Pasco’s growth fuels economy

Apartment construction is dominating residential development along the State Road 54/State Road 56 corridor — a magnet for development in the midst of Pasco County’s surging growth.

As rooftops on luxury apartment homes pop up, retail is following, as evidenced by roadside signs and county permits.

Former pastures along the heavily traveled road are occupied now with shops, restaurants, apartments, auto dealerships and Class A offices.

The Shops at Wiregrass, near Bruce B. Downs Boulevard, in Wesley Chapel, has added Athleta; go! Calendars & games; and, siKicks (a footwear and collectibles shop); Charming Charlies; and, Hickory Farms. Coming soon are Body Details; JABZ Boxing; and The Living Room.

Besides expanding its retail, Cypress Creek Town Center, a massive development west of the Interstate 75/State Road 56 interchange, is jumpstarting its residential plans.

County building permits indicate that Garrett Apartments are coming to Grand Cypress Drive, and Silversaw at Wesley Chapel is rising along Garden Village Way and Citron Boulevard.

Valentino’s Fine Jewelers and The Good Feet Store have opened on Sierra Center Boulevard, the town center’s prime east-west road, and Carrabba’s Italian Grill is coming.

Construction on Miller’s Ale House, meanwhile, is ongoing at the Wesley Chapel Boulevard entry into Tampa Premium Outlets, on the south side of the highway.

Zaxby’s restaurant has opened on Sun Vista Drive near Costco. New offerings at Tampa Premium Outlets will include a Frosty Cart by Wendy’s and new jewelry selections with Banter at Piercing Pagoda.

Just west of Wesley Chapel Boulevard, on the north side of State Road 54, owners of El Dorado furniture store are laying groundwork for a 70,000-square-foot store.

When it opens, expected around June, shoppers will be able to stroll along a streetscape, enjoying more than 20 storefronts showcasing furniture styles from contemporary to traditional.

The Capo family, who is developing El Dorado, opened their first store in the late 1960s in Miami.

The family opened a store in St. Petersburg in late 2019, before the COVID shutdown and, despite the timing, it has fared well, according to Pedro Capo, chief operating officer at El Dorado.

Now, Capo said he expects to hire and train about 50 employees for the Pasco store, likely beginning in March or April.

Capo is optimistic about the Pasco store’s prospects, noting that the county’s residential growth bodes well for building a strong customer base.

El Dorado will join WaWa, Firestone and Burger King along State Road 54 frontage at the Brighthouse Crossings apartments.

Just west of Brighthouse, a Woodie’s Wash Shack has opened at the Shoppes at Cypress Creek. Fazoli’s Italian restaurant is another potential tenant for the new plaza.

More housing and dining options

In Land O’ Lakes, the Avidity Living apartment complex is being built off State Road 54 and Oak Grove Boulevard. The 252-unit development is scheduled to open in 2022.

Also, coming to this location, is EOS Fitness.

Willow Bend Town Centre, at State Road 54 and Collier Parkway, recently added Ayoki Japan restaurant. Esporta Fitness is a rebranding of the former LA Fitness. And a sign near the center’s entrance off the state road suggests Pasco will get another car wash – Vortex Express Car Wash.

West of U.S. 41, vacant land at Ballantrae and Cypress Ranch is sprouting “coming soon” signs as construction begins on apartment units, new retail, and a proposed Class A office complex, known as 54 Crossings.

On the south side opposite Ballantrae, the Cypress Ranch development includes Azora, a new apartment complex, with a spring 2022 opening. Signs in front of the complex show a cornucopia of proposed shops including ALDI grocery store, Chick-Fil-A, another EOS Fitness, Honest-1 Auto Care, and The Learning Experience.

“We are happy to confirm that we will open our newest Lutz, Florida location next year, with construction scheduled to begin soon,” according to Matt Thon in a statement provided by email. Thon is the Haines City division vice president for ALDI.

No further details were provided regarding the construction schedule or opening date.

A Circle K is under construction at this location, and a Woodie’s Wash Shack, is coming.

