes, but Call projects the actual number will be closer to 3,000, due to the high demand for single-family homes on larger homesites. Home prices currently range from the upper $200,000s to over $800,000 on lots that back onto Starkey Preserve.

In 2018, Starkey Ranch is introducing several new neighborhoods: Monroe Commons featuring Pulte Homes; Anclote Reserve featuring Homes by WestBay; Albritton Park featuring M/I Homes; and Whitfield Preserve featuring Taylor Morrison.

Starkey Ranch lives up to its motto, ‘Alive and Thriving,’ says Call. “In less than three years, we’ve gone from no residents to 435 families living in beautiful new homes, and enjoying all the community amenities and programs. More families are moving in each week as their homes are completed.”

Call credits the success of Starkey Ranch to three factors – the place, the product, and the people.

“The place itself is incomparable,” he says. “This is legacy Starkey family land, the last segment of what was once a 20,000-acre working ranch. Most of the ranch became the Jay B. Starkey Wilderness Preserve, and we enjoy this forever-wild neighbor along the community’s northeastern boundary. On the other hand, we have three miles of frontage on State Road 54, making access easy for our residents.”

As evidenced by the Parade of Homes awards, the home products are something special, too. Starkey Ranch has rigorous design guidelines that require builders to enhance the exteriors of each home with elements like stone, siding, shingles, porches, decorative trim and upgraded roofing materials.

They also must vary the home plans and color palettes on each block, creating a more interesting streetscape. “You won’t find any cookie-cutter stucco boxes here,” says Call. “It may cost a bit more to build in Starkey Ranch, but the community is looking great and we think it will stand the test of time.”

The last key to success is people. The builder sales counselors, the Welcome Center ambassadors and the community’s Lifestyle team members all recognize that a sense of community is more important than a floor plan to most people.

“Our primary goal is to help new neighbors become friends, and we do that through amenities and community activities that bring people together—with a big focus on nature and outdoor recreation,” said Call.

Of Starkey Ranch’s 2,400 acres, 800 will forever remain as open spaces, parks, lakes and preserved wetlands. More than 15 miles of the planned 20-mile paved trail system within the community is complete, and it will connect with trails in the Starkey Wilderness Preserve and the regional Suncoast Trail.

The newest amenity, Cunningham Park, includes a lake with canoes and kayaks for resident use, a community hall for classes and social events, and a community garden. Neighborhood pools, pavilions and parks are disbursed throughout the community.

The 80-acre Starkey Ranch District Park, Pasco County’s newest recreational complex, opened late last year in the community. Its first phase includes a lighted Little League baseball/softball field, three lighted multipurpose fields for soccer, lacrosse and football, six multipurpose practice fields, a playground and picnic pavilions.

Pasco County has announced plans for the 2021 completion of a K-8 school co-located with the District Park. A public library, community cultural center, and additional recreational facilities will be built with the school.

Coming soon to the intersection of State Road 54 and Gunn Highway is the Publix-anchored Starkey Ranch Town Square, which will also include shops, restaurants and apartments. A small business park is planned for the intersection of Heart Pine Avenue and State Road 54.

Inland Homes Joins The Connerton Family

Young families are discovering the master-planned community of Connerton in Land O’ Lakes. Since the beginning of the year, more than 175 homes have been sold, with many buyers choosing homes between 1,500 and 2,000 square feet.

“This is a perfect size for the first-time homebuyer looking for an affordable home in an established community with excellent schools and resort-style amenities,” said Reed Williams, president of Inland Homes and Connerton’s newest builder.

“Many families are coming out of apartments and find these smaller homes with three or four bedrooms quite spacious, and perfect for their growing families,” said Williams.

Inland’s floor plans match up perfectly with this family profile. In Connerton, it is offering one- and two-story floor plans that are 1,708 to 2,800 square feet, and begin at $234,000.

Inland’s model home, the Magnolia, is nearing completion, and will open in October alongside Connerton’s other model homes built by Lennar, M/I Homes, Homes By WestBay, and Taylor Morrison. Most models are open 10 a.m. to 6 p.m., Monday through Saturday, and noon to 6 p.m., on Sunday.

This is the second time Inland Homes has built homes in Connerton — it was one of the community’s original builders in the early 2000s, when Connerton first opened.

It’s been such an exciting year at Connerton that visitors and residents continue to be amazed by “The Community of More.”

The month-long Parade brought hundreds of people to the Land O’ Lakes community for the first time in April, and many became new homeowners, with more than 30 homes being sold during the Parade.

Also in April, a brand new, mortgage-free home was presented to David Roca, a deserving Army veteran and his family. The dedication of the Roca home was an emotional outpouring of community support by local residents, Connerton’s developer Hayman Woods, and Lennar Homes, which built the Roca home.

Then, on July 1, more than 8,000 people came to Connerton for an old-fashioned Independence Day celebration with music, games, food and fireworks. Many other special events are held throughout the year for Connerton residents, which bring neighbors together to mingle and get to know each other in a friendly neighborhood setting.

