Pulte Homes opens amenity center
Pulte Homes will have an open house, and a grand opening for its new amenity center at Birchwood Preserve on Oct. 21, from 10:30 a.m. to 12:30 p.m.

The community is off North Dale Mabry Highway and Geraci Road in Lutz.

Residents, real estate agents and interested buyers who signed up for community updates are invited.

Pulte is building Life Tested single-family homes on 169 lots in Birchwood Preserve. The homes will be energy-efficient with three bedrooms to six bedrooms, up to six bathrooms and two and three-car garages.

There are 10 one- and two-story home designs with pricing from about $321,000 to about $454,000.

Meopta U.S.A. brings new jobs
Meopta U.S.A., an optics manufacturer, will provide nearly 50 new jobs as it relocates from Long Island, New York, to the Trinity area of Pasco County, according to a news release from the Pasco Economic Development Council.

Meopta will rely on the Pasco County Job Creation Incentive Program in hiring for the new jobs. Salaries are expected to be about $49,000 a year, or about 125 percent of Pasco’s average wage.

Renovations will be completed at a building at 7826 Photonics Drive in Trinity. VLOC, Inc., also an optics manufacturer, formerly occupied the site but closed in 2014.

Meopta specializes in manufacturing and distributing precision optics, including binoculars as well as spotting and rifle scopes. Prisms, optical mirrors, periscopes for tanks and assemblies for the aerospace and medical industries also are made by the company, which has had its headquarters in Hauppauge, New York, for about 20 years.

The Pasco EDC assisted the county in recruiting the company to Pasco.

Newland Communities hires vice president
Aaron Baker is the new vice president of operations for Bexley by Newland Communities, according to a news release from The Leytham Group.

Baker previously worked in Newland’s office in Charlotte, North Carolina, as director of finance and accounting for the East region. He played a major role in project management and development for the company’s Mid-Atlantic communities.

As vice president of operations, Baker will be in charge of day-to-day operations at the Bexley community, providing leadership in areas including in finance, development and strategy.

Baker’s experience includes helping to secure about $155 million in land acquisitions for Newland.

He worked as a Certified Public Accountant for more than a decade before joining Newland Communities in 2012 as regional controller in Charlotte.

A Michigan native, Baker graduated from Grand Valley State University with bachelor degrees in accounting and finance.

Bexley is a joint venture partnership between North America Sekisui House, LLC, and Newland Real Estate Group, LLC.

North America Sekisui House is the United States business unit and full subsidiary of Sekisui House, LTD., Japan’s largest homebuilder. Newland Communities is the development division for Newland Real Estate Group, and the master developer of Bexley, which is located off State Road 54 in Land O’ Lakes.

Emergency bridge loan assistance

The Florida SBDC Network, the state’s principal provider of business assistance, is aiding business owners with filing for emergency loan assistance. The loans are available for businesses damaged economically or physically by Hurricane Irma.

As a principal responder in the state’s Emergency Support Function (ESF) 18 for Business & Industry, the Florida SBDC Network is a key economic development organization that supports disaster preparedness, recovery and mitigation through its Business Continuation services.

Bill Burnham, a business consultant with Florida SBDC at University of South Florida, is available in Hernando and Pasco counties, to assist affected business owners in preparing disaster loan applications, including the Florida Small Business Emergency Bridge Loan. The maximum amount a business can borrow due to damage from Hurricane Irma has been increased to $50,000, while funds are available.

Burnham also can assist with other post-disaster challenges.

Federal assistance for businesses

Florida’s Virtual Business Emergency Operations Center is an online portal for private sector preparation, damage assessments and recovery.

Low-interest disaster loans from the U.S. Small Business Administration are available to individuals, businesses and nonprofit organizations. The loans can be used for loss and damages not fully recovered by insurance.

Applicants may apply online using the Electronic Loan Application (ELA) via the small business administration’s secure website. The filing deadline to return applications for physical property damage is Nov. 9. The deadline to return economic injury applications is June 11, 2018.

