The Edison Suncoast is going up in Pasco

TPA Group, of Atlanta, has announced the details for The Edison Suncoast, a project under construction in the Northpointe Village development, off State Road 54, in Lutz.

The development consists of two three-story office buildings totaling 155,000 square feet.

Completion of the first 77,500-square-foot building is expected in the first quarter of 2020, and the schedule for the second building will be based on demand, said Barry Oaks, senior director for Cushman & Wakefield, the exclusive leasing agent for the project.

The project is being built on a speculative basis, supported through a low-interest, partially forgivable loan from Pasco County, said Bill Cronin, president/CEO of Pasco Economic Development Council Inc.

The project is in response to an evolving market, Oaks added.

“Pasco County and surrounding areas have become more developed,” Oaks said. “We feel there’s an unmet need for office space.”

The project is situated on an 18.45-acre site at Suncoast Parkway and State Road 54, in Pasco County, about 30 miles northwest of Tampa’s urban core.

The submarket, known as the 54 Corridor, is considered the next residential growth pocket in the Tampa Bay area, according to material provided by Cushman & Wakefield.

Demographics show a 95.2 percent increase in population from 2000 to 2010, and the current population of 53,130 is projected to grow by 21 percent by 2022.

The location is central to an abundance of residential communities, high-quality retail and dining options, as well as two hotels. Its proximity to the Suncoast Parkway provides convenience to Tampa International Airport, as well as Tampa’s Westshore District and Downtown, according to Cushman & Wakefield.

The building design calls for large windows, to invite an abundance of natural light into the structure. There’s also an open design, allowing tenants a great degree of flexibility, Oaks said.

Amenities include a fitness trail, a third-floor open deck, and a permanent food truck driveway in the courtyard.

Oaks said leasing is just getting started, but noted there is considerable interest in the project and there are talks underway.

Being in the midst of substantial residential development is a plus, Oaks said, because “you’ve got rooftops — so you’ve got access to labor and you’re not having to sell a commute.”

Put another way, there’s “a healthy labor pool in your own backyard,” Oaks said.

The Pasco EDC’s Cronin said the county provided the loan because it wanted to activate the construction of speculative Class A office space.

The county has to turn down projects that are interested in coming here because it lacks sufficient Class A space, Cronin said.

“Class A, just by the nature of being Class A, is going to attract high-wage, high-impact jobs.

“Most of the office spaces we have here currently are kind of a high class B.

“Having a true Class A building is going to attract folks who have a little prestige with their name,” Cronin added, and those employers offer the kind of high-wage jobs the county wants to attract.

Under Construction

Tractor Supply store coming
Construction is underway for a Tractor Supply store that will offer agricultural and home improvement supplies. It is located on the east side of North Dale Mabry Highway – south of its apex with Land O’ Lakes Boulevard. The 18,800-square-foot is near the Lutz Walmart Supercenter. Construction started in June and is expected to be completed by October.

Grace Family Church
Grace Family Church is renovating a plaza that once housed a K-Mart store at 22920 State Road 54 in Lutz. The roof, on the western end of the 48,000-square-foot building, will be raised 12 feet to accommodate the church sanctuary. Plans call for multiple classrooms, a café and a 3-foot baptism pool. The church is expected to open this August.

Walk-On’s Bistreaux & Bar
A Walk-On’s Bistreaux & Bar is under construction in the Cypress Creek Town Center at 25372 Sierra Center Blvd. The 10,438-square-foot restaurant, which will offer Louisiana-style cuisine, will be able to accommodate 325 patrons. A grand opening is planned for July 29. The restaurant is expected to have 180 employees, and applications are being accepted on site now. Medical Office
A two-story medical office is expected to be completed in October at 27800 Summergate Blvd., in Wesley Chapel. Project plans call for a medical and administrative office, clinics on both floors and a dialysis treatment center. Construction started in June. The dialysis center may open as soon as December.

Church adds food pantry to help those in need

When Father and Son Love Ministries launched a summertime lunch program last year, its only aim was to share food with those needing it — with no strings attached.

Now, the church — tucked away in a commercial office plaza at 24156 Foggy Ridge Parkway, in Lutz — has branched out.