Epperson Attracts Hundreds Of Homebuyers With First Ever Crystal Lagoon

Epperson, with its jaw-dropping Crystal Lagoon, has quickly become the most talked about new planned community in Tampa Bay. This community is selling homes at an impressive pace, with over 100 new homes sold, a running waitlist and residents already moving in.

Located in Wesley Chapel, north of State Road 54 at Curley Road and Overpass Road, three builders have model homes open for tour: Express Homes by D.R. Horton, M/I Homes and Pulte Homes. Two other builders, Lennar and AH Avex Homes, have models opening this fall. Epperson’s other builders, Maronda Homes and Freedom Homes by DR Horton, are accepting reservations for their homes that will be available soon.

The demand for Epperson can be attributed to the community’s desirable Wesley Chapel location and its unique 7-acre lagoon. Already hugely popular around the world, this will be the first Crystal Lagoon to be built in the U.S.

Metro Development Group, who has several Metro Places communities in the area, is planning two of these lagoon communities in Wesley Chapel – Epperson and Mirada. The pool’s average depth will be 8 feet, with some areas as deep as 12 feet.

Both lagoons will have crystal clear blue water with sandy beaches, swim-up bars and restaurants built along their shores. Water sports enthusiasts will be thrilled with the Lagoon’s water slides, kayaking docks, snorkeling, paddle boarding and small sailboats. Those wanting quiet conversations and relaxing in the sun will enjoy the Cabana pools.

Crystal Lagoon’s advanced ultrasound technology system, uses thousands of sensors to keep the water crystal clear. Epperson’s lagoon will use between 14 and 15 million gallons of water that will be purchased from Pasco County. After the Lagoon is filled, it is estimated that it will use 50 times less water than a park of the same size, and 30 times less water than an 18-hole golf course. Crystal Lagoons also use 100 times less chemicals than a swimming pool and up to 50 times less energy than conventional pool filtration systems.

“The lagoon at Epperson will truly be a first-of-its-kind amenity, not only in this region, but in the entire nation,” said Jen Austin, marketing director of Metro Development Group. “There is nothing like it, and it’s why so many people are buying homes at Epperson.”

1 GIGABIT OF ULTRAFI SPEED

Because Epperson is included in Pasco County’s newly designated Connected City, it residents will have ULTRAFi —the fastest Internet and WiFi speeds available in North America. ULTRAFi offers 1 gigabit of speed throughout the community, and up to 1 gigabit at individual homes.

“Living in an ULTRAFi community means there are no buffering delays as residents play, watch, game, surf and stream by the pool, on the trails, at the playground and right inside their homes,” said Austin.

A new fire station is coming to New Tampa

Residents of New Tampa will get a new fire station in 2017, amid a boom in development and population growth.

Other proposed capital improvement projects include upgrading playground equipment at New Tampa Recreation Center and installing CCTV cameras along Cross Creek Boulevard to help regulate traffic signals and ease congestion.

“The growth here has been tremendous,” said Tampa City Councilwoman Lisa Montelione. “Having the fire station will bring comfort to a lot of people that they will have a rescue unit nearby.”

The city paid about $1.3 million in 2008 for 2.2 acres of land at County Line Road and Trout Creek Drive anticipating construction on Fire Station No. 23.

But, budget cutbacks during the recession delayed several construction projects citywide.

The station, at 20777 Trout Creek Drive, will cost about $4.7 million. A construction schedule is not yet available.

Another proposed fire station for New Tampa isn’t included in the 2017 budget, but does have design funds for 2019.

Fire Station No. 24 in the K-Bar Ranch area, off Morris Bridge Road, will be built “as growth continues to occur,” according to Tampa Mayor Bob Buckhorn, who presented a nearly $906 million budget to the Tampa City Council in July.

Council members approved the budget on Sept. 21. The fiscal year begins Oct. 1.

About 2 acres within a proposed 54-acre park in the K-Bar Ranch development are planned for Fire Station No. 24.

Montelione worked with M/I Homes, and Hillsborough County’s parks and recreation department, to secure the land.

A mix-up between Pasco and Hillsborough County dispatchers about a 911 call in 2015 drew attention to the need for a station serving New Tampa’s K-Bar Ranch area.

Hillsborough will develop the park, while the City of Tampa will build the fire station, Montelione said.

Upgrades to playground equipment at New Tampa’s recreation complex also won approval in the final budget. However, area residents still are waiting for an expansion of the existing gymnasium, which has earned a reputation for its high quality, competitive gymnastics program.

At least twice in the past five years, funds were withheld, including last year. “I was very upset,” said Montelione.

Instead, the budget re-routed capital improvement dollars to other projects, such as the recently completed restoration of the historical Cuscaden swimming pool in V.M. Ybor.

Another disappointment this year was lack of funding for New Tampa Nature Park, off Donna Michelle Parkway. More than five years ago, the park’s design included water fountains, restrooms and shaded hospitality areas.

“There’s no funds to service this park,” said Montelione during a public hearing on the budget. “It’s not even on anybody’s radar.”

Montelione lobbied for the park, as well as additional funds overall for Tampa Fire Rescue for equipment and training.

Residential building momentum in Pasco

Motorists cruising on major corridors see bulldozers stirring up dirt on open pasture land or crews in hard hats pounding nails into houses, frame by frame.