Zephyrhills breakfast

New board for Pasco EDC

The Pasco Economic Development Council announced the members of its board of directors’ Executive Committee for the fiscal year 2018, which begins Oct. 1, according to a news release from the Pasco EDC.

Two new at-large members, who will serve on the board, are Staceyann Sinclair of Rasmussen College and Heidi Tuttle-Beisner of Commercial Asset Partners Realty.

Sinclair became the area director of Rasmussen College in January 2015. She serves the Tampa, Brandon, Land O’ Lakes/East Pasco and New Port Richey/West Pasco campuses.

She worked in business/management for more than 14 years, and has a bachelor of science degree and master of arts degree in organizational management. She has volunteered with the Pasco EDC since 2016, serving on the Talent Pipeline Task Force. Sinclair offers assistance with workforce development matters when needed.

Tuttle-Beisner is the broker/owner of Commercial Asset Partners Realty in Trinity. She has more than 20 years’ experience in the brokerage of commercial real estate.

She is recognized as a top real estate producer who is involved in the industry and legislative issues pertaining to the integrity of the profession.

Tuttle-Beisner has been involved as an investor with the Pasco EDC since 2006, serving many years on the Awards Committee and participating on task forces.

Pulte Homes builds at Monroe Commons
Monroe Commons is the newest neighborhood to be built in the Starkey Ranch master-planned community on State Road 54 at Heart Pine Avenue, according to a news release from Pulte Homes.

Monroe Homes will have 95 home sites, with six home designs in the Park and Garden series built by Pulte Homes.

Pre-sales will begin in October. The grand opening of two models, the Clearview and the Sienna, are scheduled in January.

The six home designs will offer from two to five bedrooms, two to three bathrooms and range from about 1,900 square feet to 2,400 square feet. Prices will start in the high $200,000s. Each home will have ultra-fast Internet connectivity, and an energy efficiency package.

Home features can be customized, and will include granite counter tops, ceramic tile floors, covered lanais, two-car garages and paver driveways.

Starkey Ranch is a master-planned community on about 2,400 acres north of Tampa, and adjacent to the Jay B. Starkey Wilderness Preserve. Amenities include a 20-mile trail system, more than 150 acres of parks, two pools, four dog parks, playgrounds, canoes and kayaks for rental, and a community garden.

A kindergarten through eighth grade Pasco County public school also is planned. And, a Publix is expected to open in 2018 in the Starkey Ranch Town Square at State Road 54 and Gunn Highway.

The program provides short-term loans from public funds, not grants. The expectation is that loans will be repaid from receipts from other sources of longer-term recovery assistance.

Bexley by Newland Communities wins award
The Southeast Building Conference awarded Bexley by Newland Communities a Grand Aurora Award, as the top Master Planned Community in the Southeast.

The Bexley Club, the community’s hub, also earned a Grand Aurora Award for Best Recreational Facility, according to a press release from The Leytham Group.

Award winners were selected from entries in 12 southeastern states and the eastern Caribbean. The winners were announced during the annual Southeast Building Conference in Orlando.

Bexley is owned in partnership between North America Sekisui House LLC and the Newland Real Estate Group.

Sekisui House LLC is the business unit and subsidiary of Sekisui Houses LTD, which is Japan’s largest homebuilder.

Newland Real Estate Group’s development business, Newland Communities, is the master developer of the Bexley community.

Bexley opened in November 2016, off State Road 54 by the Suncoast Parkway in Land O’ Lakes. The community offers townhomes, villas, courtyard homes, single-family homes, and luxury homes.

Self-storage and hotel
About 110,000 square feet of self-storage, and a hotel are being proposed for the intersection of State Road 54 and Bruce B. Downs Boulevard, in Wesley Chapel.

Representatives of the project’s developers are scheduled to meet with county planners in a pre-application meeting on Sept. 5, according to county records.

The project would be built on land adjacent to a Walgreen’s drugstore also at the intersection.

Pre-application meetings generally are the first step in the process of obtaining approvals and permits for a project.

New Zephyrhills apartments
The Terraces at New River is a 228-unit apartment complex being proposed south of the southeast intersection of State Road 54 and New River Road, in Zephyrhills.