On the north side, 54 Crossings is a proposed 60,000-square-foot Class A office building, at Aprile Drive, adjacent to Ballantrae’s row of fast-food restaurants that includes Taco Bell and Dairy Queen Grill & Chill.

East of the Suncoast Parkway, the master-planned community of Bexley at Newland is moving dirt for a major retail and business center, off State Road 54 and Bexley Village Drive. Known as the Hub at Bexley, the commercial complex is scheduled for a summer 2022 opening.

Bexley’s website describes the Hub as a “retail and business destination,” with a summer 2022 opening. Bexley residents can walk or bike along connecting trails to enjoy dining, shopping, live concerts and family events. But it also is envisioned as an attraction for Tampa Bay residents with easy interstate access.

The Hub also includes a large outparcel on Bexley Village Drive, adjacent to the Springhill Suites hotel and opposite the delivery entrance into the Amazon warehouse. The site will become home to 4 & Co., with about 35,000 square feet of Class A offices and co-work spaces. Memberships and limited passes will be offered. Amenities will include a gym, yoga studio, sauna, a treatment room for acupuncture and massages, and conference rooms.

West of Suncoast Parkway, the Shoppes at Crossings Boulevard initially welcomed HotWorx and Jimmy John’s restaurant. New signs in the development indicate additional tenants will be there, including Beyond 2020 Vision Specialists, PTI Solutions, Touch Nail Spa, and Shauby Dental Institute.

Another apartment complex, Avilla Suncoast, is under construction at Redstone Way and Crossings Boulevard, immediately behind the new Hooters restaurant.

Next along the route, The Preserve Marketplace, off South Branch Road, is increasing its retail and business options with Caring Paws Animal Hospital, 100% Chiropractic, PostNet, Lin China restaurant, Papa Johns restaurant, Burger Fi, Chipotle, Panera Bread, and the USF Federal Credit Union. The shopping center is anchored by the Greenwise Publix grocery store.

Starkey Ranch Town Center, at Gunn Highway and State Road 54, is expanding, too. A shell building is under construction, but the new tenants are not yet identified.

Starkey Ranch Business Park on Heart Pine Avenue recently added Capriotti’s Sandwich Shop. Tropical Smoothie Café has a ‘coming soon’ sign. Butcher’s Mark Fresh Meats and Marinades is another shop on its way.

Clearly, there’s a lot going on, along State Road 54/State Road 56 — and there’s no indication that the pace of activity will slow anytime soon.

Sign war pokes fun, prompts camaraderie

What began as a ‘sign war’ between Zephyrhills Cinema 10 and Golden Corral, in mid-May, has evolved into a battle of wits among 70-plus Zephyrhills businesses.

It seems like just about everybody is getting into the act.

The First Congregational Church of Zephyrhills took on Taco Bell.

The church’s sign declares: “Taco Bell sounds good, but ours has a real ring to it.”

Golden Corral took on Zephyrhills Police, while K & K Glass poked fun at Pin Chasers.

Lavish Lox teased The Gentleman’s Quarter, while others such as Axe of Kindness, Zephyrhills Brewing Company and Salon on 5th used clever gibes and poetry to convey their messages.

First Congregational Church of Zephyrhills, at 7900 Fort King Road, took on Taco Bell’s bell, as part of the ‘sign war’ fun.

Even The Greater Zephyrhills Chamber of Commerce joined in, taking a universal approach to cheer on the community’s businesses — something it’s grown accustomed to, through the years.

Some of the signs are quite tall. Others, very small.

And, some, like the ones — at Sen. Danny Burgess’ office — aren’t even signs at all.

Who needs a sign to share a message? Not State Sen. Danny Burgess’ office, at 38507 Fifth Ave. — pieces of paper will do just fine.

At the lawmaker’s office, four pieces of paper are taped to the window, conveying this message:

“We don’t have a sign, but we wanted to play!

“So we want to take the opportunity to say …

“As we have been looking at all of the signs, while we drive around

“It makes us proud to represent

And live in this great little town.”