Billboards are inescapable. They fill the rights of way in clusters along State Road 54, State Road 56 and U.S. 41.

They call out to passersby — inviting prospective homebuyers to seek out the newest in luxury living.

Long Lake Ranch, Bexley South, Asturia, Connerton and Estancia at Wiregrass are just a few on the expanding list of upscale communities with new homes for sale.

The unmistakable message?

New home construction is taking off in Pasco County.

Homebuyers are touring the market from near and far, in person and online.

Moving day for Traci and Marlo Moore, and their children, Kynnedy 5, and Noah, 2, came on the weekend of the Fourth of July.

They moved into a single-family home in an enclave of Wiregrass Ranch that is so new that construction dirt is still flying.

The Michigan transplants spent more than two years searching for a dream home in Florida, Texas and North Carolina.

They found it in Wesley Chapel, off Bruce B. Downs Boulevard, one of the busiest development areas in the county for homes and retail.

The Moores are among a multitude of people in the hunt for new and modern homes, with easy access to jobs, shops, schools and restaurants.

“There is a lot of pent-up demand,” said Steve Seeger, director of sales and marketing for Lennar, one of the home builders at Wiregrass Ranch.

In 2016, Lennar plans to build 116 homes in the Wiregrass subdivision where the Moores now live. The homebuilder is constructing or selling homes in nine communities in Pasco and 46 in the Tampa Bay area.

Other builders including CalAtlantic, M/I Homes, Beazer Homes, Homes by WestBay, David Weekley Homes and the Ryland Group are among the companies signing up for the residential boom in Pasco.

Contractors pulled more than 1,900 building permits by mid-July. That’s nearly the number that was pulled for the entire year in 2015.

Construction of single-family homes has been on an upward trend in Pasco County every year since 2012.

The climb back from the Great Recession continues, though there’s still a huge gap between the number of homes being built this year compared to the number that were built in 2005, when the county issued 7,252 permits for single-family homes.

At the same time, the number of permits issued in both 2015 and in 2016, reflect a significant improvement compared to the 884 permits issued in 2011.

People who study housing trends see Pasco’s residential construction continuing to trend upward.

Pasco had four of the top 10 communities, based on new housing starts in the first quarter of 2016, according to Metro Study.

Long Lake topped the list with 264 housing starts in that period. Wiregrass was next, with 229. FishHawk in Hillsborough County took third spot with 225 housing starts. Most on the list are in Hillsborough.

But Union Park, with 188 housing starts, and Concord Station, with 175 housing starts, were also in the top 10.

“A year ago, no Pasco community was on the list,” said Tony Polito, regional director for Metro Study.

And, these numbers are not just data collecting in some government computer.

The information for the Metro Study is gleaned by local field teams who drive through the county collecting information on housing trends.

New construction in many communities was just beginning last year, and now Polito said, “Pasco has the biggest supply of lots.”

The one missing product from Pasco’s flurry of home building is starter homes, Polito said.

“Apartment buildings are taking over for people who would be traditional first-time buyers,” he added.

Builders can build on a ‘grand scale’
Others also find good news in Pasco’s housing trends.

The economy in general is looking brighter all across Tampa Bay.

But in the housing arena, Pasco is in what real estate broker Bill Eshenbaugh described as an interesting position. Eshenbaugh publishes the Eshenbaugh Report, which looks at local trends and property listings.

“It’s a pretty clean palette,” he said.

Large tracts of open land, especially along State Road 54 and State Road 56, are worthy investments for developers who want to build on a grand scale.

More new development is possible in Pasco in contrast to redevelopment and infill in more urban, built-out counties like Hillsborough and Pinellas, Eshenbaugh said.

“Pasco has a really nice place in the market,” he said. “It’s a desirable area.”

Long Lake is enjoying great success, as is Wiregrass, where a couple of $1 million sales have happened in Estancia, Eshenbaugh said.

Some residential is going up in Lutz around the Veteran’s Expressway and North Dale Mabry Highway. One new subdivision under construction is CalAtlantic’s The Promenade at Lake Park, off North Dale Mabry, near Idlewild Baptist Church.

Some homebuyers in Pasco are purchasing second, or third, homes, Eshenbaugh said.

“They are moving to upscale,” he said.

Those age 55 and older also are interested in Pasco.

And, Eshenbaugh said some people are skipping South Tampa, where they might have to tear down an existing house to build the new home of their dreams.

“Here, they can buy a lot of house that is nice and modern,” he said.

That is what eventually sold the Moores on their new home, even after checking out Orlando, as well.

They wanted a neighborhood with a small-town feel, but one that was part of new growth.

“We thought it would be nice to get into that process earlier,” said Traci Moore.  “We’re doing this as a family.”

Wesley Chapel fit the mold.

“It’s an extremely diverse area, multicultural and with age diversity. That appeals to me especially,” Traci Moore said. “The Wiregrass area seems to be a good mix of things – business and residential.”

Pasco is a good place to start a new chapter in their lives, she said.

Not far behind will be her parents.

They, too, are in the market for a Pasco County home.