Representatives of the developers were scheduled to meet in August with Pasco County planners for a pre-application meeting.

A conceptual plan, also filed with the county, shows five apartment buildings – four with four stories and one with three stories. Parking, a car wash area, and an amenity area also are shown.

New board leader
Shelly Glenn, chief marketing and sales officer for Florida Cancer Specialists, is the new chairwoman of the board of trustees for the Suncoast chapter of the Leukemia & Lymphoma Society, according to a news release from the chapter.

The mission of the Leukemia & Lymphoma Society is to find cures and ensure access to treatments for blood cancer patients. The Suncoast chapter serves patients in Charlotte, Citrus, Collier, Desoto, Hardee, Hernando, Lee, Manatee, Sarasota, Pinellas, Hillsborough and Pasco counties. It also partners with Florida Cancer Specialists.

Glenn was named Woman of the Year in 2014, the same year she joined the chapter’s board of trustees. In 2015-2017, she was appointed chairwoman of the Suncoast Chapter Leadership Team of Leukemia & Lymphoma Society’s Man and Woman of the Year initiatives.

Glenn joined Florida Cancer Specialists in 2012, and was named chief marketing and sales officer the following year. She has friends and family who have battled cancer, and volunteers with other organizations in support of cancer patients and their families.

She currently serves on the board of directors of the Florida Cancer Specialists Foundation, Jack & Jill Late Stage Cancer Foundation, and is chairwoman of the marketing and communications committee for the Florida Society of Clinical Oncology.

Dunkin Donuts in Land O’ Lakes
Dunkin Donuts is popping up all over.

A few months ago a Dunkin Donuts opened on U.S. 41 in Lutz, in Hillsborough County.

Two more shops are under construction on the northern end of Land O’ Lakes Boulevard and to the west, on State Road 54.

One is at 7044 Land O’ Lakes Blvd., just south of Wilderness Lake Boulevard and opposite the Land O’ Lakes High School.

Dunkin Donuts is also building at the Shops at Ballantrae, on State Road 54.

New 7-Elevens coming to Pasco
Pasco County planners have two back-to-back pre-application meetings scheduled Aug. 29 to discuss 7-Eleven convenience stores at the southwest corner of Land O’ Lakes Boulevard and Gator Lane in Land O’ Lakes; and another store at the northeast corner of Eiland Boulevard and Dean Dairy Road, in Zephyrhills.

The pre-application meetings are the first steps in the permitting process.

Synergy Pharmaceuticals’ remodeling
Representatives of Synergy Pharmaceuticals met July 31 with Pasco County planners to discuss remodeling an existing building at the Odessa Business Park, at 2107 Gunn Highway.

The pre-application meeting generally is the first step in the development and permitting process.

The company bought the property in 2016 for about $625,000, according to county records.

The approximately 14,000-square-foot building at the business park formerly housed multiple tenants, including offices and Gabbie’s Grill. Synergy officials on the pre-application form indicated construction costs of about $1 million.

A conceptual plan includes a solar covered walkway at the entrance and a solar covered parking area. On-site amenities also would include a gymnasium and a covered outdoor bar and café.

The company has a facility on U.S. 19 in Palm Harbor.

Kiddie Academy at Wiregrass
Representatives of Kiddie Academy scheduled a pre-application meeting Aug. 22 to discuss building a child development center at Wiregrass Ranch.

The approximately 9,700-square-foot facility would be built along Hueland Pond Boulevard. The Maryland-based company offers franchises, and has a Kiddie Academy in Tampa, on Casey Road in the Carrollwood community.

The pre-application meeting is a first step in the permitting process.

The Edwinola is a senior living community that is now accepting applications for its independent living apartments. Assisted living accommodations will be available soon.

The Edwinola, with a wraparound veranda and a balcony, was closed down, but has been renovated and reopened. It is located at 14235 Edwinola Way in Dade City.

The Edwinola is a historical icon in Dade City. It was built in 1912 to replace the Dade City Hotel, which burned down in 1907. At various times, it served as a hotel, a private residence, a boarding house, a restaurant and an assisted living facility.