In addition to serving free bag lunches, it also has a free food pantry.

Again, no strings attached.

The food ministry operates on Fridays, from noon to 3 p.m. and on Sundays, after 11 a.m. (Note: It will be closed July 5, for the Fourth of July holiday).

Red and white signs — one posted at Foggy Ridge Parkway and State Road 54, and another closer to the storefront church — let passersby know about the food ministries.

The word hasn’t circulated widely yet, but there were some folks at the food pantry last week, accepting the church’s help.

Last week, an elderly woman was there, with a friend, to do a little “shopping.”

Becky Morrow, a church volunteer, led the woman around tables stocked with breads, pastries, canned goods, fresh fruits and vegetables, cereals, pastas, rice and other foods.

Those in need are welcome to come to a food pantry ministry, operated by Father and Son Love Ministries. There are fruits, vegetables and frozen meats available.

The woman, who was using a walker, let Morrow know which items she would like, and Morrow packed it up for her.

As the woman and her friend prepared to leave, another volunteer Carolyn Curtis, told the elderly woman: “Blessings, blessings, blessings to you.”

Pastor C. J. Johns Sr., who launched the lunch ministry a year ago, said the church simply wants to help people.

The pastor said the lunch program “sort of morphed” and then, “one thing led to another.”

Tampa Bay Harvest is now the food ministry’s main supplier. Publix and Publix GreenWise donate bread, pastries, fruit and other items.

Church members and other contributors provide money to help stock the pantry.

Terry Gonzalez, who also goes by the name Maria, is one of the volunteers at the food pantry ministry. Those coming for a free lunch at the church will find that it isn’t stingy with the turkey in its turkey sandwiches.

And, just like the free lunch program, there’s no paperwork to fill out. No IDs are required, either, the pastor said.

“We want to give people hope in human beings, again,” Johns said.

The only requirement is to say how many people the recipient needs to feed.

“You’ve got four people, we want to make sure you have enough for four,” Johns said. The church wants to help as many people as it can, that are in need.

It relies on the honor system, for recipients to be truthful.

A little while later, after the elderly woman left last week, a couple arrived, with their granddaughter.

They were there to pick up food for two families: A family of three and a family of four.

As they made their rounds around the tables, volunteers helped to fill their boxes.

Food pantry volunteer Carolyn Curtis said she enjoys being involved. ‘I am blessed to be part of this.’

Pastor Johns asked the woman: “Do you need some milk?”

She responded: “We could always use milk. We could take a cow home with us.”

The pastor went into the church’s kitchen, got a gallon of milk and handed it to the woman.

“It’s a wonderful thing that you’re doing,” the man remarked.

“To God be the glory,” replied Curtis, who said she enjoys helping.

“I am blessed to be part of this,” Curtis said. “With all of the challenges that people have today, they should not have to worry about feeding their family.”

Besides fruits and vegetables, and other staples, the food pantry also offers coleslaw, potato salad, eggs, egg salad and frozen meats, although the selection varies from week to week.

Assistant Pastor Ken Water said, “We give them enough food to last at least a week and a half, to help them out.

“We’re still not asking for anything. Just come in, and be in need.”

For the free lunches, church volunteers prepare bag lunches, which include a turkey sandwich or a peanut butter sandwich. They also have bottled water and a dessert.

Sean Saylor, who lives in Land O’ Lakes, is what the church calls “a delivery angel” — carting boxes of food to people who need help, but can’t get to the church.

Canned goods are among the items being offered to help feed families and individuals, at the free food pantry.

Maria Gonzalez, who also goes by the name Terry, is another volunteer. She was at the pantry recently, preparing bag lunches.

The Wesley Chapel woman pointed out that the ministry doesn’t skimp on the amount of turkey it puts in its sandwiches.

To prove her point, she went to the kitchen and pulled one of the sandwiches out of the refrigerator.

“It’s a hearty sandwich,” she declared. “ Seriously. Usually you see like two little slices (of turkey).”

Linda Wright, another volunteer, became familiar with the church a year ago, when she brought her son and daughter-in-law in to pick up some bag lunches.