Cypress Creek Town Center buzzing with activity

If you haven’t been in the area west of Interstate 75, off State Road 56, during the past several months, chances are you’re not aware of the increasing activity happening at Cypress Creek Town Center and in nearby areas.

Five Below, at 25609 Sierra Center Blvd., in Lutz, is set to have its grand opening on March 29, according to a banner posted at the store.

Five Below sells everything from cellphone cases and chargers to yoga pants, footballs, candy, and seasonal items from Easter, Halloween and Christmas.

Meanwhile, Burlington, at 25589 Sierra Center Blvd., also is set to have its grand opening on March 29, according to the company’s website. Burlington also is hiring, according a banner on the company’s storefront.

Burlington is an off-price apparel and home product retailer, which operates 567 stores in 45 states and Puerto Rico, according to its website. The store offers a large selection of coats, clothing, shoes, linens , home décor and baby items.

Those grand openings come on the heels of Hobby Lobby’s grand opening on March 18.  Located at  25675 Sierra Center Drive, it is the national retail chain’s 865th store. Each store offers more than 70,000 crafting and home décor products, including floral, fabric, needle art, custom framing, baskets, home accents, wearable art, arts and crafts, jewelry making, scrapbooking and paper crafting supplies, according to information provided by the company.

HomeGoods is planning an April 14 grand opening at Cypress Creek Town Center, according to the company’s website.

Meanwhile, Earth Fare, a North Carolina-based grocer, also at Cypress Creek Town Center, entered the Pasco County market when it opened its 51st store in February. The 24,000-square-foot store aims to promote the health and well-being of its customers by selling an assortment of healthy foods.

Coming soon to the town center will be HomeGoods, at 25557 Sierra Center Blvd., which is scheduled to have its grand opening on April 14 from 8 a.m. to 8 p.m., according to its website.  It also is “now hiring” according to a sign on the storefront’s exterior.

HomeGoods is an off-price retailer, which offers brand name and home fashion assortments that are 20 percent to 60 percent less than department and specialty store regular prices, the company’s website says. It offers merchandise from thousands of vendors throughout the world.

Many other establishments already are operating at the town center, which has shops and restaurants on both sides of State Road 56.

Diners have a wide array of options on the north side of State Road 56, including Chipotle Mexican Grill, Fast-Fire’D Blaze Pizza, Taco Bell, Pollo Tropical, Wendy’s, Ford’s Garage, Mellow Mushroom, Sweetea Café, Chuy’s Tex Mex and Bahama Breeze.

Burlington is planning a grand opening on March 29, at the Cypress Creek Town Center, according to the company’s website. It also is hiring, according to a sign on the exterior of the store.

Meanwhile, Walk-ons Bistreaux & Bar, on the same side of the road, is under construction. The New Orleans-based sports bar was founded by business partners who were walk-ons to the Louisiana State University basketball team. They opened their first restaurant near LSU’s Tiger Stadium.

On the south side of State Road 56, diners can select from LongHorn Steakhouse, McDonald’s, BJ’s Restaurant & Brewhouse, Cheddar’s Scratch Kitchen, Culver’s, Panda Express, Chick-fil-A, Starbucks  and MOD Pizza.

Other developments on the south side of the road include Costco Wholesale Warehouse, an At Home Home Décor Superstore and smaller shops.

Tampa Premium Outlets also is on the south side of State Road 56, just west of I-75.

And, another project is coming, on the  east side of Creek Grass Way, about 600 feet south of State Road 56, according to county records.

Main Event is planning a 48,608-square-foot entertainment center and has requested permission to sell alcoholic  beverages there. The Pasco County Planning Commission and county planners have recommended approval, and the Pasco County Commission was scheduled to consider the request on March 26, after The Laker/Lutz News’ press deadline.

The Main Event is a bowling, laser tag and dining entertainment center, which has locations in 16 states, including Florida, according to its website.

On the north side of State Road 56, shops include T-Mobile, Noire Nail Bar, Men’s Wearhouse, Mattress One, Aspen Dental, Great Clips, Pearl Vision and Sleep Number. Verizon Wireless and Wesley Chapel Smile Dentistry are coming soon.