The Edwinola offers studios, one bedroom/one bath apartments, and two-bath suites. It is pet-friendly.

The Greater Zephyrhills Chamber of Commerce is seeking nominations for the 56th annual Membership Appreciation & Community Awards Banquet Sept. 28 from 6 p.m. to 9 p.m., at St. Joseph’s Parish Center, 38750 Fifth Ave., in Dade City.

Wells Fargo donation
The Wells Fargo Foundation donated $10,000 to the Pasco Economic Development Council Inc.’s microloan fund.

The fund is available to small business owners who have for-profit companies in Pasco County, but have trouble securing traditional financing. Loan amounts of up to $35,000 may be used for working capital, inventory, supplies, furniture, fixtures, machinery and equipment. The funds can’t be used to buy real estate or to refinance an existing debt.

In the past year, the Pasco EDC has collected $21,000 from private donations and the business community. In 2016, the Pasco County Commission contributed $400,00 from the Penny for Pasco Jobs and Economic Opportunities Trust Fund.

In less than six years, the Pasco EDC’s Microloan Program has awarded 33 microloans, resulting in creation or retention of 180 jobs in Pasco.

ME Hobbies moves
ME Hobbies is staying put in Eagle Plaza. But, customers can now find it relocated to a store twice as large as its former storefront.

The move took place in May to a location in the plaza across from Ferman car dealership, at the intersection of State Road 54 and Oak Grove Boulevard, in Lutz.

The store is stocked with Traxxas RC parts and vehicles, pro boats, planes, quadcopters, models, hobby tools, and more fun hobby items for adults and children.

Discovery Point Child Care expands
Salim and Andrea Karnaby are taking over as owners of The Discovery Point Child Care Center in Trinity, according to a news release from Trevellino Keller.

It is the second location for the couple who opened their first Discovery Point Child Care Center, at 1812 Crossings Blvd., in Odessa in 2010.

Former owners of the Trinity day care center, Nancy Fields and Cheri Livernois, have retired.

Fields joined the Discovery Point team in 1989 in Snellville, Georgia. She worked in corporate-owned centers before opening her own Discovery Point center in Odessa. Livernois became the center’s director, and later, a co-owner of the day care center, located in the Trinity area, at 2132 Duck Slough Blvd.

Discovery Point has nearly 50 day care centers in the southeast United States, and plans further expansion into Florida in the next year, according to the press release.

Pasco Ladies Care, a small business bazaar to benefit Faces of Courage, will be held Aug. 19 from 11:30 a.m. to 2:30 p.m., at the Land O’ Lakes Community Center, at 5401 Land O’ Lakes Blvd.

Small businesses run by women will sell items, or provide information, to attendees. The event is free and open to the public.

A portion of proceeds from sales will be donated to the nonprofit organization, Faces of Courage.

Pasco-Hernando SCORE Chapter 439 is presenting a workshop on grant writing.

Pasco award and trade show
The Pasco Economic Development Council will have its Annual Awards & Trade Show Aug. 31 from 5 p.m. to 9 p.m., at the Saddlebrook Resort Grand Pavilion, at 5700 Saddlebrook Way in Wesley Chapel.

The awards recognize top companies in Pasco County that excel in technology, innovation job creation, growth, capital investment and community development.

In evaluating nominees, the Pasco EDC looks at job creation, increased capital investment and contributions to the community through civic involvement between January 2016 and June 2017.

Industry awards are given in the following categories: small (1-20 employees); medium (21-100 employees); large (101 or more employees); and startup/new within past 24 months.

About 600 community and business leaders attend the annual awards gathering.

Microloan program
The Pasco Economic Development Council can help small business owners through its SMARTstart Microloan Fund.

These loans are targeted at small business owners who may not qualify for traditional financing, but who have a sound plan to grow their business. Microloans can be used for working capital, inventory, supplies, furniture, fixtures, machinery and other equipment.

Funds can’t be used to buy real estate or to refinance an existing debt.

The microloan fund seeks to increase job opportunities and build the economy. In particular, it can aid business owners who have difficulty accessing credit, such as women, minorities, veterans and disabled individuals.