The Lutz woman was so impressed by the church’s kindness and warmth, she joined the church and got involved.

“There’s no other service like this, in this area, and there’s a lot of people who need this service,” Wright said. “I believe in everything this church does for everybody. So, I’m here to help do it for them.

“The slogan of the church is ‘Changing the world, one person at a time.’ And, we’re doing it,” Wright said.

Will election be ‘one for the ages?’

When he looks ahead to the 2020 Presidential Election, Pasco County Supervisor of Elections Brian Corley predicts, “that’s going to be one for the ages.”

For one thing, there are already attorneys being lined up in Florida, on both sides of the aisle, for next year, Corley said, during a luncheon meeting last week of the North Tampa Bay Chamber of Commerce, at  St. Joseph’s Hospital-North in Lutz.

But, the elections supervisor added: “We’re used to the scrutiny.

“Florida is always going to be in the perennial spotlight. It’s the largest battleground state in the country, and it’s always close.

“Why is that? There’s a good sampling of Democrats, Republicans and Independents. Voters tend to choose their own way,” Corley said.

On top of that, “Florida is now the nation’s third largest state,” he said.

The elections official also touched on the Mueller Report, officially known as the Report on the Investigation into Russian Interference in the 2016 Presidential Election.

Corley said he has read the entire report.

He also noted that depending on which news channel people watch, they tend to call the report “fake news,” or tend to say “It definitely happened. The president needs to be impeached.” Corley did not offer his personal opinion.

But, he did say, “When you read the report, it lays out, in explicit detail, what happened. “

He also cited these words, from Mueller: “There were multiple systematic attempts to interfere in our election. That allegation deserves the attention of every American.”

Corley said citizens do need to be concerned about any attempts by foreign governments to meddle in our elections.

He also raised concerns about the misuse of social media.

“We are unknowingly aiding those who want to destroy us from within,” Corley said.

“In 2016, over 72,000 Americans RSVP’d to a political event on Facebook, that truly was fake news. It was created by some knucklehead in another country.

“That’s troubling, when you think about it,” he added.

There were fake Twitter accounts set up, such as @TenneseeGOP, Corley said.

“Using social media, they did millions of dollars of ads to pit us against each other. In the morning, it would be a Pro Black Lives Matter. In the afternoon, it would be pictures of Rebel flags, saying anti-Black Lives Matter messages. Pro Hillary, anti-Hillary. Pro Trump.

“It was trying to polarize us against each other,” Corley said.

“What was their goal in 2016? Their goal was to erode voter confidence, delegitimize the winner, and polarize America. Hmm. Sound like they were pretty successful?”

He also talked about the damage that polarization is causing in personal relationships.

“I actually know somebody — a father and a son — who were bickering about who to vote for on Facebook,” he said.

One unfriended the other, he noted.

“These are blood. (They) Stopped talking. To this day, they don’t talk,” he said.

The forum doesn’t lend itself to thoughtful discussions, Corley added.

“Have you ever seen something on Facebook, and  you’ve written to somebody about a political issue? And the person has written back, ‘Wow, that’s an excellent point. I have never thought of that point of view, thank you.’

“No, they write back, ‘You’re an idiot,’ or some clever little meme describing you,” Corley said.

He has even noticed a change in the atmosphere at local polling places during the past three general elections.

“I look back, during early voting, the presidential general in 2012, Land O’ Lakes Library, (on the) last day. There was a line.

“But, it was like a block party atmosphere. People of different races, ethnicities, genders, political backgrounds. They were talking to their neighbors. They don’t know each other. Just chatting. No one cared who was going to vote for whom. You were either going to vote for Mitt Romney or President Obama,” he said.

But, he noted, in 2016, “It wasn’t that way.

“It was palpable. You could see people in the polling places and in early voting, they were there on a mission. They were either there to vote for (Donald) Trump, or vote for Hillary (Clinton) — and don’t talk to me.

“It was just like robotic. It was troubling, to be honest with you,” Corley said.

And, in 2018, he added, “I’m comfortable saying, I saw a little more return to civility.

“We need civility. Civility is not a dirty word.