There’s also Hyatt Place Hotel & Conference, a 130-room hotel, has opened and already has hosted a variety of community events there.

Also, on the north side of State Road 56, to the west of Cypress Creek Town Center, there’s a new Burger King in front of the Brightwork Crossing apartment development, and nearby a Wawa gas station under construction nearby.

El Dorado Furniture-Wesley Chapel is planning a 70,000-square-foot, two-story showroom at State Road 54 and Wesley Chapel Boulevard, according to county documents.

Local business gives hope to ‘special needs’ employee

When April Dean was only 6 months old, her mother Amy noticed she wasn’t sitting upright.

Two months later, doctors told Amy and her husband, Rick, that April had cerebral palsy, with little chance of ever walking.

It was also discovered that she had a developmental disability that would affect her speech and learning.

“He told us she would never drive a car or go to college,” said Amy, recalling the doctor’s diagnosis. “That was the real devastating news.”

Cerebral palsy is a neurological disorder which affects the movement, muscle tone and posture of over 500,000 people in the U.S.

Muscles are either too floppy or stiff, resulting in delayed motor skills, and can be accompanied by occasional seizures.

According to the Centers for Disease Control and Prevention, it is the most common motor disability among children, and there is no known cure.

Amy and Rick would need to take cautious measures to ensure their daughter’s needs would be met.

Growing and adjusting
While receiving government assistance to accommodate her needs, April attended unique classes in school to learn and socialize with other children.

By fourth grade, she was being home-schooled, and received both speech and occupational therapy.

In these formative years, she would thrive in playing sports, such as basketball and baseball, as well as contending in a chess club — accomplishments exceeding the grim outlook doctors had initially predicted.

“It’s not about what the child can’t do,” said Amy, who tried to raise her daughter with a sense of independence. “More importantly is what are they able to do.”

April attended Gaither High School where she continued to receive therapy.

While there, she joined ‘Best Buddies,’ a nonprofit organization, which paired her with other students to find common interests and develop friendships.

The organization has a chant, which April still recites to this day — followed with hand claps and a cheer at the end.

A new transition
As April was finishing her senior year of high school, she became involved in the Community-Based Training (CBT) program. This organization helped her find employment and to build good work ethic.

For the next three years, April worked at a nursing home dining room, a Publix bakery and the James A. Haley Veterans’ Hospital in Tampa.

However, the CBT program had a cutoff point and was only able to support April until she turned 22.

Amy knew that employment was a valuable asset to her daughter and wanted her to continue working in some capacity.

By chance, Amy frequented the local Taco Bell in her Lutz neighborhood that had an employee with a disability.

Without Amy making a request, the manager reached out and offered a position for April.

It came as a surprise to Amy who admitted she never considered the idea.

“When I heard that they were willing to try to accommodate, that made me feel good about that place [Taco Bell],” she said.

Gainfully employed
Now at 25, April is about to celebrate her third year at Taco Bell.

“The second I started Taco Bell, I loved it,” she said. “It makes me happy.”

She works two days a week wiping tables and trays, as well as keeping the drink area in top-notch shape.

Her hard work has earned her an Employee of the Month award, which she proudly displays at home.

“You could just see the pride in being able to work,” Amy said, referring to the job’s impact on her daughter. “It was really evident.”

April is an approachable employee, socializing with the customers and greeting her co-workers with hugs.

While Amy has seen the social growth that the job has given April, she believes it can be beneficial for others, as well.

Amy said it’s important for those without special needs to engage with those who do, as it builds patience and understanding.

Amy and Rick have to work their respective jobs and cannot always be home. However, Taco Bell management has been generous in working April’s schedule around theirs.

When not at work, April involves herself in various activities.

“I like to rock out in my room with the music loud,” she said. “I have lots of music CDs.”

Aside from playing video games and sports, she spends time with her best friend, Anne Marie, and older brother, Eric.

She also serves as an usher at her church, where she has formed many relationships with members.

