Changes recommended for Connerton’s master-plan development

The Pasco County Planning Commission has recommended approval of changes to the Connerton Village II Master Planned Unit Development to adjust the boundaries for the regional park and elementary/middle school, and to remove the extension of the Plains Parkway north of Connerton Boulevard.

These changes are based on a land swap between Lennar Homes LLC, the Pasco County School Board and Pasco County.

The applicant also proposes to add an additional neighborhood encompassing 268 acres, adding 225 single-family units from the remaining Phase I entitlements. The changes also call for updating the Connerton Village II internal access points to reflect the pending development.

The county’s planning staff recommended approval of the changes, which they said are consistent with the previously approved land swap.

No one from the public spoke for or against the proposed changes, during the Planning Commission’s Aug. 22 public hearing on the request.

In backup materials provided to the planning commission, the county’s planners noted that the previously proposed extension of Pleasant Plains Parkway north of Connerton Boulevard would “bifurcate the new district park site and frustrate the basic purpose.”

Planners also noted that “the additional 225 units are being drawn from the remaining Phase 1 residential entitlements approved for the Development of Regional Impact. With the additional 225 units, the total aggregate units in Village II increases from 1,704 to 1,929.

The property is on the east and west sides of Flourish Drive, and the north and south sides of Connerton Boulevard.

The request is slated for public hearing before the Pasco County Commission on Sept. 18, 2019, at 1:30 p.m., in the board’s chambers at the West Pasco Government Center, at 8731 Citizens Drive in New Port Richey.

Firestone Complete Auto Service
Motorists will have a new option for car maintenance with the opening of a new Firestone Complete Auto Service, at 25170 Maren Way in Land O’ Lakes. The shop, which is off State Road 54, will be equipped with seven service bays, as well as an indoor waiting area, along with an HD-TV and Wi-Fi service. The 6,116-square-foot building is set to open in late September and will provide 10 to 15 jobs.

Flying Squirrel Sports
Flying Squirrel Sports will bring new recreational activities for both adults and kids. The 40,000-square-foot structure will include indoor trampolines, dodge ball games, an arcade, pool tables, and a restaurant, among other amenities. The coming attraction will be housed in the Willow Bend Towne Centre, 22920 State Road 54 in Lutz. Construction is set to be completed in August, with an official opening date planned in September.

East Pasco Fleet-Transit Facility
Efforts are underway to build a facility to house county vehicles and buses at 9928 McKendree Road in San Antonio. The 31,427-square-foot station will include an area to wash buses, a refueling station and multiple bays for vehicle maintenance. Construction is expected to end by late 2019.

Heartland Dental Clinic
A Heartland Dental clinic is under construction in the Land O’ Lakes Connerton community at 20301 Pleasant Plains Parkway. The one-story office is 4,320 square feet and will hold 13 rooms. End of construction and grand opening are both set for September.

Connerton Corner to get McDonald’s

McDonald’s restaurant is set to open at Connerton Corner in late summer.

It is yet another sign that developers are looking north along U.S. 41 to bring retail to Land O’ Lakes, an area where more rooftops are popping up.

A groundbreaking for McDonald’s is expected by mid-April, with an opening date slated for late July or early August.

Construction crews currently are preparing the site at the entrance into the master-planned community of Connerton, at U.S. 41 and Pleasant Plains Parkway.

The site is owned by Orlando-based Connerton Corners LLC, according to Pasco County records.

For McDonald’s franchise owner, Jose Hernandez, the restaurant will be his 11th restaurant in the Tampa Bay area. His 10th restaurant recently opened at 11367 Ridge Road in New Port Richey.

Hernandez also owns franchises in Trinity, New Port Richey and Land O’ Lakes. He bought most of his locations in 2014 from Bob Brickman, a long-time franchise owner in the Tampa Bay area.

“(Pasco) is destined for very progressive growth,” said Hernandez, who began his career with McDonald’s more than 25 years ago. He has been an operator/owner since 2008 but also has served in corporate positions including more than four years as president of McDonald’s Caribbean division.

McDonald’s has restaurants in about 120 countries. Hernandez has visited more than 80 of those countries and helped open restaurants in Central and South America and the Philippines.

Hernandez now calls Pasco County home.

“It’s amazing after a world tour to come home,” Hernandez said. “We are very fortunate to be in our location in Pasco County, (an area) that is still under discovery.”

He was 9 years old when his family immigrated from Cuba to south Florida. In 1989 Hernandez relocated to Tampa where he began his career with McDonald’s.

The fast-food chain currently is sprucing up the design of its restaurants including Hernandez’ location at Land O’ Lakes Boulevard and State Road 54.

The company also recently introduced the all-day breakfast to its menu. That is going over well, Hernandez said.

The Connerton Corner restaurant will be testing another new concept – self-ordering by kiosk. The Ridge Road location also has kiosks.

Hernandez said customers can walk in, place an order at a kiosk, then sit down and wait for an employee to deliver the meal tableside.

“I believe it’s a whole different experience,” he said.

It’s a sign of how much social media and new technology is influencing customer service, he added.

Initial testing has been positive but the system will be tweaked to work through any kinks in its operation. Employees will help guide customers through the process. “We’ve done a lot of prep work to bring it forward,” Hernandez said.

The new restaurant initially will fill about 60 to 65 positions. Current employees from other locations will help get the restaurant started but local residents also will have opportunities to apply for jobs, Hernandez said.

“I think it grows from there,” he said.

McDonald’s, office structure planned for Connerton area

People waiting for a new McDonald’s restaurant on the northern part of Land O’ Lakes Boulevard may not have to wait much longer.

Planners are meeting with Pasco County officials this week to build a McDonald’s, as well as a 5,000-square-foot office building on the northeast corner of U.S. 41 and Pleasant Plains Parkway. The nearly 6.5-acres of land is currently owned by Pasco Investment Land LLC of St. Augustine and FCPG R E Fund 09-03 LLC of Orlando.

Pasco Investment Land is affiliated with Hayman Woods, the current developer of Connerton. FCPG is run by Charles Mitchell Jr. of Orlando. He is the president and owner of First Capital Property Group of Orlando, according to an online profile, a company he has owned for a little more than 19 years.

Mitchell is one of the people involved in the development of the property, as well as Stephanie Tyrrell, a construction manager for McDonald’s USA. It’s not clear if this will be a franchise location, and if so, who will own it. Ed Rogers of Heidt Design will function as the engineer of record, according to documents filed with Pasco County officials.

Once opened, this would be the 11th McDonald’s in Pasco, joining one franchised by Brickman Management Co., down the road at Land O’ Lakes Boulevard and State Road 54. The location would be near a SunTrust Bank, Subway, and a Walgreens.

A request for comment to Stew Gibbons with Connerton earlier this month was not returned. No timetable was released on when plans for the restaurant and office building will move forward.