“Have your discussions, your debates, your disagreements. But, at the end of the day, we’re all Americans. We’re united as Americans,” Corley said.

Corley also addressed the importance to protecting election results against cyber threats.

Security will be enhanced, but those steps must remain confidential, Corley said.

He also pointed out that the system recently was tested because of the need for three recounts in the 2018 election.

“We had lawyers from Washington, Tallahassee, representatives locally of the different campaigns, the different local parties. Different sides of the aisle, clearly. But, they were there for the whole thing, several days. They got to witness the transparency.

“It instilled confidence in the system. That’s what we need, in this day and age,” Corley said.

Music group aims to bolster local artists

Nomi Webb, of Lutz, is calling out to local Christian music artists interested in showcasing their work through her organization.

Her faith-based group, Tumbleweed Music Ministry, will present a platform for artists trying to break into the music industry. They’ll be producing their own records to be uploaded to the group’s website.

“I’m really about bridging the gap and bringing people together so that everyone feels inclusive,” Webb said. “My goal at Tumbleweed Music Ministry is to market all the original music that we’re going to be making here.”

In doing so, Webb is working with the Florida Christian Songwriters Association, in a quest to help Christian artists achieve a higher profile.

The group will meet in a space that has production equipment for creating tracks.

Instruments will be available for practice, but musicians are requested to bring their own instruments, too.

Webb, who is a songwriter, will assist those attending to address any areas of concern to them, and there will be an open forum for discussion.

She also will encourage group members to help each other to build their skills and to motivate each other.

Those attending also will have the opportunity to share personal testimonies and talk about their spirituality.

The first meeting will be on June 22 from 10 a.m. to noon, with sessions meeting at the same time on following Saturdays.

Lutz students strive to protect wildlife

Diminishing waste in local oceans is an important mission for third-grader Lilly Kate Paban.

In fact, she has been motivated to start an afterschool program at her Learning Gate Community School, in Lutz, to both educate fellow students and to get them to go outdoors to take action.

She was first inspired when her then-science teacher, Christopher Bell, explained to the class the plight animals face when they mistakenly consume plastic littered in the sea.

Lilly Kate has always loved animals, especially dolphins. In fact, her dream came true when she got the opportunity to swim alongside one.

Her care for wildlife compelled her to help in some way, and she asked three of her friends at school for support.

“I gathered my friends and was like, ‘we should start a club to help the environment.’

“Our goal is to clean up most of the plastic in the oceans so that none of the animals get extinct,” the 9-year-old explained.

Once the girls devised a plan for an environmental club, they approached their principal with the idea, which was met with approval.

In building support, Lilly Kate recruited her mother, Joelle, as a club volunteer.

Joelle admitted she was shocked at first, unaware of her daughter’s good cause, but willing to help.

“How can I say no to my kid?” Joelle responded with a smile. “I’m going to support any endeavor my child wants to do.”

While the club is in the early stages, plans are already being established.

The girls have decided their target audience to join is second grade to seventh grade students.

They would also like to collect membership fees in order to fund group trips and  further their cause in protecting wildlife.

Lilly Kate attributes her independence and go-getter mindset to her mother, who takes her and her younger sister, Stellie, to school.

Joelle has her own executive assistant business. On their commute, the girls often hear their mother on the phone discussing her company.

That business savvy helped Lilly Kate and her friends form the blueprint for the afterschool program.

“I couldn’t be any more proud,” Joelle stated. “This is something that they want to give back to nature, and do their tiny part in this world.”

However, the girls’ efforts were just beginning. They sent a handwritten letter to the Tampa tech company Tribridge – asking for whatever support it could offer.

The letter reached the company by Friday, May 10 and that following Monday, the girls got quite a surprise while in school.

Pete Loach, IT manager at Tribridge, personally donated seven laptops to help move the club forward.

“Just what a tiny letter can do, can make a big change,” Lilly Kate mentioned.

Joelle and her husband, Mario, also extend gratitude to Bell for helping spark their daughter’s interest in environmental awareness through his class.

Both parents attested to the teacher’s dedication toward his students.