“Her giftedness is being a butterfly,” said Amy of her daughter’s effect on others. “She goes from flower to flower, pollinating love and joy.”

When April was younger, Amy joined a support group where she could express her thoughts among those who resonated with her situation. She encourages other parents with disabled children to do the same and to not give up hope.

“Just know that there’s value in their life,” Amy said. “They still have gifts to offer.”

Hotel, retail, restaurants — arriving soon

More retail, and a Hyatt hotel, are coming to Cypress Creek Town Center, even as other new shops and restaurants are opening for business.

Along Sierra Center Boulevard, Mellow Mushroom, Great Clips, Mattress One, Men’s Wearhouse and Aspen Dental are open for business. Noire Nail Bar will soon open its doors, too.

To the east, Chuy’s Tex Mex is headed to a spring opening, according to a news release from the national chain.

Next door, Bahama Breeze Island Grille is under construction.

A 132-room Hyatt Place hotel and convention center will open in July at the Cypress Creek Town Center, said Dilip Kanji, president and chief executive officer of Impact Properties Inc.

There is a lot of demand for hotels in the Wesley Chapel area, but Kanji said, “There’s not a lot of choices.”

The growth in the area is what attracted Impact Properties to build there.

“Pasco County is the fastest-growing county in the southeastern United States,” he said. “We typically prefer to get in when there are (more) spaces for growth.”

Kanji said the selection for prime locations narrows as more development happens.

At Cypress Creek Town Center, the hotel is situated at the Interstate 75 and State Road 56 interchange with immediate access also to Florida Hospital Center Ice and Tampa Premium Outlets.

Hyatt Place Hotel will open in July at the Cypress Creek Town Center.

Sierra Properties’ plans to build a 330,000-square-foot shopping center within the town center also was a draw, Kanji added.

Cypress Creek Town Center is approved for up to 2 million square feet of retail, hotel, apartments and offices, according to county records.

In the past year, new restaurants have opened at the town center along Sierra Center Boulevard, which leads to the Hyatt property. There is Ford’s Garage, Wendy’s, Taco Bell, and Pollo Tropical.

Other shops anticipated including Pet Smart and Burlington Coat Factory.

Kanji provided a list of other anticipated retail in the 330,000-square-foot project when he spoke at a luncheon, sponsored by The Greater Wesley Chapel Chamber of Commerce (renamed the North Tampa Bay Chamber of Commerce).

Kanji said he had permission to release the store’s names, which include Chipotle Mexican Grill, HomeGoods, Earth Fare, Hobby Lobby, Walk-on Bistreaux & Bar, and Blaze Pizza.

Kanji said he expected permitting as soon as April.

Spokespersons for the stores either didn’t respond to emails from The Laker/Lutz News, or wouldn’t confirm their plans.

  • Chipotle Mexican Grill is a Denver-based fast-casual restaurant founded in 1993. Menu items include burritos, bowls, tacos and salads, made to order. There are more than 2,200 Chipotle’s nationwide.
  • Earth Fare is a North Carolina-based specialty grocery store offering organic and natural foods. It has about 45 locations. Most are in the southeast and Midwest.
  • HomeGoods is a discount home furnishing store, based in Massachusetts. It is part of the family of TJX Companies Inc., which includes TJ Maxx.
  • Hobby Lobby is a family owned arts and crafts store that also sells picture frames, jewelry-making items, fabrics, and floral and wedding supplies. Founded in 1972 in Oklahoma City, there now are more than 800 stores in 47 states.
  • Walk-on Bistreaux & Bar is a New Orleans-based sports bar founded by Brandon Landry and Jack Warner. The business partners met in 1997 when they were walk-ons to the Louisiana State University’s basketball team. They opened their first location near LSU’s Tiger Stadium. Today, the company is co-owned by New Orleans Saints’ quarterback Drew Brees.
  • Blaze Pizza is a California-based fast-casual restaurant founded by Elise and Rick Wetzel of Wetzels Pretzels. Similar to Chipotle, customers select the ingredients for their made-to-order, fresh-from-scratch pizzas.

