Pasco County Backs Downtown Avalon Park

The Avalon Park Group has overwhelming support and backing from the Pasco County Commission to create a brand new town center for the Wesley Chapel community.

Downtown Avalon Park Wesley Chapel is being planned as a mixed-use development on 215 acres located north of State Road 54, about three miles east of I-75. The plan includes four freestanding office buildings that will have a mix of retail and commercial uses.

The first phase is already under construction and, when completed, will have 75,000 square feet of commercial space within walking distance to residents living in the community’s single-family homes, townhomes and apartments.

“We are creating a real downtown with businesses offices, shops and restaurants, because we want to greatly reduce the need for our residents to drive outside their community to get to work, take kids to school, shop and dine, and enjoy indoor and outdoor activities,” said Stephanie Lerret, senior vice president for the Avalon Park Group. “And now, with the full support of Pasco County, downtown Wesley Chapel will become a reality within the next few years.”

In February, the Pasco County Commission unanimously voted to approve an incentive package totaling $33.5 million. The agreement outlines that in exchange, the Avalon Park Group will spend about $83.3 million to build roads, multi-story parking decks and transit-related infrastructure.

In all, Avalon Park Group is planning to spend more than $800 million to develop its Wesley Chapel community of homes and downtown center. In return, Pasco County has agreed to provide an annual rebate of the previous year’s property tax payments, which will be capped at $32 million. These county rebates represent 38% of the total cost of public improvements.

David Engel, manager of the county’s office of economic growth, spelled out some specifics at a recent county commission meeting.

“The typical buildings are four stories in height. Commercial will occupy the first floor and three floors of residential above it. There also are five to six parking decks and four freestanding Class A office buildings,” Engel said.

Avalon Park Wesley Chapel will include 2,695 residences, 165,000 square feet of Class A Office, and 190,000 square feet of commercial space, Engel said. “Fifty percent of the residential trip generation on the site will stay on the site, once the project is complete,” Engel said.

The project is expected to generate 1,065 full-time jobs and have a total economic output of $84.4 million, according to county documents.

“Instead of building subdivisions, we are building towns,” said Beat Kahli, president and CEO of Avalon Park Group. “Having jobs within our community is the best way to  resolve traffic congestion caused by daily commutes.”

Kahli’s company already has done a similar project — Avalon Park Orlando — and is currently developing Avalon Park Tavares and Avalon Park Daytona Beach using the same standards.

Commissioner Jack Mariano said he’s aware of Kahli’s “tremendous success” in Orlando.

“I know you’re going to have it right here, as well. I’m glad you picked Pasco County,” Mariano said.

Commissioner Kathryn Starkey added, “This is cutting-edge planning, right here. Being able to live, work and play in the same neighborhood is a great solution for sprawl.”

Pinecrest Academy Sends Out Student Acceptance Notices

School acceptance emails went out earlier this month to families who had applied to Pinecrest Academy Wesley Chapel, the new K-6 charter school being built at the entrance to Avalon Park Wesley Chapel.

“We are excited to be providing our high-performing school for all of our families. Thank you for applying for Pinecrest Academy Wesley Chapel and creating our inaugural Panther family,” said Principal Aimee Mielke, on the school’s Facebook page.

Mielke also announced that the school’s official website is now up at PinecrestWesleyChapel.com. “We’re LIVE and it is beautiful with lots of information,” she said.

The principal has been receiving lots of inquiries from parents — and these are some of the most asked questions:

What are Pinecrest’s school hours?
8:15 a.m. – student drop-off and breakfast
8:30 a.m. – classes begin
2:50 p.m. – dismissal begins

Are students required to wear uniforms?
Yes. We will be partnering with All Uniform Wear. All items, including jackets/sweaters, must be purchased through our uniform shop. Students also are required to wear black, closed-toe shoes.

When will we be notified if our child has been accepted?
The first acceptance emails were sent out Monday, March 9.

The new school will open this fall with 650 students in kindergarten through sixth grade, and plans to expand to serve up to eighth grade. It is the first Pinecrest Academy in Tampa Bay.