“This guy’s life [is] these children,” Joelle said. “He brought passion.”

Now with new laptops, the group can conduct proper research and track the oceans’ red tide, Lilly Kate said.

She added that there are plans to do summer beach cleanups before the program officially starts next semester.

With the initiative of several third-graders, many kids can learn to carry the mantle for a cleaner and safer tomorrow.

Hiking, Biking, Shopping and Dining – All Close To Mattamy Homes’ Townhome Communities

Making a difference through book donations

Book by book, a local teen is trying to do his part to make a difference in the community.

As an avid reader himself, 13-year-old Vance Tomasi understands the value of having a broad range of books to choose from.

After seeing his younger brother improve his reading during Hillsborough County Public School’s annual Summer Reading Camp, Tomasi saw the value of that even more so.

At the same time, Tomasi worried about underprivileged kids who didn’t own books, when he was told the county’s reading program had a shortage of books a couple summers ago.

So, he got to thinking he could do something about it.

It all started more about two years ago with a book drive for homeless families.

The possibilities blossomed from there for Tomasi, now a seventh grader at Keystone’s Farnell Middle School.

Tomasi and his friend, Chase Hartman, set up a website and social media accounts, and partnered with the Hillsborough County school district to donate books. Then they began organizing book drives with Boy Scout troops, sports teams, school clubs and other groups. They placed donation boxes around town, and recruited volunteers to sort and box the books they received.

In addition to book drives, Tomasi purchased 25,000 books with a grant he obtained from the Tampa Bay Lightning, and found a book company willing to donate thousands of additional books.

He did it all through a nonprofit organization he founded, called “read.repeat.” Its mission is to donate gently used books it receives from companies and individuals, and distribute them to those in need.

“I really got the idea from another book fundraiser I did in elementary school and decided to basically grow it from there,” Tomasi said. “I love to volunteer.”

The project has expanded more than ever imagined.

Since its inception, read.repeat. has donated more than 90,000 books to families, schools, group homes, hospitals and libraries in all 50 states, and as far away as Africa.

That includes about 60,000 books donated to children in Florida elementary schools, many of which have gone to Title I schools, or those with large concentrations of low-income students.

Centennial Elementary in Dade City and the Joshua House Children’s Home in Lutz are also a couple of the local beneficiaries, among many other Tampa-area schools and groups.

Being able to help underprivileged kids in some way brings joy to the teen.

“It makes me feel amazing, Tomasi said. “Just to see the looks on their faces, like they get their first book, it’s an incredible feeling.”

“I was never really expecting it to grow this big,” he said.

The teen’s humanitarian efforts have gone on to draw national recognition. He was recently named one of America’s top 10 youth volunteers for 2019 by The Prudential Spirit of Community Awards, a national program sponsored by Prudential Financial in partnership with the National Association of Secondary School Principals (NASSP).

Tomasi and other national honorees were selected first from a field of more than 29,000 middle level and high school youth volunteers nationwide, and then from 102 state honorees, based on their initiative, effort, impact, and the personal growth demonstrated in the course of their volunteer service.

Tomasi and the honorees each received a $5,000 personal award, an engraved gold medallion, a crystal trophy for their school, and a $5,000 grant from The Prudential Foundation for charities of their choice.

They each also received an all-expense paid trip to Washington D.C., where they were recognized at Union Station East Hall and the Smithsonian National Museum of Natural History.

During the trip, Tomasi got a tour of various landmarks in the nation’s capital. He also met Florida Senator Rick Scott.

And, his group visited a D.C. area elementary school, donating books and reading to children.

In starting read.repeat., Tomasi was simply hoping to help others, not necessarily receive national recognition. He’s humbled by it all.

“I was really, really surprised. I was not expecting that at all,” Tomasi said of being named one the country’s top youth volunteers. “I was never really expecting me to become a national honoree out of all the people that were there.”

The nonprofit isn’t slowing in momentum by any means.

Tomasi said one of his goals this summer is to share more books that celebrate diversity with other children.

Their next big delivery is to Cleveland Elementary School in Tampa, which is set to receive about  3,000 donated books.