Ballantrae Village is adding more shops

Taco Bell is the newest tenant at the Shoppes of Ballantrae Village.

The Mexican fast-food restaurant joins DQ Grill & Chill and Circle K in a retail shopping plaza that is almost fully constructed, off State Road 54 in Land O’ Lakes.

Within 30 days, Dunkin’ Donuts is expected to open in a spot between Taco Bell and DQ Grill & Chill.

In March, more shops, a spa, a dental office and a Japanese restaurant will open, said David McComas, chief executive officer of European Equities Corporation. His firm is handling tenant negotiations for the plaza.

The list of tenants includes Domino’s Pizza, T-Mobile and Hungry Greek.

Dentist Lisa Brooks also will occupy one suite, and Casablanca Spa will be in another.

“It will be nice. It will create some balance,” McComas said. “I think it will have a lot of curb appeal. Everything is coming out tastefully.”

The current list of shops and restaurants aren’t all that will open.

Three additional parcels are currently under negotiations, McComas said. And, another outparcel on the opposite side of Aprile Drive, across from Taco Bell, likely will have a day care center, he said.

One access point into the plaza is at Aprile Drive, a new road that intersects with State Road 54, by the Taco Bell on the eastern boundary. Entry also onto Aprile Drive and the plaza can be made at the entrance into Ballantrae subdivision, farther west at Ballantrae Boulevard, by Circle K.

The area is bustling with new development, spurred in part by about 50,000 vehicles that drive along the state road daily. And, new residential is bringing more customers to the area.

The Ballantrae community is built on about 436 acres, has six villages and about 970 homes.

To the south of Ballantrae, Long Lake Ranch homes are under construction. Northward, Bexley Ranch and Asturia are adding new subdivisions, with single family homes and apartments.

And, Mystic Pointe is a new apartment complex under construction at Meadowbrook Drive.

More construction pops up on State Road 56

Until recently the south side of State Road 56, by the Interstate 75 interchange, created the most commercial buzz.

Tampa Premium Outlets and a slew of restaurants turned grassland into a shopping and dining mecca.

More is on the way.

Construction is nearly complete on Wendy’s and Taco Bell, on Sierra Center Boulevard at Cypress Creek Town Center. The restaurants will join Ford’s Garage and Pollo Tropical, which opened a few months ago. (Kathy Steele)

Starbucks is the latest opening on the south side of the highway. It’s next to Culver’s.

But, now it’s the north side of the state road that’s starting to see a surge of new restaurants and shops as the next phase of Cypress Creek Town Center kicks into gear.

Sierra Center Boulevard, off the entryway at Grand Cypress Drive, is the center of the activity.

The town center straddles both sides of State Road 56, at its juncture with Wesley Chapel Boulevard and Interstate 75. The southern side largely is being developed by Simon Properties and Richard E. Jacobs, with Sierra Properties in control on the northern side. Its properties are listed under the ownership of Pasco Ranch, Inc.

Ford’s Garage and Pollo Tropical, which opened in recent months, were first up for Sierra.

Now, Wendy’s and Taco Bell are nearly ready for fast-food delivery.

Heading east along Sierra Center, work crews are rolling out a parking lot and laying landscaping for a multi-store retail center.

According to county permitting records, Men’s Wearhouse, Mellow Mushroom, Mattress One, T-Mobile, and Great Clips are future tenants.

Hutton, with headquarters in Chattanooga, is developing the retail center. Hutton representatives could not be reached for additional details.

A stand-alone Chuy’s Mexican Restaurant is slated for a spot just east of the shopping strip, according to county records.

In January, a pre-application meeting was held with county planners to discuss a location on Sierra Center for Bahama Breeze Island Grill.

Another restaurant headed to Cypress Creek is Newk’s Eatery. According to QSR Magazine, the company, based in Jackson, Mississippi, plans to open as many as 30 new restaurants in Florida in five years. Central Florida and the Tampa Bay area are target markets, with a menu of fresh-made soups, salads, sandwiches and California-style pizzas.