With 16 schools nationwide, Pinecrest Academy Inc., has made a name for itself in the education community. As Principal Mielke would say, “When you walk into a Pinecrest school, you know you’re in a Pinecrest school.”

Mielke is excited about the advanced programs Pinecrest will offer its students, including a STEM (Science, Technology, Engineering and Math) curriculum, and a dual English/Spanish language program. With the STEM program, Pinecrest students will learn about new technologies, such as robotics, and will have fully functioning STEM labs in all grades — something most schools do not offer.

Pinecrest also will have self-contained classrooms for gifted students, where pacing will be faster and performance tests much more in-depth, to allow gifted students to flourish in their education.

“All Pinecrest schools have an emphasis on high-quality instruction. We’ll continuously be monitoring the data so we know what each student needs, and have many different programs available to focus on the needs of the individual student,” says Mielke.

Pinecrest Academy Wesley Chapel is one of the most important elements of the goal to build a brand-new town in Avalon Park Wesley Chapel, says Stephanie Lerret, senior vice president of marketing for the Avalon Park Group. Lerret noted that the developer’s goal is to have the very best school in the entire state.

Tiny House Program Builds Construction Opportunities for Area Students

A tiny house is opening doors to a world of opportunities for area students, thanks to a hands-on homebuilding initiative between a high school magnet program and the Sales & Marketing Council of the Tampa Bay Builders Association.

Students at the Center for Construction Technologies, a magnet school in St. Petersburg, work side-by-side with TBBA members, who mentor students and demonstrate construction trade skills.

“This program provides us with a tremendous opportunity to educate students about our industry, the joy of providing a home to a family and, of course, the many career opportunities in home construction,” says Scott Campbell, a former TBBA president.

Members of the Tampa Bay Builders Association helped build a tiny home with high school students to encourage and support careers in skilled trades. Helping paint the home is Terri Williams (wearing blue) of The Laker/Lutz News and Lauren Morgan.

The program was established in 2018 when TBBA members recognized the immense need to encourage and support careers in skilled trades for high school students and young adults.

“Students relate what they learn in the textbook to what they see during the field experience,” says Lincoln Yates, assistant principal of the magnet school. “They’re attentive and ask great questions.”

“The Tiny House Project is a great opportunity to help our local youth while also helping our industry,” says Michael Kramer, vice president at Sharp Design Studio Architecture, which donated design plans for the program’s tiny house.

“Finding talent is always challenging, and anything we can do as an industry to promote jobs and provide proper training will set them up for success,” Kramer says. “This kind of engagement has the potential to lead to full-time jobs for these students, and hopefully a full-fledged career.”

The Tiny House Project also benefits the local economy, says Jennifer Motsinger, executive vice president of TBBA.

“We are providing an alternative housing product that is sustainable, portable and affordable, and when it’s all done will be enjoyed by homeowners for years to come,” says Motsinger.

Over the past seven months, the 28-foot custom tiny home was built by Tampa Bay area skilled-trade professionals, interior designers and suppliers, while actively teaching and mentoring the 123 students participating in the program.

TBBA members donated over 80% of the supplies and labor, and the remaining materials were purchased through monetary donations.

The Laker/Lutz News was one of the TBBA members involved in the project from its inception, through the leadership of Terri Williamson, senior account manager for the newspaper. Williamson is the president elect of the Sales & Marketing Council, which presented a $10,500 check to help finance the Tiny House Project.

“The tiny house capstone project has allowed us to better prepare our students for college, career and life, by bringing student apprenticeship opportunities into our classroom. Students have had the opportunity to hear from the various trade professionals, work alongside them and gain valuable experience and insights that would have otherwise not been possible,” says Assistant Principal Yates.

The tiny house will be showcased at a future Suncoast Tiny House Festival. Funds generated from the home’s sale will support the magnet program for years to come.

The deadline is quickly approaching for parents wanting their children to be in the 2020-2021 enrollment lottery for Pinecrest Academy Wesley Chapel, a new, tuition-free public charter school located at the community entrance of Avalon Park Wesley Chapel.

New Principal Has Pasco Roots
Aimee Mielke has been appointed as the first principal at Pinecrest Academy Wesley Chapel.