Opponents cite access concerns in Wesley Chapel rezoning

Questions are being raised about the safety of entering Wesley Chapel Boulevard from Hay Road, in a rezoning case seeking to allow 35 single-family attached townhomes on Hay Road.

The applicant, Lawrence P. Martinez, represented by Attorney Barbara Wilhite, is seeking to change the zoning on about 6 acres from agricultural use to medium density, multiple family.

The Pasco County Planning Commission heard the request at its May 9 public hearing.

The request involves a parcel on the west side of Hay Road, about 1,800 feet south of Wesley Chapel Boulevard.

The applicant has voluntarily agreed to deed restrictions that would limit the use of the property to single-family attached townhomes, said Denise Hernandez, Pasco County’s zoning administrator.

“This will not be an apartment complex,” Hernandez told planning commissioners, who serves as an advisory body to the Pasco County Commission on zoning and land use plan cases.

The zoning administrator also noted that the Pasco County Commission has approved similar zoning requests, and that county planners have recommended approval.

“The access at this point of time is proposed through Hay Road,” Hernandez said, but she added there’s a possibility that the parcel maybe developed along with the property to the north. If that happens, the primary access would be Wesley Chapel Boulevard, also known as County Road 54.

Neighbors, however, voiced concerns about the safety of using Hay Road as the primary access. Reginal Mesimer, a traffic engineer from St. Petersburg, appeared on behalf of Perry and Synthia Horner, who own property near the proposed rezoning.

The Horners own Hay Road, with some others who have easements to use it, Mesimer said.

“Right now, there are seven homes on Hay Road. One day, the Horners would like to develop their property with 200 units.

“About a year ago, a traffic signal went up at the entrance of Grand Oaks Boulevard, which didn’t line up with Hay Road. Now, there’s no way to provide a left-turn lane to enter Hay Road from County Road 54, and northbound queuing traffic coming out of Hay Road often is blocked by traffic queuing at the traffic signal at (County Road) 54.

“Mr. Horner tells me in the past year there have been two accidents associated with people who actually live on Hay Road, at that intersection, simply because Hay Road is so close to the traffic signal.

“Now, the county has plans to widen County Road 54 (also called Wesley Chapel Boulevard) to six lanes,” Mesimer added.

Mesimer noted that the parcel up for rezoning might be joined with another to the north, which has access to Wesley Chapel Boulevard.

That would be more suitable than trying to flow the traffic from the 35 new units onto Hay Road, Mesimer said.

The Horners have offered to provide land for an access road to allow motorists to drive to the signalized intersection at Grand Oaks Boulevard, which would improve access for everyone using Hay Road, Perry Horner said.

Paul Steele, of 4100 Hay Road in Lutz, urged planning commissioners to reject the rezoning request.

“We see our lives being turned upside down by this whole development, and a devaluation of our property. I’m here in complete protest to the idea,” he said.

Steele said he has lived on his property for 22 years and is raising several children there.

“We moved into that neighborhood for the specific express purpose of having our solitude, our privacy, being able to lead our lives in a certain way — free of heavy traffic, free of potential crime, free of people coming onto property constantly, being able to have our dogs run free, etc., etc., etc.

“This proposed development is going to have a serious negative impact on our lifestyle.

“If the road situation is not changed, it will have even an additional impact on the safety of my family and people coming to visit us on Hay Road.

“There’s been two very serious accidents. It led to one resident actually selling the property, leaving the property.

“It’s already a bad situation with a blind turn. When you turn right off of Hay Road today, traffic is coming 55, 60, 65 miles an hour. Very frequently people are almost rear-ended, just making a right-hand turn because you can’t see the traffic coming,” Steele said.

Wilhite said she’s not sure if her client will use Hay Road to get to Wesley Chapel Boulevard, or will be able to access the road through a property to the north.

David Goldstein, chief assistant county attorney, asked the applicants if there is sufficient right of way to improve Hay Road, if that becomes necessary for access.

Steve Henry, a traffic engineer from Lincks & Associates, representing the applicant, said there is enough right of way for a 20-foot road on Hay Road.

The planning board unanimously recommended approval of the rezoning. The Pasco County Commission has the final say.