According to its website, the founders also opened McAlister’s Deli.

On the northern side of Sierra Center, permits for infrastructure have been issued attached to brand names of Dick’s Sporting Goods, Pet Smart and Burlington.

Five Below also is landing in the town center. The shop is a cornucopia for teens and preteens looking for games, jewelry, candy, makeup, computer gear, DVDs, books, school supplies and novelties. Everything is low-budget at $5 or below.

A six-story, 132-room Hyatt hotel is in permitting stages for infrastructure on another outparcel in the eastern area of Cypress Creek.

Cypress Creek could end up with two grocery stores.

Aldi representatives inquired in March about opening one of its discount grocery stores on an outparcel owned by Sierra that is at an entrance into Tampa Premium Outlets.

In June, a pre-application meeting was scheduled to discuss an approximately 24,000 square-foot grocery store at the northwest corner of State Road 56 and Wesley Chapel Boulevard – across from the Aldi site. That grocery store was not identified.

Plans also call for another 11,500 square feet of retail.

DQ Grill & Chill comes to Ballantrae Village Shoppes

DQ Grill & Chill is nearly ready for its debut at Ballantrae Village Shoppes. By mid-March, franchise owner Carlos Saenz plans to host a grand opening.

Meanwhile, Saenz has had to watch hopeful customers slowly steer their vehicles into the drive-through lane on a daily basis.

It’s disappointing not to at least have a Blizzard or an ice cream cone to hand out, said Saenz.

But, he isn’t surprised at the response from people eager to try a new restaurant.

DQ Grill & Chill is located at 17826 Aprile Drive, off Ballantrae Boulevard and State Road 54.

More than 50,000 vehicles travel up and down the state road. Ballantrae Village Shoppes sits at the entrance to the master-planned community of Ballantrae, north of U.S. 41.

Further north, Bexley Ranch and Asturia are among new subdivisions populating the state highway. To the south, Long Lake Ranch homes are for sale. More retail and commercial are popping up where cows once grazed.

At Ballantrae Village, Circle K is nearly built. In addition to Dairy Queen, the approximately 17,000-square-foot shopping plaza will have T-Mobile, Taco Bell and Dunkin’ Donuts. Other parcels are available.

The activity up and down State Road 54 is a prime reason that Saenz, and his wife Pam, took a deep dive into a new venture – as fast-food restaurant owners.

“We think we’re in a great spot,” said Saenz. “Three years ago, this area was probably a five or six (on a scale of 10). I think we’re at a nine or 10, with the amount of homes and traffic.”

The Saenz’s live in the Oakstead subdivision with their 14-year-old daughter, Madison. Pam Saenz is a Pasco County teacher.

Carlos Saenz is stepping away from a long career in the insurance industry to open his first Dairy Queen. A second franchise in Hudson is possible.

When Saenz researched restaurant franchises, he zeroed in on Dairy Queen for a personal reason. He grew up in Puerto Rico, but as a middle school student moved to Kissimmee, Florida.

His first fast-food meal was at a Dairy Queen on U.S. 192. “It’s still there,” Saenz said.

He feels many others also feel nostalgic about a restaurant that began in 1940. Back then, it sold burgers, hot dogs, fries, Peanut Buster parfaits, Dilly bars and ice cream cones.

Dairy Queen celebrated its 75th anniversary in 2015. The company boasts of more than 1,560 DQ Grill & Chill restaurants in 46 states.

Saenz said Dairy Queen, in recent years, has kept its traditional menu items, but also modernized to keep up with the times. The DQ Grill & Chill concept started nearly two decades ago.

The old favorites are still there, but chicken strip baskets and sandwiches and honey-flavored barbecue have been added. DQ rotates some items in and out, including a recent Kansas-style pork sandwich on pretzel bread and a Philly cheesesteak.

Customers are now described as “fans.”

Dairy Queen supports community-based charitable events. Saenz said the company supports a national campaign to collect donations for the Miracle Children’s Network. However, money collected locally stays in the community, he said.