Mielke has been in the education industry for 23 years, with 20 of those working for Pasco County, most recently as principal of Connerton, Watergrass and Trinity elementary schools. She currently is principal of a charter school in Citrus Park, SLAM Tampa, a 6-12 school that focuses on sports leadership, arts and management.

“I love Pasco County, and it feels great to be back” says Mielke. When she was getting her bachelor degree at the University of South Florida, Mielke interned in Land O’ Lakes at Sanders Memorial Elementary, where she fell in love with the area and greatly appreciated the huge support she received from the community.

Throughout the years, Mielke has worn many different hats. She’s been a teacher, supervisor and director at the district level, assistant principal and principal. One thing she hasn’t done until this point was to open her own school, which is why Pinecrest is a dream come true for her.

“I have so many opportunities to be creative…I’m putting my stamp on the school from the ground up,” says Mielke.

Mielke says her main focus for the first year is to build meaningful relationships with her students and their family members, as well as providing students with the highest quality academics. Mielke plans on spending a lot of time this summer on professional development for Pinecrest teachers to ensure they will give the best education to their incoming students.

Resident Artist at March Gallery Show

Richard Terrill, a three-year resident of Avalon Park Wesley Chapel, is exhibiting his contemporary paintings at the East Pasco Fine Arts Gallery now through April 30.

Richard Terrill’s portrait of Rumi, the celebrated Persian poet from the 13th century.

Terrill is an accomplished contemporary painter, whose work draws you in with bright colors, high contrasts and whimsical tangents. His paintings are colorful, unconventional and political – work that one would not expect from someone who taught high school and college English for 39 years. But, after talking with the artist for a few minutes, one quickly realizes that Terrill is also a knowledgeable historian, who artistically incorporates his world view points into his paintings.

“I like to use bright colors because they uplift the often serious and somber content of my paintings,” said Terrill. “And, I often add whimsical scenes into my paintings that poke fun at the seriousness of the human psyche.”

Terrill’s paintings have been exhibited and sold in the museum shop at the American Visionary Art Museum in Baltimore, Maryland. This is his first art show in Florida.

His exhibit can been seen daily at the Welcome Center for Avalon Park West Chapel, which is located on State Road 54 about five miles from I-75. Avalon Park Wesley Chapel and the Pasco Fine Arts Council work together to bring arts and cultural events to East Pasco County.

“One of the main goals of this partnership is to introduce people to local artists like Richard Terrill, with monthly exhibits and demonstrations,” said Stephanie Lerret, senior vice president of the Avalon Park Group. “It is exciting to discover artists like Richard Terrill who already live in our community, and are willing to share their great talent with their neighbors.”

ICI Homes Opens New Wesley Chapel Model in Persimmon Park

ICI Homes, Florida’s premier family owned builder, has been so pleased with its success in Asturia in Odessa, and Bexley in Land O’ Lakes, that it has expanded its Pasco footprint with a new community in Wesley Chapel called Persimmon Park.

Located in the area’s most prestigious neighborhood — the master-planned community of Wiregrass Ranch —  Persimmon Park is Wesley Chapel’s newest new home community. Setting The Mood By Painting Outside

Don’t miss exhibit by Land O’ Lakes Artist Lionel Sanchez

From a distance, the watercolor paintings of Lionel Sanchez appear to be very detailed with intricate brushstrokes. But, according to the artist, his work only gives the appearance of detail because of his unique style and brushstrokes.

The end result of Sanchez’s art are stunning paintings of rural scenes from his native Colorado, old world urban settings in Germany, and natural Florida settings, including many from Tarpon Springs. Viewers find Sanchez’s artwork balanced, inviting and mesmerizing.

“It is my hope that each of my pieces will elicit an emotional response and a desire to investigate the painting further,” says Sanchez. “I strive to create an emotional connection that opens a dialogue between the artist and viewer.”

In addition to painting in watercolors, Sanchez works in graphite, acrylic, pen, and ink. He prefers to paint outside, which in the art world is called en plein air and made famous by French impressionists, such as Claude Monet and Pierre-Auguste Renoir.