He anticipates sponsoring special “spirit night” events for area schools, with a portion of proceeds benefiting each school.

A grassy area near the outdoor patio could be gated off as a kind of dog park. Saenz said he expects foot traffic from nearby Ballantrae homes, and people will want to bring their pets.

“We’re going to be partners with the community and engaging with schools,” Saenz said.

Hyatt Place to be at Cypress Creek Town Center

Construction on Hyatt Place Hotel & Conference Center is expected to begin in early 2017, according to a news release from the project’s development team.

Impact Properties Inc., Sierra Properties and the Hyatt Hotels Corporation are partnering on the 130-room hotel and conference center on the northern side of State Road 56, across from Tampa Premium Outlets.

Hyatt Place Wesley Chapel will be the first Hyatt hotel in Pasco County and the first hotel within the more than 500 acres currently under development at the Cypress Creek Town Center.

According to Hyatt’s website, Hyatt Place guests are “mid- to upper-income Gen X travelers who expect modern conveniences and product design to accommodate their multi-tasking, 24/7 lifestyle.”

Hyatt Place will have 130 rooms, with areas for sleep, work and play, as well as sofa sleepers as an extra feature.

There will be free Wi-Fi, a round-the-clock “Gallery Menu” with freshly prepared meals any time of day. Free hot breakfasts also will be available daily.

A Coffee to Cocktails Bar will feature specialty coffees, premium beers, wines and cocktails.

The conference center will have about 6,000 square feet of flexible meeting space, with state-of-the-art technology.

A 24-hour fitness center will feature cardio equipment with LDC screens and free ear buds.

The mixed-use Cypress Creek Town Center is a showcase for growth in the State Road 56 area, located at the Interstate 75 interchange and the juncture of State Road 56 and State Road 54.

The center is approved for up to 2 million square feet of retail, hotel, apartments and offices.

Along with hotel construction, the first phase of development will include 230 upscale apartments and 10 new restaurants and shops, according to the press release.

In front of the outlet mall, Cheddar’s Scratch Kitchen, Chick-fil-A and Culver’s have opened within past months. BJ’s Restaurant & Brewhouse and Longhorn Steakhouse are under construction.

As part of Cypress Creek Town Center, Ford’s Garage, Pollo Tropical, Wendy’s and Taco Bell are awaiting permits.

Retail is coming to Ballantrae Village

New retail is headed to State Road 54 in Land O’ Lakes, as Dunphy Properties prepares to start construction on the first shops at Ballantrae Village.

A groundbreaking is expected in January for a Circle K, a Dairy Queen, a Dunkin’ Donuts and a Taco Bell on outparcels on the northeast corner of State Road 54 and Ballantrae Boulevard, according to a news release from Dunphy Properties.

An additional four parcels are on the market, and a 13,200-square-foot building also is planned. Tenants have not been signed as yet.

New access is planned to get into and out of the shopping plaza.

Plans for retail at the master-planned community of Ballantrae Village has been slow in developing largely due to the economic downturn in 2007 and a slow recovery. But growth is gathering steam, especially along State Road 54.

“Retail development follows residential growth,” Jim Dunphy said in an email to The Laker/Lutz News. “The economy has picked up enough that we’re seeing explosive residential growth in the (State Road) 54 corridor. In addition, the long awaited widening of (State Road) 54 is underway further fueling interest in the area.”

Dunphy Properties is developing the commercial plaza on about 17 acres owned by the Aprile brothers. The plaza will be on the north side of State Road 54 and east of Ballantrae Boulevard.

The Circle K will be on the west end of the site, with Dairy Queen on the east end.

Bexley Ranch property is under construction to the north of Ballantrae Village.

According to the Ballantrae website, the community has more than 960 homes and more than 3,000 residents.

“Ballantine Village Shoppes is in the center of the growth,” Dunphy states in his email. “Many of the existing residents have done without retail, restaurant and service amenities for a long time. We are now positioned, with the additional residents and promised growth, to provide these shops and services. We are excited to be bringing this project together.”