“It is easier to accomplish the mood when you paint outside. The light is pure, there is no distortion,” said Sanchez, who sketches an image before beginning to paint, and often adds creative elements not present in the scene.

An example of this is one of his favorite paintings on display in Wesley Chapel of a large commercial fishing boat in dry dock. Titled “Under Repair,” the boat and the Anclote River are real, but the docks and foreground were painted from his imagination.

“Under Repair” is one of more than 20 of the artist’s paintings on display at an exhibition Sanchez calls, “My World Through Watercolor.” The show runs through Feb. 10 at the Avalon Park Welcome Center on State Road 54, about five miles east of I-75. The show is being co-hosted by the Pasco Fine Arts Council, and is the fourth art show the Council has sponsored in the past six months at Avalon Park Wesley Chapel for East Pasco residents.

An artist reception to recognize Sanchez’s work is this Friday, Jan. 31, from 6 p.m. to 8 p.m. The event is free and open to the public. Sanchez’s paintings are available for purchase, with prices beginning at $250.

Sanchez is 76 years old, and has loved art since an older brother entertained him as a young child by drawing him pictures.

“I was fascinated with what my brother could do with a pencil, and my fascination grew into a passion,” explains Sanchez. “My life experiences and challenges are evidenced in my paintings, and my passion for art has shaped how I view the world around us.”

Before retiring to Hudson in 2009, Sanchez worked as an industrial draftsman and project manager for 31 years. He gave up the mountains of Colorado for the prairies of Florida to be closer to his granddaughters in south Florida.

Through the years, Sanchez took many classes in painting and photography, but did not begin painting daily until he moved to Florida.

“I am a much stronger painter today than when I first retired, and continue to work on my technique almost daily,” he said.

When he first moved to Florida, Sanchez began teaching at Life Enrichment Center in Tampa, and still teaches there today. He joined the Pasco Fine Arts Council about five years ago, where he also teaches painting.

“I love to teach because it helps me reinforce and bring to the surface art techniques that I may have forgotten. I find it fun,” said Sanchez.

Sanchez and his wife, Carolyn, live off State Road 52, about a half mile from the Suncoast Parkway, where he regularly bicycles the Suncoast Trail to and from the Starkey Wilderness Park Trail. He also is a marathon runner.

The goal of the partnership between the Paso Fine Arts Council and Avalon Park Wesley Chapel is to bring arts and cultural events, exhibits and workshops to East Pasco County. This is the first time in the Council’s 40-plus year history that is has had a location in East Pasco to host its exhibits and art classes.

One of the main goals of this partnership is to introduce people to local artists like Sanchez, with monthly exhibits and demonstrations, and also to offer art classes for youngsters and adults.

Joye Moon Workshop: Feb. 4 at Avalon Park
Area residents have the rare opportunity to attend a free demonstration by renowned watercolorist Joye Moon on Feb. 4, at the master-planned community of Avalon Park Wesley Chapel.

The Wisconsin-based painter’s history in art and teaching is as rich as the color and texture of her masterfully executed watercolor paintings. She has taught hundreds of watercolor workshops throughout the country, and is currently touring Florida. She also is the author of the bestselling art book, “Exploring Textures in Watercolor” (2008).

Moon’s local demonstration is Tuesday, Feb. 4 from 5 p.m. to 7 p.m., at Avalon Park’s amenity center, 5060 River Glen Blvd. Seating is limited, and advance registration is requested by calling (813) 783-1515, or sending an email with your name and phone name to .

 The demonstration is being co-hosted by the Pasco Fine Arts Council and the developer of Avalon Park Wesley Chapel. These organizations also work together on the new East Pasco Gallery of the Pasco Fine Arts Center, located on State Road 54 in Avalon Park’s Welcome Center.

“It is our goal to have art classes and workshops for our community, and a place to share artwork created by students and adults,” said Stephanie Lerret, senior vice president of marketing and community relations for the Avalon Park Group. “We are very excited to be hosting our first workshop with such an acclaimed artist as Joye Moon.”

Downtown Avalon Park Wesley Chapel is currently under construction and is designed to be the cultural and event center of East Pasco County. Lerret said Downtown Avalon’s first buildings are expected to open later this year.
